Terrible company that we used for 3 years to manage our out of state Texas home. They do not communicate to the homeowner about anything! Well, let me rephrase, if they want to get a commission on selling your property to the tenant, they reach out REAL REAL quick. You get a monthly statement, and that's when you are made aware of things. Even when the tenant hasn't paid their rent! If they are questioned about it, you are told 'well you beat me to the punch!' I have had nothing but a solid lack of communication and a terrible renting experience from Property Professionals management company. Their phone lines have been down for the last month, you cannot get a response via email in a timely manner. I have had over 10 maintenance issues in the past two years and every time, I have had to call to make sure the problem was fixed. Never does Melanie Lopez follow up for maintenance issues. There have been problems/maintenance issues that I was told after calling and confirming were fixed. However, they were not because the same problem/irrigation leak happened again. Apparently, they maintain when the yard is to be watered because the irrigation box is locked. They do not notify tenants when they are changing the irrigation system hours/watering/pressure or any of the above. Which I firmly believe caused my leak along with the problems not being fixed a year ago when I was told it was fixed by Melanie Lopez. In addition, they broke the lease by not maintaining the front yard for several months. I was told for an after hours emergency by Melanie Lopez, if the system was not leaking, that I would have to pay for the maintenance for after hours. She also informed me to call NBU to see if they could check if the system was leaking on there end. Of which, I had already done before I put the emergency maintenance request in. With that said, I called NBU again, and was told, they could not see if the leak was on my end or theirs, and they would not be able to send someone out until the next business day. However, I am still responsible for paying for after hours maintenance????? Yes, I turned the main valve off, but I still believe that good customer service, and a rental company's responsibilities would be to send someone out to check to confirm it is not still leaking somewhere else, and the tenant won't be responsible for a HUGE water bill. Also, by reading some of the reviews this appears that it isn't the first time Property Professionals has left their tenants hanging in a irrigation valve leak. When it was time to renew my lease, I could not get a response back from Jennifer Mueller. They lied and said they were waiting on the owner to sign the lease. I finally got the lease several weeks later and the owner had signed it two months prior. I looked at the dates. Soooo, Property Professionals was dragging their feet and blamed it on the owner. I would not hire this company to manage my property and would not recommend renting from them. The lack of communication and customer support is unsettling and sad because I work hard to make sure the rent is paid on time and pay for a service I am not receiving. Public Service Announcement: If you are working with or renting from Property Professionals in New Braunfels, Please be aware. When moving out of the property, I would recommend that you take detailed pictures and document everything you do before you move in and when you are preparing to move out. If you don't, they will find ANY REASON to deduct money from your deposit. In fact, I would request that they do a physical walkthrough with you before moving out. We spent a week and many late nights making sure that the property was spotless, both inside and out. But somehow the cleaning company that they sent in found almost $400 worth of stuff. The only positive starts for this company is from the actual property owners not their tenants. The management team is rude and very unprofessional. They do not abide by the laws as far as repairs etc. They will definitely keep a fair amount of your deposit no matter what you do. Report them to the BBB and attorney generals office if you experience any of this as I have. I would like to start off this post by expressing the disappointment that I have with this property management company. This is my first review that I have ever written on any company, I usually just chalk it up as a lesson learned and keep it moving, however, I have lived at 1069 creekside orchard going on three years now. I have always been on time with my rent, never called them for anything. I have always been understanding and very patient with Property Professionals. The final straw was when NBU utilities sent me a letter saying there was 58,500 gallons of water, equivalent to two olympic size swimming pools. So, I put in a service request right away to have someone come to address the issue, still to this day a week later, no one has yet to show up. So, I hired a plumber here in New Braunfels to diagnose and find the leak. The plumber found the leak, wrote it up and I sent everything to the property management company, the 700.00 bill from NBU, the letter from NBU and the plumbers findings and reasons for this issue. I emailed Melanie Lopez vendor at Medallion Sprinkler Systems, LLC, and she said that she would