The apartment was very nice looking with the…read moreexposed brick walls and high wood beam ceilings (which they do charge extra for), but the sound insulation was horrible! I could clearly hear a normal volume conversation that my next door neighbors or downstairs neighbors were having. Also, I lived one floor up and one apartment length over from the front door, but my bedroom floor/wall would still shake every time someone would come in or out and the door would slam behind them. It was as if the walls had no insulation in them! Also, the building is right next to a railroad crossing, so every time a train would go by, you would hear the dinging bell at the RR crossing, and the train would blow its horn while crossing. I guess I got somewhat used to it, but never completely. They appear to have some nice amenities, which they do in certain aspects. The gym was nice to have (although very small with only a few pieces of equipment), as was the pool. But in the 8 months that I lived there, the jacuzzi worked exactly twice for me (and I tried it at least once a week). I was bummed, because that was an amenity I was really excited about. They just never got around to completely fixing it. It was nice to have heat and hot water included in the rent, but it wasn't enough to make the rent for such a small apartment worth it. I ultimately decided to pay the fee to break my lease and move out. I now live in a 2 bedroom duplex with my own private yard for only $100 more than I was paying for my small one bedroom apartment here. I will say that the people who work in the front office are extremely nice and helpful, and they were very quick to send someone to fix something in your apartment for you. Also, Franklin is a very nice town, and there's lots to do around the area. But overall, I would not say it was worth all of the negatives and the high price.

I was…read moretruly so excited when we first got to tour the apartment, it was so cute and it seemed like a great place to live until I could buy a house. I was told all of the appliances were new..yet there was a lightbulb hanging from the refrigerator that never got fixed (when it was promised that it would be), the dishwasher continued to leave food on all of the dishes even after it had been "washed", and we waited about 5 months for the maintenance people to put in a new sliding glass door, as ours was broken. It is a pet friendly apartment complex, which I really appreciate but dogs barking/ running around at all hours of the night got old really quickly. Heat is included in the rent, however, don't get too excited because it is a SAUNA in there at all times. I toured the apartment at the end of February and moved in at the very beginning of March, and had the heat on 40 the whole time with fans going. There is no ac in the summer unless you buy your own. They will also tell you that they HAVE to install it themselves for liability reasons and they will charge you 50$ to do so. Overall, I really have nothing great to say about the place. Be very weary of what you're getting yourself into!

The layout and appliances were perfectly conceived for achieving efficiency while making this a welcoming home. Sliding screen doors to the patio and windows on every side allow for the flow of fresh air throughout. The grounds are always kept up, and parking is never an issue. We have had very few reasons to request assistance from the main office, but when we have made any requests, they are typically resolved on the same day. Every member of the office and buildings and grounds staff whom we have encountered have been professional, responsive, and friendly. As residents living here, we can honestly say that the staff adheres to the expectations set forth in the lease. They work hard to ensure that tenants adhere to the lease agreement to ensure the safety and quality of life for everyone here. If you are a smoker, this is not for you, as there is no smoking, toking, or public drinking allowed at Glen Meadow. The cost of living here is competitive with the area, especially when you factor in the inclusion of heat and water with the rent. This location is one that suggests a community, with people of all ages, backgrounds, and abilities. It is fair to say that it is a place where you can feel welcome to have a pet. We have an indoor cat. Our neighbors have dogs. If you cannot tolerate the sound of a dog barking, perhaps a no-pet community is what you need. The animals we have seen here have never been a nuisance in any way. My personal opinion is that the atmosphere here is a neighborhood with plenty of life happening around us, and we wouldn't have it any other way. Glen Meadow's location is convenient to its center and convenient to both routes 1 and 495, though it is true it is only convenient to Boston by train. We are within walking distance to two different grocery stores as well as a CVS, Walgreens, and other venues. Franklin itself is a wonderful town in which to live. It is rich with history and provides old New England town charm. Glen Meadow in Franklin, MA is our cup of tea.

The grounds are kept up and the property always looks nice. We were able to get one of the 2 bedroom renovated units and it is so nice. All new appliances and rugs. If you have children they have a great playground and even a dog area for those that have a dog.

There are…read moresome great tenants who care about where they live, and other who don't who have no respect for others. This is not a dog friendly complex as an email was just sent to all residents stating that the dogs should not use the dog park to do their business, but have them take care of business elsewhere. What?!?! No on sight management is ruing this complex. Do they even care how trashy this place is getting? Not too hard to see where an aggressive dog has chewed away a large part of the window blinds in one unit; food fights in the parking lot not uncommon; kids using the dog park to play; residents forgetting to turn off the grill leading to the fire department needing to respond t9 the fire; or the fire alarms frequently going off because of the smoking!!!

Nothing else was connected to the electrical outlets. No one was living in the apartment, the lights were off. My primary source of heat is Gas. The thermostat was set to the required minimum of 55 F. My Gas bill is $0 for those months. That means the heater/fan never kicked in and heater/fan never used any electricity. My electricity bill for December was $193.57, for January was $170.73, and for February $193.08. I discovered that during my absence almost $600 of electricity been Solely consumed by aux electrical heater in balcony utility closet. I talked to my neighbors and they are also overwhelmed by abnormally high electricity bills.

Unfortunately I wasn't aware of my tenant rights at that time and because of this, I thought I had to move last minute. I had to use that rent for that last month and apply it to my new place first months and deposit. I understood that there was going to be a balance for Oasis. Out of good faith I got situated with my finances and was ready to pay that balance off. When I went to do so, I noticed there were extra charges other than the rent owed. There were also charges for the usual wear and tear after being in a apartment for a few years. Cleaning and having to patch up the walls and repaint when a tenant has been living at a place for a while is pretty standard and tenants are not usually charged for this however , Oasis are charging me for every appliance in that apartment as "damaged". The electric stove has scratches from wear and tear from moving pans and pots from one burner to another it also has some burn stains. Now I'm disputing them against these "damaged appliance" claims. How does one live in an apartment where the stove is "damaged", the refrigerator is "broken", the dishwasher and dryer and washing machine are also "damaged"? Don't let a few good reviews fool you. This property is not managed well they raise rent yearly at an extremely high rate and then when you move out you're going to be charged for things other than normal wear and tear. Be cautious.
