The first property I moved in didnt work because of the owner rules; one day i woke up to a man tiptoeing out of my kitchen. Me and my daughter was asleep on the couch. I immediately jumped and reached for my gun. In order to walk to the kitchen, he had to walk past me and my sleeping baby which didnt sit right with me. When I called Ellie's regarding this issue, some seemed apologetic & understood how badly that could have gotten while others stated it was out of their control because he was hired by the owner, which didn't sit right with me so management allowed me to transfer units. My current unit, Ive been in for around 3 months. Still managed my Ellie's. Since day 1 of move in there has been clear signs of mice & ant infestation. Ive made them aware of this day 1, sending them pictures/ videos. There are so many entryways due to amount of holes. The main one is the kitchen cabinet which also contains a ton of mold that has yet been addressed(also made them aware day 1) the cabinet has a HUGE chunk missing and it connects to the outside which is how they're getting in. Mind you, they moved me in knowing this. While inspecting the massive hole underneath the cabinet, I noticed blue bait which is more confirmation that they were aware of the infestation prior to me moving in. I found my 8 pound dog in the bathroom, eating that same blue bait. I looked under the bathroom cabinet and seen they laid some out there too. Again, confirmation that they KNEW. my final 2 strikes was seeing a mice run from my baby closet(on the SECOND FLOOR) that same day her face and eyes were so swole due to her being allergic. Then, at 7am while bathing my daughter, I seen a baby mice running from underneath my bed. Confirming the problem has now grew due to them not taking this issue seriously or making tenants aware of infestation BEFORE move in. I still have yet received a response from the property manager. The office answer every now & then but they are helpless because they have to go through management to get things done. The first week of me living here, they sent a pest guy that said he couldn't treat for the mice because it isnt his job to patch holes; he stated they will only keep coming back until they're patched by maintenance and only left 3 ant traps on the counter for me to sit out on my own. After weeks and weeks of calling about the mice again, they are wanting to send the same pest guy out who did nothing the first time. I spent the last few weeks preparing because now I am able to withhold rent: I have documented all communication on my end, all of the mice poof, ants, mold, doctor appointments, therapy documents, communication with previous tenants, etc. It's a violation to move someone into infestation especially while being aware! my 2 year old is allergic and still no empathy has been shown. No discount. No proper treatments. Rent is 1900 I decided to go up in rent to avoid things like this. it's only me & my daughter on the lease. Not me, my daughter, and a family of mice & ants . Something needs to be done! Every neighbor I have talked to, has them too which could be why Ive been ignored and treated like a nuisance. I'm not understanding why not take this serious considering there is so many airbnbs over here, my next step will be letting the guest know the area they're paying to be in is infested.

