I am a first-time home buyer that has been looking in Highlands Ranch. I currently rent a house with a couple friends to cut down living expenses and have been commuting about an hour and half round trip each day to my job in Highlands Ranch. One of my main criteria in a house is to cut down my commute time. Since I am a first-time buyer, and fresh in my career, I barely made the cut for the lowest end homes in Highlands Ranch. Houses that I could afford were very few in this area, but if I was willing to commute further, there was a lot more opportunity.
As a first time-buyer, I decided to go with a realtor that my parents recommended. Throughout my time with this realtor, she was hard to schedule tours with and she was consistently late. She was very distracted when we were touring houses. Finally, after finding a house that fit me, we put in an offer. This offer did not make the cut and we lost out on the house. She then recommended that I look further away for something in my price budget.
After losing the offer, I found a lower priced house in Highlands Ranch that I wasn't very fond of but was in my price range. Since my realtor was busy, I tried to go tour the house a house on my own using Zillow. At this time, I did not know that I needed a realtor to tour homes. Zillow linked me up with Steve Nickerson, and I told him about my situation. I decided to go tour the house with Steve as he was available the next day! Steve was on time to the place and was very professional. That house turned out to be under contract, so we did not pursue it.
The day after touring with Steve, my current realtor called and let me know she was quitting as her life was too hectic at the time. She told me that she would refer me to a realtor in that area. Later that day, the realtor that was referred called me and introduced herself. I told her that I was looking for a house in the highlands ranch area. After some more chatting, she told me that she was going to be out of town for the next few weeks.
A few days later, a house popped up on the market again that was in my price range. I called Steve, and he was able to schedule a tour for the house that same day. Again, he was on time for the tour. While touring the house, I decided I liked the house and wanted to put in an offer on it. Steve had already done his homework on the house. Prior to the tour, he contacted the seller's realtors and got an idea of the seller's situation. He had come to the tour with a game plan in order to make an offer competitive. In my eyes, this made him shine over the other realtors.
Steve wrote up and sent in the offer for the house that same day. While waiting to get an answer from the sellers, Steve kept in good communication with the sellers' realtor. Due to this good communication and Steve's persistence, the sellers accepted my offer.
After locking in the contract, Steve helped me through the contract process. First, he recommended a different mortgage company, which ended up saving me over $300 a month! Steve also brought in some extra people to help with the documents (Erin and Bridget). These two were extremely helpful on making sure things were getting done on time and that I was receiving documentation that I needed. Steve also helped set me up with an Inspector, who was very knowledgeable. Overall, the process went very smooth.
Towards the end of the contract, the referred realtor called me back to let me know that she had decided against taking the time off. She then continued to tell me how she looked at housing in the Highlands Ranch area and told me that it is out of my price range and that I should look elsewhere. This made me even more grateful to have Steve as a realtor. He was willing to put in the work to help me get a home that would fit my needs. Steve Nickerson is punctual to meeting up with clients, He does his homework to give his client the best chance they can have at buying a home, and Steve looks out for his client's best interests.
