Avoid this mortgage company if you can. Their policies around insurance claim checks are outdated, burdensome, and show a complete lack of regard for homeowners dealing with stressful situations. They require every insurance claim check to be physically mailed to their claims department in New Orleans if you don't live there for endorsement. They provide no assistance with shipping costs, and they even require you to include a pre-paid return label or check just so they can send the endorsed check back. The turnaround is quoted at 5-10 business days, which can easily delay urgent repairs. To make matters worse, they force homeowners to print and mail documents that could easily be handled by email or electronic signature. After a home disaster, this process adds unnecessary stress, delays, and potential interest charges as repairs are postponed. All of these issues could be resolved if the company were willing to work with insurers to approve funds electronically -- a standard practice among more reputable lenders. Instead, they choose policies that create additional financial strain for their customers. If you have the option to work with another lender, I strongly recommend doing so. read more

Everything management, including HR was very unprofessional, you were micromanaged and the pay was extremely low. I had a experience where I applied for FMLA, which was approved the HR president told me that each time I took FMLA I still had to have a doctors note, mind you this is the president of HR that had no knowledge of how the FMLA rules and laws were applied which ignorance of the law is no excuse. When you were treated poorly going to HR was a waste of time because the management and HR worked hand and hand against you. Management would come in each day and decide if they thought what you had on was appropriate or not according to their liking not according to what was in the handbook and harass you about . Stammor was Once good(perhaps great), but has morphed into a mortgage company filled with broken promises, blatant negligence, and accusatory behaviors. Broken promises: (1) now on my 3rd mortgage in 15yrs with this company. During conception I was told 3x that I could do bimonthly payments prior to signing my final paperwork at closing. Lo and behold( not unlike others' reviews below) that did not come to pass. Post signing, I was told stanmor no longer does business with the company who managed that system. I was given a 3rd party's number to which no one ever has answered. Loan officer is no longer responding to my emails now (2) an escrow was automatically created to fund flood insurance I do not need. I was told this would be handled on 2 separate occasions over 2 mths and apparently is still lingering on. The lady has told me she was on top of it twice and I should not worry, but I was charged extra fees due to her broken promises and apparent negligence (3) when I called to inquire about these charges a separate lady tried to blow me off on a Friday afternoon. I challenged her attempt asking to talk to the previous lady who supposedly handled it 2x before. I was then placed on hold and coincidently disconnected from the call. Two follow up calls were then ignored. (4) following up on the Monday after, I was told via email that my calls were ignored due to my unfriendly behavior and the charges remain for an escrow I never had, never wanted, and never needed. Learnings: (1)do not expect anyone to pick up the phone. (2) if you do have someone accept your call, do not disagree or challenge anyone or you will be forced to have broken communication lines via email. (3) do not accept any requests to be placed on hold--no one will ever pick up(4) if you desire bimonthly payments and they agree, get it in writing. Mrs Julie B was my initial contact for my first 2 mortgages with stanmor and she never allowed this type of behavior. She wasn't always nice and sweet, but that's ok, because she got things done. Sorry I can't say the same or come anywhere close to a good comment now. Not sure what happened to this company since her departure, but it's seemingly gone completely south. Standard Mortgage continues to be one of the worse companies I've had the misfortune of interacting with. Because they literally refuse to allow us to make bi-weekly payments vs. monthly, we will be paying an additional FIVE YEARS worth of interest to them. Very convenient and beneficial to THEM, very detrimental and financially devastating to their clients. I just called and received the same response as I did 5 months ago "we don't do bi-weekly payments, we don't split payments, etc." I asked why, and they just said our accounting doesn't allow it. That is a load of BS. The reason why, is that they make a whole lot more money off of their clients if they don't allow them to pay off their mortgage at a faster pace. If they continue to refuse to work with us and put themselves and their greedy gain above what's best for their clients, we will find another service provider for our loan--we simply can't afford to stay with them, and pay an additional $203k over 5 years so they can pad their pockets. read more

So, as is the case with so many mortgages, the original company who services your loan sells the portfolio of loans to another company to take over servicing. So begins my experience with Standard Mortgage and it is not at all favorable. The fun began on the date 2/3/2022, I received the welcome package with my new loan number. When I went to the website simply trying to set up my account took multiple attempts. Once I did, I setup automatic payment instructions and the system acknowledged it would withdraw finds from my bank on the same day. Since then, there has been no withdrawal from my bank account, so I have gone multiple times back to Standard Mortgage's website. In many cases, the system will not allow you to log in. When you finally can, it shows my payment is now late and I have to call. Then you call and the automated phone system says there will be a 2 hour wait to speak with some one (but of course you call is very important). You then can setup a call back, but of course never get the call back. You can email them at customerservice@stanmor.com, but will not get a reply. You can fill in a message on the web site, but will not get a reply. I expect to have them add a late fee despite the problem to process my payment is all theirs. I wonder what recourse is there when they start charging late fees and report my account as delinquent? Why would they take on more business than they can handle. How is it that a company with 8 1 star reviews and only one positive review can stay in business? Where are the regulators? I will be contacting my Atty if as I expect they add late fees and report late payments to the credit bureaus. read more

