We have been with Sterling for 7 years and they have been excellent to us. When we put a service request in, it is promptly sent out to the correct vendor. We have never had a negative thing happen with this rental company. I strongly recommend them. read more

Wish i could leave no stars. Very rude and unprofessional. They kept mixing up electric bill with another duplex. I had to call and have their mistake fixed twice. When I called to complain the second time they decided to make my month to month lease a yearly lease and raised my rent 300 more dollars! They do not fix anything. I had a water leak from upstairs to basement for months. Wouldn't fix. Do not recommend! read more

They will give you zero notice and expect you to up and move before your lease is up because they decided to sell the home. They don't have any communication skills and it's impossible to get ahold of anyone. Do not recommend. read more

They are absolutely horrible!! DON'T RENT FROM THESE PEOPLE!!! Leann is a bold face liar and screwed me and my family. They sold the house we were living in the middle of the month and didn't tell us, the new company told us we had to move out at the end of the month!! Mind you we were still under contract with Sterling for 3 more months. I had to fight with the new company to be able to finish our lease. It took several months to get anything fixed with Sterling and they always had an excuse as to why something wasn't done or why I had to wait for service repairs. read more

I would give this place ZERO stars if I could. DO NOT rent from this place. I repeat, DO NOT RENT FROM THIS PLACE! I wish I would have done more research before renting from them. They gave me hardly any notice to move out, and left a note on my door that actually fell off and was sopping wet from the rain. They never called me or emailed me, the only communication was the letter left on the door. I had less than 45 days total to move out. They are not returning any of my large security deposit due to "damages". They are also impossible to get ahold of on the phone or contact for any maintenance request. Overall, a bad and unprofessional renting experience from them. DO NOT RECOMMEND, ZERO STARS. read more

Was given a 30 day notice to move due to property being sold. I was shocked and so upset. They did work with me on allowing a couple extra weeks .. Waiting to receive full security deposit back.. will update once it is received. read more

They deserve zero stars. I had been renting from them for a few years and the service i received was poor. I was also given the smallest notice from a piece of paper on my door saying I had a month to move bc the owner was selling the home. I understand things happen, but there was no phone call or email properly communicating to me that I was being forced to move. I recently moved out of the most recent rental with them and the move out experience was poor. They wouldn't get back with me for weeks at a time. I had inspections scheduled and they would not show on me after I would take off work to make time for it. The office has poor customer service and I would not recommend renting from them. From the looks of the reviews, it seems I'm not the only one who has not had a good experience with them. read more

Similar to other reviews 2 months into our new 1 year lease, we were contacted for an inspection (mind you, we just did our 1 year inspection a few months prior) for "insurance". Two months later, we get a notice on the door to terminate the lease giving us 30 days to move because the owner was selling the home. Not a phone call, not a knock, not an email. LeAnn was not responsive when we called to ask questions. Based on other reviews, this is their business model. Do not sign a lease that has this clause. To sweeten the deal, they offered to sell us the home and bonus! If you use Sterling as your broker - you can "save" money while they're pocketing more. Save yourself the headache and steer clear of Sterling Homes. read more

Despite our inquiries, they waited until maybe a week before our lease was up to send us a new year-long lease. Only seven weeks later, gave us approximately 40 days notice to move out because the owner (who's never even seen the property) decided to sell. I presume the owner decided to sell because they so intently kept ignoring any maintenance requests about the decaying state of the property's pipes, foundation, walls, etc, that they decided to offload it instead. They charged us off the security deposit for features on the house that existed well before we rented; trying to politely dispute said issues, they alternately kept postponing replies or promising to reply on specific days (and then not replying), clearly in hopes we would just give up asking and let them keep the money - which was the same tactic they did with maintenance requests and other inquiries about additional charges tacked on to the maintenance as well, so at least they're consistent. (Consistently unprofessional and money-grubbing.) I guess it was a dark relief to see from other reviews that their poor communication, neglect, and short notices were not just, y'know, a ME thing, but it still sucks. I sort of wish I had been a shittier tenant because they'd have deserved it. read more

If you go with this company, be prepared to move after lease is up. We've been with them for 2 years. Both homes have been put up for sale. It's very stressful having to up and move each year. Thankfully I will not be working with Sterling anymore. New company I'm working with have already provided me the option to renew my lease! read more

I currently rent with them. Have been renting since April 2022. When annual inspections were done, usually took about an hour or so but this year, they sent same gentleman in and he wasn't as thorough and he usually was and was in and out quickly. Usually get one a year but this was the second one for some reason. Then at end of the month, found a piece of paper taped to my door that the "owner" was going to sell all of his homes (7 of them). Letter said I could buy it if I wanted. My lease ends at the end of April. I'm having a hard time finding another place on such short notice due to having to get car fixed and some struggles financially putting a deposit together for another place. Most of these companies have shady practices anyway. But this company takes the cake and the ice cream too! Looking up the house on Zillow, is listed as off market. I will be reaching out to my attorney about this. Maybe all the renters who have received these shady letters need to join together in a class action lawsuit! This home has had issues and some of them were paid by me to fix it. A little plumbing issue when first moved in. Whoever did the plumbing did it wrong from bottom floor of basement up to toilet on top floor-you plumb down to floor from the top! Not the bottom to the top. They had to dig roots out of sewer pipes then cut down a dead tree in the front yard. All I know is, I better get my deposit back or the attorney will be calling her after reading that everyone else is having same letter left on their doors and no courtesy call or email explaining that all she wants is more rent on a messed up piece of property that you're already paying too much for. It has wiring issues, shower head upstairs had to have a support put in the wall downstairs because was so loose and not secured. It didn't even have the cover secured over hole where pipe comes it to connect to shower heads. Towel rack next to shower has massive hole repair that wasn't done right and haven't been able to hold on to it at all! Still not fixed. Some plug outlets don't work through the house. Yard fence wasn't put up right. Last wind storm came through blew one section with gate right over and wind blew so hard through garage that it snapped a garage door opener cable and couldn't use garage doors for a week and a half before they sent someone to fix it. read more