email the landlord this information but can't guarantee he will pay for it, which is puzzling to me because I didn't cause the irrigation leak. So, Melanie emailed me back saying that although the landlord acknowledges that this isn't my fault, it wasn't due to his neglignce as the landlord and will not being reimbursing me. So, I took the extra step and emailed Mrs Lopez, Jennifer Muller and Kallie Townsend asking if I could pay a portion of the rent to cover cost of the unexpected bill that I didn't budget for; they gave me no explanation beyond sending me an email of the late fee procedures if I didn't pay as well as the standard move out processes of what they will essentially charge me to eat up my deposit and make up extra charges to justify the attempt to get more money. I also use to work at NCG as a real estate agent. I know the owners Mr Norris and know of his wife who runs Property Professionals, his son who does all the landscaping for all the properties, it's a circle. I had a very pleasant experience working at NCG however the management company isn't playing fair to good tenants, and I was one of them. So, there are several more steps that can be taken that will involve the social media, news, investigative reporters because this isn't fair, it's just not. I've had to move my kids 7 and 4 yrs old, when they've just started school last week, all because of the lack empathy the unwillingness to communicatea and lack of accountability. They just treat you like another number and can care less about any issues, or at least the issues at my duplex. So, I know how this story will end with the deposit and the number of charges that they will attempt to charge and collect and all I can do is be prepared to address this issue by issue in court when that time comes. I've attached the bills that I received and I will have all the email correspondence on social media and on the news when I move out to show what this property management company will be attempting to do. Thankfully I took before photos and videos that I will post when I finally move out Oct 1st, so I will just share that when I'm finally out. Think twice and hard before renting or using this property management company. They have a ton of properties they manage/own here in New Braunfels and you won't know the experiences you will have until you're in the situation. Lastly, this is nothing personal against any one particular person, but these actions need to be at the very least brought to the attention of several potential tenant who are just looking for a place in a safe environment to lease. They are the leasing agent for a property I am attempting to rent...just went to the property for the first time and there is CLEARLY water damage in the kitchen and the master bathroom. The master bathroom has black mold growing. There are fleas all over the place. The closet door in one of the bedrooms is leaning against the wall...you get the idea. So I have to wait for them to get in touch with the owner so that the owner can decide on if i get my deposit back. There is NO WAY in he'll that I am moving my child in there. The 2 little receptionist at the front of the office are NO help and the property manager Anna won't even come from the back office and speak to me face to face. Probably great if you are a property owner, but if you are a potential tenant RUN THE OTHER WAY!!!!! They are sweet up front, but when you get ready to leave they look for ridiculous reasons to charge you and keep you security deposit. They charge me to power wash the garage because excessive stains .. what were they stains .. TIRE MARKS. If you use the garage in the property you stay at, you will loose $75.00. They also charged extra to remove the cable tv coax. I was being nice and leaving it, but apparently that is "personal" so there was an extra charge. The list goes on. They claim to "strive to maintain a great relationship with tenants" but here is how they answer that. I had an open maintenance request when i moved out that I submitted several times over the course of 4 months ... never completed. Again ... DO NOT SIGN A CONTRACT with these people. If I could leave no stars I would. This company has been horrible and since covid has started they have become impossible to get in touch with! We rented from them for two years. We were great tenants, so much so that the owners had them offer us a discount to sign a two year lease instead of one when we renewed for the second year after a full inspection was done of the property. Upon getting a portion of our deposit back they listed that we left a satellite dish (which was there when we moved in, we only had internet), burnt out light bulbs (we replaced any that weren't working before we left. When we moved in they had multiple that weren't working or were missing), a drain pan for the washing machine that maintenance took and was supposed to replace but never did. Also charged a cleaning fee! (We cleaned on move out and hired a professional cleaning company just to be sure nothing was missed, sent the receipt for that.) Some of our neighbors that we became friends with are dealing with the same thing. We sent our disputes about the deposit and got a response that they would get back to us in 5-7 business days. We are now 2 