I am the manager and a current resident at the Village at Juanita Beach Apartments since early 2010. In my capacity as a resident, I post my response to mfriz23's January 31, 2013 review to show readers that: (1) negative reviews are often driven by the perception that the former resident was improperly charged cleaning or damage fees; (2) negative reviews omit critical facts that a fair and reasonable person would consider essential to make an informed rental decision, and; (3) any reader who takes the time to visit and tour with us will receive contact information for our current residents so you can authenticate the value that we have to offer.
mfriz23's maintenance records show a different story with real and undisputable facts. mfriz23 "forgot" to mention: (1) mfriz23 had no security deposit to refund; (2) the dirty and damaged condition mfriz23 left his apartment; (3) the 50+ pictures confirming the cleaning and damages costs; (4) mfriz23's written statement on their notice to vacate form, which said: "We enjoyed our time here very much." If mfriz23 enjoyed their time here, why did mfriz23 post this negative review?, and; (5) mfriz23 paid his entire balance due.
Now, here are the facts mfriz23 forgot in his review. Fact #1: The apartment was remodeled before mfriz23 moved in. Fact #2: mfriz23 moved in on July 31, 2010, renewed their lease, and moved out on December 31, 2012 ( 29 months of residency). Fact #3: mfriz23 submitted 14 work orders in 29 months (one every 2 months) and each was timely addressed. Fact #4: Neither the previous resident or present residents in this apartment had any maintenance issues other than run-of-the-mill standard work orders like fix a light switch, etc. Question: If work orders "piled up" from day one, as mfriz23 claims, why did mfriz23 renew their lease?
Fact #5: One work order with a reference to "smell" was submitted on December 30, 2010--a full 5 months after Mfriz23 moved-in. Fact#6: It was not a main sewage pipe, as mfriz23 claims; it was a cracked sink drain line behind a bathroom wall (hard to discover). It was immediately repaired.
Fact #6: The windows or seals did not leak (renovated apartment). Living in the NW presents moisture challenges no matter where one lives. Fact #7: mfriz23 submitted a window work order 16 months into their residency. Fact #8: As a convenience to mfriz23, our maintenance staff re-caulked and repainted mfriz23 did not follow any moisture control advice. Note: mfriz23 renewed their lease 2 months previous to this window work order request.
Fact #9: mfriz23 forgets that the new appliances were installed in July of 2012 (6 months before mfriz23 moved out. Fact #10: Every work order submitted was timely done, normally within 24 hours. Fact #11: mfriz23 never submitted a work order for an oven element repair. Fact #12: If the wall heaters didn't work, how did they heat their apartment, especially during winter? Fact #13: The grounds and fitness rooms are cleaned daily. Fact #14: Yes, the storm drain backed up (root balls in lines) but no apartments were flooded. The storm drain was jetted of roots within days (subject to a contractor's schedule). Fact #15: The roofs and gutters are cleaned every year, and when appropriate, a moss treatment is administered.
Fact #16: I accommodated mfriz23 request to temporarily reassign them a parking space and mfriz23 forgot to disclose the email addressing the reassignment issue. Fact #17: Sliding doors have locks but are not provided with a keyed lock.
Fact #18: This is a one person office--move out inspections are done on an appointment-only basis. No appointment was made and mfriz23 turned in his keys. Fact # 19: mfriz23's move-out inspection form was mailed timely. Fact #20: mfriz23 forgot that the lease clearly states: "that repair and replacement costs, including cleaning charges, will be charged $17/hour or the actual costs, whichever is greater." We charge actual costs. Fact #21: mfriz23 neglected to mention that my covering assistant could not answer his cost questions. Fact #22: The move-out charges were actual costs, and fair, because the total move-out charges assessed were $534.48, of which:18% for carpet cleaning; 21% for the final W/S bill; 21% for cleaning, and; 40% for painting. Fact #23: The pictures documenting all charges clearly support all the charges. These charges, per the 50+ pictures, were not wear and tear.
Summary: Yes, the area is great but we also have the best price per square foot in the area, plus, the management, buildings, maintenance and neighbors are first class! And, again, I pose the question: if mfriz23 enjoyed their time here so much, why did they post so many negative comments? I am confident that fair-minded readers, when presented with real facts, and, real opportunities to authenticate the value of living here at the Village via contact with current and past residents, will choose our community as their next homu read more
