I began the process of trying to rent from this company but in the end pulled out. Said my dog was…read moreok but required bite insurance, wanted proof of all the shot records on the pet application (i think it's my business weather i want to give my dog a bunch of unnecessary vaccinations or not), and you are not allowed to ever have any pet visitors on the premise so hopefully your dog doesn't have friends. The backyard had no lawn so nowhere for the dog to go to the bathroom. On top of wanting pay stubs, they wanted tax returns which I thought was unusual and intrusive. I rented from Property Professionals previously and even though the maintenance was terrible, it was much easier to rent a place from them with less rules- I guess this company has trust issues. They would not agree to fix things that were needed until after I got approved. On top of the application fees there was a pet application fee, a pet courtesy fee (if the pet gets approved), a residential benefits fee of $65 per person a month (when we asked about this fee the agent had no idea what it was for and never got back to us on it). They will only work with you a few days on all this and then require you to get them everything by the end of the day or they will move on to the next applicant, you really feel like you're at their mercy even though you're giving them a bunch of money for the rental process. On the positive I will say after we pulled out of the deal, they did not charge us the applications fees which was nice of them, and we had good communication with the agent we were working with. We were willing to sacrifice the fees because we had a bad feeling about renting from them so this was a pleasant surprise. The space was a good price for the quality and size but everything else was just too complicated and rushed. I am getting an INCREDIBLE amount of email spam from submitting the pet application so there must be some kind of deal going there.

The communication is HORRIBLE, they have not called me once and call my relator and say they have talked to me when in fact not once they have. They told my relator that they spoke with me BEFORE they charged me the fee about the move in date being a certain date and when in fact they NEVER called me, cause if they would have i would cancel the application and take it somewhere else. but instead they processed 2 fees and wont make any adjustments and are super disrespectful and rude. I was willing to switch my move in date but couldn't meet them exactly where they wanted due to ZERO communication. I'm so frustrated with the communication and lack of morals or empathy. Clearly lots of things need to change due to the fact you only are rated 1 star (if that). I actually overall happy to not deal with this terrible place for a long term.

Caveat: I am purposely leaving out the names of the individuals representing their respective…read morecompanies for whom I'm calling out, in case this debacle leads to litigation. I live in the Preston Estates development in New Braunfels. My home is located in the lowest part of the neighborhood and abuts a culvert in the front yard. According to the City of New Braunfels engineer, the culvert/sidewalk was constructed in April 2018 and had a 2 year warranty from the city, which ended in April 2020. The construction on my Armadillo home was completed in May 2020 and I moved in, August 2020. Loosely translated, the city signed off on the culvert before my home was completed. Within a month of my moving in (9/2020), we had heavy rainfall which caused my front yard to start eroding and sliding into the culvert area (see pic). I'd notified the Armadillo Homes warranty rep. by text and sent an email to the HOA, apprising them of the land slippage. The HOA responded by notifying me the developer was redoing the drainage -- but was waiting for city approval -- and the builder did absolutely nothing. There was even mention in the 11/2020 HOA annual meeting Q&A, that I was requesting a concrete wall built to mitigate erosion. After waiting for months with no progress or remedy, I had a wing wall built in front of my property in March 2021 at my expense (see pic) -- off the existing culvert wall. On May 1, 2021, we had a flash flood which overflowed the culvert, washed out the replaced dirt behind the wing wall (see pic), flooded my front yard and came within inches of my home (see pic outside bedroom window). Fortunately for me, this happened during the day and I had the presence of mind to take pictures! After the flood, I'd sent pictures and emails to the HOA, The City of New Braunfels, Armadillo...no one would give me any contact information for the developer. After the flood, the city and HMT had sent representatives out to my property to check the situation out. The city tried to convince me that this was a once in 100 year event. I asked if I would now be immune from flooding for the next 99 years and three months. No response. I also made sure to send the city engineer pics of the culvert overflow when we had heavy rains on 5/30.2021 (see pic). When the company principals for HMT showed up to scout the flood issue/damage, one looked me in the eye, pointed at me, and said "Don't worry, we're gonna take care of you." The gentleman who said that no longer takes my phone calls. To be fair, HMT has demonstrated courteous and friendly bedside manner, but judging by results, well...I'm being played like a fiddle. At some point late in 2021, HMT sent a survey crew to my neighborhood to check the elevations and existing drainage channels. I'd found out at a later date from the city engineer, that HMT had "miscalculated" drainage evacuation for the neighborhood, but the city had received no plans for resolution of the issue. Every time I'd contacted HMT by phone, I was assured that they're working on plans to rework the drainage issue. I kept checking with the city engineer to find out if plans were submitted. I had an interesting call with HMT on March 4th, 2022. During the call, the gentleman I spoke with, intimated to me that the cost of repairs would be no less than $300,000. He actually asked me if I'd consider a buyout of my home and I responded that I wasn't interested and just wanted someone to remedy the issue. That was my last communication with HMT. In an effort to protect myself as much as I can from further flood damage, I'd added an addition to the wing wall (see pic) a couple weeks ago so I have less of a steep angle from yard overflow and the wing wall also protects my front yard from the rapid flow through the culvert, which is directly facing my front yard. I've been also feverishly trying to get plants started to establish a root structure, to help mitigate the effects of flood overflow. I wrote this review because I've finally had enough of dealing with shoddy workmanship -- on more than just this issue -- but if a company and their representatives don't care about hanging me out to dry, I'm happy to return the favor.

We provide on demand pest control, and HVAC air filters for all of our properties, at no cost to you. Rent is collected electronically through a PM software called Appfolio which allows tenants to submit maintenance requests and communicate with us through the software. Owners also have access to the software so they can submit requests, download monthly and annual statements, and communicate with us as well. We try to keep our fees simple and all inclusive, without any of the junk fees that some management companies charge. Our in-house maintenance team can handle most repairs, and at a cost usually significantly less than hiring a third party vendor. But we do have relationships with area vendors if the issue is something our team is not licensed or trained to complete. There are many choices when it comes to choosing a property management company, so we appreciate you considering ours. It's a great compliment when someone trusts us to look after such a valuable asset, and we don't take that responsibility lightly.