months with zero response! We have called numerous times. Finally decided to leave a message with the after hours emergency maintenance department, maybe they will call us now? Seriously doubt it! Property Professionals do us all a favor and learn how to manage your business! Stop trying to take advantage of people for every little bit you can get and do your research! Make sure you aren't charging people for stuff you didn't take care of or keep track of! Y'all can hide behind this covid now but when this is over expect to be busier than ever with a line of people pissed off in person! This is absolutely ridiculous! Used them to manage an investment property I own. Being in out of state I needed someone that would look after my interest as well as take care of my property.They did both a poor job of communicating with me and looking out for my interests. Seems that their priority was to their repair/service providers to do unnecessary repairs. When tenants moved out proper inspections were not performed and I was latter billed for repairs that should have been identified sooner. Over the period that they managed the property there was an ongoing turn over of property management personnel and communication became increasingly difficult. read more

We are renting the brand new duplexes at CREEKSIDE CROSSING. You can hear every conversation of the folks next door. (Guess what else you hear). The lighting is very bad, the vents blew out white fuzzy stuff (which were fixed), and these brand new pieces of crap LEAK! Property UN-Professionals have a call center in another state for emergencies. Then it's us that has to answer their technical questions. However, we aren't builders, plumbers, electricians...etc. It cost approximately $210,000 to build and they charge us $1395 per month for this cardboard box. Apartments are much better than this with better amenities. I don't recommend living here. From being a homeowner, I don't recommend using this company. read more

Just a warning on this Memorial Day , DO NOT LEASE from Property Professionals of New Braunfels . My father is 94 and a World War II Veteran who leased property in the creekside subdivision off Alves Ln. for 5 years and had his rent auto drafted every month on time. This year he suffered a sudden decline in his health and his doctor suggested he move immediately to an assited living. He had to vacate 2 months early on his lease. As soon as I learned this I gave notice to PP Inc. , giving them a 6 week notice he was going to vacate. I also provided them with a letter from his doctor explaining the situation. Even though they found a new tennant in 2 weeks, they demanded a " Relet Fee " of $1300 ( basicly an inconvenience fee ) plus a prorated fee of the next months rent. My wife an I spent half a day cleaning his duplex immaculately , I mowed and trimmed his yard and weeded the flower beds, we turned in all keys and yet they still charged and deducted from his deposit for all these services and are now demanding a balance of $1770. We are struggling to pay for his care now so this just adds to the stress. Sad to think he fought for their freedom only to have them use it to disrespect him. read more

I purchased my incredibly charming 1929 2-1 Bungalow in 2011 with the assistance of Josh Ramos, Realtor at Property Professionals. Josh had been very patient with me for months on end. He took me to see many houses, but I was being very picky. I knew exactly where I wanted to live in New Braunfels, and at the time, I had a great apartment downtown - so I had no pressure to move until I found exactly what I was looking for. I even told Josh at one point, "look, I'm wasting your time - let's take a break, because there's no reason for you to spend all this time on my picky needs." But, he would not accept that offer, and I'm glad that he did not. Shortly after that conversation, I received a phone call from Josh. All he said was, "Meet me at [address] tomorrow morning at 10. I found your house." That was pretty much all the discussion. So I showed up at that address the next morning, and Josh's confidence was right on the mark - he found my house. Charming. Aged. And, fit near every single intricate request I was looking for in my first home. AND, it was very close to downtown, a giant selling feature for me. I was in love. Josh quickly helped me getting moving with making an offer, and was great with negotiating with the sellers. His advice during the negotiating process was spot on, especially while (honestly) being very nervous about the home buying process. He introduced me to a lender in town that made all the financials such a painless process - and believe me THAT part made me truly anxious, but in the long run, they took that anxiety and turned it right in to excitement. I wholeheartedly LOVE my home. And, I never would have made it mine, had it not been for Josh Ramos of Property Professionals. read more