    I was a property owner using MGC. I mostly dealt with Jennifer Cooper, but at the end had to also…read moredeal with her sister Michelle. If I could sum up my experience it would be like a plane trip: the takeoff was smooth, the ride had a few bumps along the way, and the landing ended in a smoldering pile of jet fuel and body parts. I will say that they provided good support when there was an issue with a tenant involving an injury. The tenant kept pursuing the issue, and to her credit Jennifer continued dealing with it. And this is why they get 2 stars instead of 1. But other than that, I felt nickeled and dimed as time went on. It seemed like there was always some little problem that I ended up having to pay for like a wasp's nest, a clogged toilet, weird little things that were obviously not my problem but they seemed unwilling to press the tenant. The end started when my long-time tenant moved out and MGC dragged their feet on fixing things with security deposit (like repainting two bedrooms back to a neutral color) so I could put the house up for sale. Then, after the fixes, and after a couple months where the house did not sell, they sent me a list of "make ready" items wanting me to pay for a bunch of stuff they hadn't mentioned. There were things I knew about or expected like the interior needed painting and wood stain touch-up, which I considered normal wear and tear. But there were other things I did not know that should have come from the tenant's security deposit because they were not normal wear and tear, like cleaning, holes in doors, torn window screens, broken pet door, and towel rung wall patches. When I am a tenant anywhere else, I have to pay for carpet cleaning; MGC apparently charges the owner for that instead of the tenant. Back to nickel and dime, they even included a light bulb and an outlet cover that needed replacing because it had a paint stain - in the same room that they just had painted by their contractor to fix the tenant's paint changes. What upset me most was the lack of communication. Over the history, getting specifics about a necessary repair was like squeezing water from a stone. What happened? When? What exactly is the extent of the damage? Why do you have to replace the entire dishwasher instead of just the motor? For the entire last month, I got zero word on walkthroughs or potential renters. So I try to get ahold of them to put it back up for sale and get no response other than "if you want to sell you should work with our service". Note that I'm in California - they took advantage of that. Multiple times, by phone and e-mail, they avoided a real conversation. Eventually my partner gets the keys back and sends me pictures - it was worse than MGC told me! A giant bright red wall in the kitchen, stains on the ceiling (with no corresponding plumbing above?!?), ceiling patches that did not match texture or color, carpet torn up down to the base layer by a dog. So they drug their feet with the first round of fixes, tried to slip a bunch of repairs past me in the second round, and never told me about the most ridiculous, disturbing issues. Now here's the real kicker. The final conversation... When I finally talked to Michelle on the phone (with her sister whispering in the background), she pounced. She was "offended" by my questioning of all the "make ready" items. She challenged me "why would I come back to MGC" if things were so bad? (uh, because I'm 2000 miles away with no other contacts and you have my keys and I thought what you were doing was at least acceptable before I found out about the kitchen and ceiling and carpet) Why didn't you ask about the make ready list months ago? (I did, you didn't respond to my phone calls) She threatened that I owe them money because they put so much time and effort into listing the house for rental. (yeah, that silent month where you took a week off) She blasted me for "changing my mind because things were not going the way I wanted." (btw i got a new realtor and got an offer two weeks later - results, not excuses) She called the torn up dog carpet "irrelevant" because the carpet was already aging. (obviously me bringing it up means its relevant, and old worn carpet is different than dog torn-up carpet). And she talked down to me about how the level of detail I was asking about repairs was "not customary." Let's imagine I'm wrong. Let's imagine that they communicated well the entire time and managed the property like all-stars. Let's imagine that I'm totally blowing everything out of proportion up to this point. I never heard "what can we do to make this right?" or "how can we keep your business?" If you own a business, you do not treat your customers and clients that way. They played a strong hand to throw me off and avoid having to do anything to make the situation right; well now you're not collecting my $ and also not from some of the people reading this. The customer is always right.

Anyway! like i mentioned a signed a lease and that day i meet up with the property manager to view the house. Note, i already signed the lease agreement and the property manager brought up that she forgot to add on two charges. So, she added them on. . WoW! first mistake. Knew that day it was going to be they did not care about you, just chasing MONEY! I also had issues trying to get repairs done, three, to 4 days after creating the ticket to get a maintenance person over to fix it. The first time, maintenance showed up he did not knock, he walked in then announced himself. Again, No respect for the renter! I called the office to let them know i had mice in my house, i bought mouse traps. The office told me to go around the house to see where they are coming in at and open a ticket. That's my job?? So, they do not want to pay for maintenance they want you to take care if it free of charge. I lived with mice until i finally had enough and broke the lease. I swore to myself DO NOT EVER RENT AGAIN! I bought my home, I could of before i rented from this management company but thought i wanted a break and live a little more ease. MCG could not give me that! I lived with mice and they did not like the idea of a not cleaned stove and the shower was not fully cleaned so they took 90 bucks from me. I bought mice traps so i could catch the mice, but i did not get reimbursed. I wish you all luck!! I have pictures!!

    I still have not been approved for an apartment that I'm overqualified for per their rental…read morerequirements . I kept getting an email stating that I did not upload documents but I can see the documents that they're saying that I have not uploaded. I'm not sure why I am not getting approval or denied email yet they keep on saying that I have not furnished all of the rental requirements. Everything that they say that I have not furnished I can see it . I'm not sure what's going on but I am truly feeling like I'm being discriminated against . No one in the office is willing to return my call nor are they willing to give me an answer on why it's taking as long as it is to get a approval or denial for the duplex . There are other reviews floating around that that shows I am not the only one that they have done multiple multiple times to other perspective tenants. The value of the place is a little bit higher than other properties with the same amenities and square footage . I like this place because it had a much quieter neighborhood . I would much rather do business with a company that is willing to communicate with prospective tenants and not make up things to prolong the weight to see if they are approved. And that time of waiting someone else could get the apartment and they say oh you just did not furnish the documentation in time. This it's not right

I have had a pleasant experience, and they pass along my belief of having a quality rental and fixing things correctly for the renters. They also help greatly with an easy way to track costs and numbers.