Sterling Rental Management is the worst. Rented us a home with roots in the pipes. Waste and piss back up for 6months talking down to us like we're the problem when they knew the plumbing was bad prior just money hungry. Charges us for contractor they sent out after city code violations. Because of homeowner neglect renters insurance won't pay for lodging. Big Waste back up in laundry room ruined our property. Leann told us don't use the water if we do and cause more damage we'd be responsible. How do you tell people rent a home for over $2k a month not to use the water and say it's habitable‍. No timeframes just funky attitude 3 weeks before Christmas. Sterling Rental Has Horrible disposition as management company. Horrible response time for repairs. Rent with them at your own risk!!! Video too long to show waste back up read more

This property rental company is a joke, they're so unprofessional the so called owner of the company leanne hiatt. Is so unprofessional and speaks to the tenants as if they're beneath her and she has the Nastiest attitude you can find on this earth. This is not a place you want to be renting from and dealing with when issues occur in your rentals homes. I will be write the BBB in regards to how these people go about the way they conduct their business. And I will contact the local news station to report the slum lord tactics this place is using. read more

Follow up to earlier horrible review. Management refused to deal with us after repeated requests. Once we filed suit in Clay CO we "mediated" they returned some of the charges even tho we provided proof of some of the "damage" they were charging us for was preexisting. Also tried to charge us $350 for lawn mowing and "clean up" was able to prove that was false. Basically their game is to play hardball and refused to return deposit until a lawsuit is filed. It seems obvious they prey upon young first time renters who they believe will not challenge them keeping of the deposit. Itis a HORRIBLE COMPANY DO NOT DUE BUSINESS WITH THEM. Could go on and on about the BS they tried to pull read more

We have had the same experience as the other 2 reviews listed and are actually in the process of filing a court case against them as they refuse to return our $1500 security deposit. STAY AWAY FROM THIS COMPANY! Have also lodge a complaint with MO Attorney General as well. read more

Worst property group I have ever dealt with. I have had the same experience as the other review on here. When we moved into our home there were still tons of issues that were over looked. Doors that didn't lock, garage doors that didn't work properly, and an un-finished bathroom tub. Some got resolved others have not and we have just given up on asking them for anything. Our dishwasher went out half way through our lease and have been told it is not a necessity and will get fixed when it can. Guess that's what happens when you install the cheapest appliances you can! AVOID RENTING FROM HERE AT ALL COSTS. read more

READ YOUR LEASE CAREFULLY! Sterling Homes Rental rented us a cute little house in Blue Springs back in September of 2023. Fast forward 3 months later, we get a call that they want to do an inspection. I said, we just moved in, didn't you do an inspection before we moved in? They said the owner wanted an inventory of all of their properties. The day of the walkthrough comes, and I get another call confirming that it was still okay to come over. It was a different person than who scheduled, so I asked what it was for, and they said it was just an "annual inspection". My red flags started going off. A month and a half later, we got a "Notice to Vacate" letter on our door. Mind you, we have never been late on rent, and it had nothing to do with us as renters. We emailed LeAnn and she said the owner "just decided to sell and it was well within their rights to kick us out." We tried to fight them, but the lease says that the owner can give us notice at any point in our lease, for ANY reason, with a 30 days notice. We moved out and went with a completely different company. DO NOT SIGN A LEASE WITH THEM UNLESS THIS CLAUSE IS NOT IN IT. The only nice thing I can say about this company is that they allowed us to use our security deposit as prorated rent for the couple days we were in the house, since we had to pay for a new place. read more

I would never again rent from these people. They took over our lease at some point. During our lease, we rarely called to have them fix things, but when we did, it never got done. Someone would come out when they finally responded, look around then say they'd be back to fix. Never would. There were rotting holes in soffit that mice would go into, giving us huge problems with mice. Disgusting, and they never repaired while we lived there. Final straw, they tried to raise our rent over $300 before our lease renewal. We said enough. Figured out a way to buy our home that we're in now, which we love. I cleaned that rental so much, took video. They sent next to nothing back for our deposit. I was so angry. Went back and forth with them, contacted my lawyer. Finally decided they were not worth the anxiety and stress. So I let it go. But it wasn't easy, these people don't care about anything except squeezing as much money as they can out of everyone. One day, it will come back badly for them. Till then, I will warn everyone I can to avoid them like the plague, because that's what Sterling home rentals in Lee's Summit, Mo is. read more