If I could give less than 1 star I would. But it's the lowest possible rating. I leased from property professionals for one year. The experience with them leaves me with nothing but a bad taste in my mouth for leasing. I was in between selling a house and looking for my next. Not long after moving in I received an email that they forgot to handle some cables on the outside of the property (this was a townhome). Somehow this became MY problem. After several months of back and forth with spectrum cable, and then their creating a service request on MY account thru spectrum, with the need for me to show them what cables (which I still didn't see or know where to direct them ) it was noted spectrum said these were via AT&T for which I did not have an account. The lack of courtesy or professionalism from my assigned property manager at property NB was unacceptable. I found my home to purchase in the area and considered breaking my lease early. However, per the terms I would be responsible for every month until it was leased as well as an additional fee unless I found a renter. With the way they handle business, I quickly realized they would not be able to rent the place before my lease terms ended, so I opted to just continue paying thru the end. My troubles didn't end there. As the months went by, they entered the property without notifying me, and then proceeded to tell me a vendor noticed my yard maintenance needs by walking by. I cannot explain in a few words why this is not possible, but the privacy fence and no neighbors behind should be a hint. Then they also informed me that the owner of the property noticed it too. So he also entered the property without notifying me. It doesn't end there. Then they scheduled air conditioner yearly service 1 month before the end of my lease and said I needed to be present otherwise I would be charged a "trip fee" for the management company to be there for this service. Nope. Doesn't end there either. After communicating with the office about whether or not there would be a general cleaning after I moved out, the office person went to check on the status of the property. She said I needed to clean fan blades and a few other simple things. Once I received the remaining deposit with itemization, I saw a cleaning fee, charges for pressure washing, lightbulbs and a fee to replace a toilet seat. Please note I am a single female, not obese and lived in the property for 6 months. I don't know how a toilet seat is being added to my bill listed as "broken". Almost $500 later, the remaining deposit was returned. My initial instinct is to send a dispute and hire a lawyer. However I don't EVER want to deal with this unprofessional, nickel and diming company ever again. I'm so glad it's finally over. If you or someone you know is looking to lease in New Braunfels, and you see the green sign out front for property professionals, I highly recommend you proceed with caution, unless you want to pay for excessive charges and have the management company problems become yours. read more

I have used this company to manage some of our properties in comal county - let me tell you, they live up to their name. They are very professional with all of the transactions I have had with them. Had a small issue with a tenant one month, but they took charge and created a solution. Their office is very friendly and I rarely even get put on hold when I call for something. Leasing from Property Professionals was the worst experience I've ever had, and it's what caused me to buy a house rather than renting again. Out of a $1600 deposit, they returned $165 at the end of my lease and said that the rest was being kept for "cleaning". I have never in my life heard of a cleaning service that charges over $1 per square foot! When I asked about it, the property manager told me that instead of cleaning a lot of items that weren't even dirty, they decided to replace them all and charge me for it. These guys are a racket. If you see the green Property Professional sign out in front of a home you're interested in...beware! They charged us for absurd claims after we moved out of a property we leased for two years. $70 for a perfectly good shower head I installed to replace the bad one that was there when we moved in. $450 for carpet cleaning after they told us we would still have to pay for carpet cleaning if we hired on our own. The quote we received for carpet cleaning was half of what Property Professionals charged us. The property was well taken care of and looked better than it did when we moved in! They nickel and dimed us for almost $1000 in charges. We're hiring a lawyer! read more

Wanted to know the source of our income and acted as if we were drug dealers because our income wasn't from a brokerage account. THEN, lied to us to tell us that the lease would be void if we didn't pick up the keys (we had already paid all deposits and fees) by a certain date. Had to drive 10 hours just to pick up the key. Called for a property manager. I never got a call back. I got an email. When I was ready I emailed Anna back. I didn't get a response so I called and left a message. No response. I called saying a need a property manager. They transferred me to Anna. She came to my house said they could make it ready they have a staff for that. She would let me know when I vacated my property. She emailed me a long list of simple things that needed to be done. And said I'm sorry the work needed to get your property ready is out of our scope. So what does the staff maintenance man do? He can't caulk, paint, remove nails, patch the holes? Angela, I hear your pain, trust me, be glad you didn't have