    Landlord Beware As I write this review of SCUDO Property…read moreManagement, I genuinely hope that I can steer other property owner's away from this company so they don't have to share my experience. SCUDO is a poor choice for property management as it failed to take care of my properties (it managed 6 of my properties over the course of a year and a half) without providing a reasonable level of diligence while charging constant and excessive fees. As an out of state owner, I must have a property manager that I can trust to take care of my property and not take advantage of me. Some examples of not operating with a reasonable level of diligence include, but are not limited to: 1. Charging for a new dishwasher which was never installed. When I moved the property to a new property manager, I discovered what had happened, and while SCUDO did reimburse me, it clearly failed to do its job. 2. My properties were all delivered to SCUDO clean (spotless) and ready to rent. During the process of finding renters, SCUDO determined that the properties had to be cleaned again. I was charged $300 to $400 per property to have them re-cleaned. First of all, SCUDO should have taken care not to have people with dirty shoes trapse through the house during showings. Second, the fees are beyond excessive to clean an empty house. 3. When the new management company went to get keys from SCUDO, there were NO KEYS for 2 of the properties, and they were given a key for another property that didn't work. 4. Two of the six properties (which had been fully remodeled one year prior, in fact one was a new building) had a laundry list of issues we had to address. Any manager paying attention to the property would have brought these issues to my attention. Some Examples of the excess fees include: 1. A "maintenance coordination fee". Seriously, I can't make this up. 2. $125 fee for preparing a 1099. I was charged this fee twice on a property SCUDO managed for 12 months (despite the fact that no 1099 was necessary the first month since there was no revenue). 3. SCUDO's "submission to legal" fee. Every other property management company I have worked with will bill the tenant for these fees and reimburse me once collected--not SCUDO. 4. $1000 to leave before 12 months fee--seriously, a fee to hold one hostage since SCUDO knows the value of its service. 5. $99 periodic report fee--I am not sure what is being reported as a third of my properties had major issues uncovered immediately by the new management company. 6. They also charged at least one of my tenants a "tenant benefit package" for $31.99/ month, when the tenant applied for rental assistance, SCUDO took close to $200 out of the rental assistance money for this "benefit" as well as late fees (which, of course, went to SCUDO). Essentially, SCUDO is always careful to act in its own best interest rather than that of its clients. 7. Of course, there is the 8% per month "management fee", but I am not sure what you get for this, as SCUDO charges an additional fee for everything that a typical management company covers in the 8% management fee. 8. These fees add up, January through November, on the three properties that SCUDO managed, their fees alone were 16.28%, 17.73%, 14.7% respectively. If you are a property owner, if you hire SCUDO, you should build in at least 16% to 17% for their fees in your pro-forma.

    I had an unbelievably bad experience with CJ real estate as a property managent company for a…read moreperiod of ~2 years. We unfortunately trusted them to manage our property when we moved out of state and wanted to rent our home out. Not only were they unprofessional in communication, they simply negelected responsibility, literally no-showed multiple consecutive city inspections, resulting in legal action that came as a complete surprise to us as owners. Move-out inspection reports were incomplete and misleading, left out significant details such as burn marks on the carpet and excessive large trash items left behind by tenants both inside and outside ($700 worth of removal). These details are not inclusive of all events. Throughout the entire 2 years we worked with them, they avoided and simply refused accountability every step of the way. In no way do I recommend trusting this group with your property if you care about it. I will anticipate the company commenting on this review to "clarify" details, amounting to further avoidance of accountability. As a response to Heather, I believe it is disappointing to see public critique. You and CJ real estate beyond disappointed us, and your "clarifications" are unwelcome. Words like "agreed upon" are so interesting following what I've written.

With one listing that I requested to view, I got…read morerescheduled twice by Tiffany and Dori with very questionable excuses an hour before the scheduled viewing (excuses ranging from "my truck broke down" to "I'm feeling under the weather") and the final and third time, I showed up to the time agreed and Dori didn't even bother showing up and stopped responding. The fact that they provide their phone numbers for feedback is a front. They do not respond. All of their phones are full with voicemails and will only call you to "reschedule." They sent me an email thanking me for viewing a listing that I didn't even see. Heather will now read this and proceed to gaslight me by saying, the listing was rented, that I was mistaken by the appointment times, or that I could have reached out to them instead. (How if no one picks up?) Stop playing with my time and others peoples time
