    This company is an absolute money grab -- stay FAR away from Stratton…read more My husband and I have made multiple documented complaints about a severe scorpion problem in one of their rentals, yet nothing was addressed until we submitted our 54-day notice to vacate due to the home being uninhabitable and unsafe, as confirmed by our licensed pest control professional who identified an active infestation. Our property manager, Terri Young, has consistently been rude, dismissive, and unresponsive to our concerns. Despite notifying her several times, no proactive action was taken to protect our family. Instead, we were told we would owe a $900 lease-break fee PLUS two months' rent--an outrageous total of $8,000--just to leave a home that is a clear health and safety hazard. Tonight, I received a call from a man named Chris Goodman, who claimed to be under Damon Stratton. Shockingly, he stated that "inhabitable and safety concerns are Arizona tenant law, but not something that needs to be written into a Stratton contract because safety is your concern, not ours." To hear a company openly admit that tenant safety is not their concern is beyond disturbing. I am absolutely sickened that a business would operate this way or speak to a tenant in such an unethical and dismissive manner. I have young children and a small dog living in this home. If any of us suffer a medical emergency due to this scorpion infestation--after repeatedly notifying them and providing full documentation--I will not hesitate to take legal action. No family should be treated this way, and no company should prioritize profit over basic human safety. UPDATE: 12/12/25 in response to Chris G reply. Chris- Stratton only took action after we submitted written notice of our intent to vacate, despite the fact that we had made multiple prior communications requesting resolution of these issues, none of which received follow-up or corrective action. Does that sound like a PM that cares about their tenants well being and safety? As stated in my email to Terri this afternoon- "it is clear that routine maintenance and standard pest treatments are not resolving the issue. This was also noted by our Pest Control company, EcoGuard in the letter I forwarded to you this week. Given that scorpions pose a documented safety risk--particularly to children and pets--what is the proposed solution that does not place our family's health and safety at continued risk? We are asking for a realistic, effective resolution, not continued assurances that standard services are sufficient when evidence shows otherwise".

It can be frustrating and worrisome to be a property owner when you aren't anywhere nearby, but I had total trust in Brandon to take care of things. He led a few renovation projects for me and was always able to get good tenants in quickly. When it came time for me to sell the place recently, I turned to Brandon, who is also a real estate agent. He again managed some reno projects to freshen up the place for sale -- all without me having to come to AZ. The townhouse sold within a week of it going on the market at a very good price, better than I'd hoped. I had to pay a commission for Brandon's services as a real estate agent and an additional commission to Apartment Hunters, since he was working in that capacity. It was a little pricey but I felt it was well worth it for me to have peace of mind and not have to worry about doing any of the prep work myself. I'd recommend Brandon to anyone in the Phoenix/East Valley area needing property management services or real estate services.

    This company managed a rental house in North Phoenix in Middle Vista, the rental house has had…read morenumberous compliants, they refused to listen to HOA fines, and compliants. Never notified the owner, Tenants moved out and left a pile of trash that has been sitting in front of the house now since Thursday. It is leaking chemicals, spoiled food and now maggots. The house is totally destroyed by this tenant who the police has been called 8 times on for various violations. This home owner, sadly, is in for a serious shock at the amount of money it is going to cost to totally renovate this home that is less than 1 1/2 years old. Sadly, I feel they absolutely did not screen these past tenants who by all accounts it was a drug house. Neighbors have tried to contact this company and they won't even acknowledge our concerns.

Came thru on his promise to close as quick as possible with no hidden fees and no hassles. His time and interest in this property in Arizona City, Arizona was very helpful during a chaotic and emotional time for my family. The biggest thing for me is we knew exactly what we had, the potential profitability of the property, and about what it would take to fix it enough to sell it. When we asked Tyler what he thought, he came straight and addressed the elephant in the room by saying "they are in the business to profit" which everyone absolutely knows but every salesman is afraid to say it. Once he owned up to his interests and plans I was hooked and really had no need to hear anyone else's sales pitch. Yes, we took a loss, yes they purchase for little over what is owed, BUT, they take all the risk AND put up their cash to fix, clean, sell and close on both ends. Millions of people in the United States have lost their jobs over the last 3 weeks, and this company decides to ramp up their marketing efforts, hoping to contact someone who is in dire straights and NEEDS to sell their home. Have a little sensitivity, please. I am on the DO NOT CALL LIST, which apparently means nothing to this company. It would be better for you to just send letters or post cards in the mail, then the homeowner can make their own choice on whether or not they wish to speak to you. I have asked multiple times for you to remove me from your call list. This time I am resorting to an online review.