to deal with them by signing a contract. They are not very good at dealing with their tenants, they have a superior attitude towards anything you choose to dispute. Please review the Better Business Bureau CASE#: 90223410 for more details. They lie, make promises they don't intent to keep, and charge inflated fees for "services provided" in order to keep your deposit in the end. They charged $258.42 for carpets cleaning after all the carpets were shampooed, $22 to change two light bolts, $30 to replace an air conditioner filter that didn't need to be replace and a new one was left in the downstairs closet. How can they charge a re-letting fee when they failed to protect their tenants by not providing any written document that the impending foreclose of the rental property had been settled with the bank, but expected full monthly rent payment only 7 DAYS BEFORE the foreclosure. They offered to go to the court house and verify the foreclose didn't take place, they didn't not. I assumed based on my conversations with Kerrick that he understood the predicament we were in since he offered to work with us if we were "straight" with him, imagine my surprise when out of the $2,300 deposit we received a check a small check in return. After speaking with Kerrick he told us to put our disputes in writing to see what he can do. Two weeks later we received a reply from him upholding his decision to keep most of our deposit. He stated that since we left before the end of the contract, we had to pay the relating fee, although our decision to move was based on the rental impending FORECLOSURE I expected Property Professionals to understand, use their judgment, even if it meant to deviate from policy due to the special circumstances of our move. Farther more, I assumed the company would stop doing business with this landlord, but they got a new tenant for the place. Good Luck to them! Word of caution to everyone, stay away from this place! I would NEVER recommend this company to anyone in the area.. They were helpful to get us moved in but once we did it was one thing after another! Maintenance takes FOREVER to get done, even with a few month old infant they would not rush to get our AC fixed in the summer until that Monday. Costumer service is a complete disaster and I had to bring checks for rent. This was no big deal, but I was going out of town so I dropped off my check a few days early and it was signed and dated for the 1st of the next month. I mentioned to them to not deposit it until the date it was dated for because I obviously wouldn't have gotten paid and had enough money for a whole months rent.. I get a notice later that I had to pay with certified funds because my check bounced and EVEN had to pay the check return fee. When I told them what happened they had absolutely no sympathy so I had to pay an extra $50 for their own mistake. The houses are COMPLETELY over priced for the quality and if it wasn't for an urgent need to move in we would have never selected this place. I was notifying them I was putting in my notice and bringing my last check, and that I would come on Friday to do so. I show up and they had a note on the door that they were gone for the day so I had to leave my check in a drop box and return to sign the notice. It would have been nice to know they were not working since I was just emailing the girl earlier that same week! Also, I have lived in many rental homes as we move around for the military but I have never had someone completely screw me over with bogus charges from my deposit! The house was trash before we moved in and we left it in MUCH better shape than we got it. A few of the charges I understood but things such as $40 for air filter change when we had replaced it THE DAY WE MOVED OUT! Property Professionals managed our property for several years. We are not in the same town and assumed they were looking after the property, especially since the tenant had a few late payments. When he moved out, they had no problem sending us a "make ready" bill for over $5,000 but strangely enough that did not include repairing the holes in the ceiling where the tenant had removed a pot rack in the kitchen. They even repaired his refrigerator and put it on our bill. They also returned a portion of his deposit back to him. Unbelievable! read more

We used property professionals to find a rental home. We were moving from West Virginia to Texas. We only had a weekend available to see properties. We worked with Jessi Goodson. She is a young lady who is very tech savy. This helped a lot. We were using online sites to find rental options and emailed them to Jessi and she would let us know availabity and the deposit requested. When we finally arrived in New Braunfels we had a set amount of properties to look at most of them were duplexes. My husband expressed a desire for a property that was separate. Jessi found one that was just placed on the listing and called us right away to see it. We selected the apartment home right away because it met our needs. Jessi worked with us most of that day and she was very patient with us. She tried to answer most of our questions and if she did not know the answer she would look it up or recommend someone who could provide an answer. We would recommend her to others. read more
