A man named Gary forwarded me to Catherine Cardneaux, and we set up a time to meet to tour the property. She advised me that I had to sign a contract, basically stating that she was going to be the listing agent for this property and if I were to move forward, she would be the one to facilitate the transaction. Upon signing this contract, I notice that she had put that I (tenant) would be paying 55% of her brokers fee and the landlord would be paying 45% of her brokers fee. I did not hire her for this property, nor did she help me find this property. I found this rental all on my own searching on Zillow. And she thought I was going to be a bird brain and sign this contract without reading it. She was trying to facilitate a GREAT DEAL for the landlord by making me pay MORE THAN HALF of her brokers fee! Very unprofessional, and I advise anyone searching for a rental to use someone else!

Why? I'm not sure. Maybe it's just super hot in Dallas and people just can't be bothered to work all that hard. Maybe it's because people here just earn less on average and so they don't have the financial incentive to put in as much work. Whatever the reason is, I've honestly found it quite difficult to find high-quality professionals here who take pride in their work. Todd is one of the few I've worked with in my 5+ years of living in this city who really stand out. He's just an all-around consummate professional. While real-estate agents are often seen as simple salespeople, Todd never came a cross as salesy whatsoever.