M:y loan was sold to this bank.....it was a sad day. Since being with them, it is an act of God to get a real person you can deal with. After being with them for over 4 or 5 years nothing has changed. Now here it is and I am getting a past due notice on my property taxes that says they have not been paid. They were due dec 2021. Bank shows they took it from my escrow but appraisal district has not received the payment and I found out that several accounts are this way at our appraisal district. Try to call bank and can not get to anyone. THIS IS NOT CUSTOMER SERVICE. They will have to pay late fee and not from my escrow account. I will be turning them in to the BBB read more

My mortgage got transferred from one company to Stanmor, and I wish that never happened. Ever since the transfer, I've been battling automatic phone calls / emails from them which claimed I didn't provide wind insurance. If they read my insurance documents, they would have seen that. But it was impossible getting my proof of insurance to this department (Imcovered.com), and their online file upload service didn't work. Customer Support phone # didn't connect me with an agent, only some automated responses telling me to go back to the portal. I had to raise the issue with my mortgage officer. He didn't even know what Imcovered.com was, so I to this day I'm not sure if Imcovered was spam or not. Stanmor never contacted my insurance company and I had to manually provide all the new information directly (new loan number, new company name / address, new mortgage officer). What a waste of time. If you're reading this Stanmor: please go through your entire workflow of transferring mortgages. Do a 'blind shopper' experience and see for yourself how broken / annoying the insurance verification process is. read more

The worst mortgage company I have ever dealt with. My mortgage was sold to them and so I have no choice but to deal with them. In their first significant communication with me as a new customer, they accused me of being a crook! Here is the first line of the letter. "Our records show that your hazard insurance policy expired and we do not have evidence that you have obtained new coverage." That letter was dated November 14, 2022. My homeowners premium had been paid in August 2022 and is good through August of 2023. I am at this point still fighting with them. I have had the declarations page faxed to them and sent by email. For 2 months, we have had 3 payments reversed for the month of October due to some issues at this place. I've had to contact my bank twice to reissue our mortgage payment that standard never received but definitely took from my bank account. We used my husband's bank account and that has been reversed as well and then reapplied to a month we didn't need to pay. Tyler Holland, Stacie Ruffin, and Dianne Williams have been no help and barely ever get back with us. We just want to pay the damn October bill. Do not use this company. read more

They were really easy to work with and they have local office so you can drop off documents in person and visit with loan officer who quickly reviewed income tax documents asked a few questions about income and losses that underwriters would have asked two weeks later, in person meeting with loan officer made easier with less back and forth questions. read more

I received a call that my mortgage payment was short in January. I contacted the mortgage company and they stated my note had gone up. I had no notification of this. After spending hours on the phone, they realized that they had a duplicate policy and was charging that additional amount to my escrow. For two months, I had to pay a bill that was 300.00 higher than my accurate loan amount. Each time I spoke with someone from customer service, I was guaranteed that they would look into it and call me back. Each time, a week would pass and I would have to call back starting at square one. At this point, I decide to shop around for insurance with the hope of lowering my note. Once I decided on the Insurance, my agent sent over the new policy to Standard Mortgage. I also notified Standard Mortgage that I changed insurance companies and requested a new escrow analysis. After doing all of this, I received a email from Standard Mortgage that the new premium has been paid. The problem........ They paid the correct amount of 4489.68 but they paid it to the WRONG INSURANCE COMPANY. I cancelled my policy with allstate and enrolled with Swyfft, but standard mortgage pulled 4489.68 out of my escrow and paid it to Allstate- the cancelled policy. I now have to wait for the refund from Allstate before I am able to pay the new policy with Swyfft. I was told that my mortgage note may go up even further during this time because my escrow is in the negative. I called Standard Mortgage and requested to speak to a supervisor. The voice mail states the days she will be out of the office in November, I made this call in March. It then says the mailbox has not been set up to leave a message. I have never dealt with such sloppy and negligent customer service. How does a duplicate policy "accidently get added" and then a payment is made to the Wrong Insurance Company after communication by both myself and my agent. read more

I had the misfortune that Standard Mortgages purchased my loan a few months back. They failed to pay my property taxes. I only found out when my city sent me a letter saying I owed them. Took forever for them to actually pay it. Now, I found out they have been charging me PMI when my mortgage that they purchased had no PMI requirement. It's been 1-1/2 months since I first contacted them and I've only gotten one email as a response. I've called everyone I can find online, I leave endless voice messages because no one picks up the phone. I still have not resolved my PMI issue. I would highly discourage anyone to choose Standard Mortgages as their loan provider. read more

my loan was sold to this bank. what a terrible experience. i didnt even get notified about it in the mail till past my first due date. there is no customer support and no one answers support tickets. they have no ability to go paperless. their online portal UI is outstandingly bad. I set up my autodraft for 03/02/22, the amount was removed from my bank on 03/03/22 and today is 03/04/22 and I still have no payment history or confirmation at all that the payment was recieved. No trace of it, and no support seems to be reachable or know what is going on. My mortgage was transferred/sold to this company at the end of 2022. My experience has been horrible so far. They alleged that they did not get a December payment, then when I contacted them they said the post office made an error and they cannot help that. Then on 2/8, they call me to ask if I want the December payment that they finally received to be applied to my February payment that I scheduled for my bank to send in plenty of time for them to receive by now. They don't seem to have that payment! "not our fault", they say. It must be my bank. I explained that since I've sent my payments up to date, they should not have to apply this to February. They go on...the January payment was applied to December, etc. They then said if they applied my December payment to February then I wouldn't pay in March. When I tried to clarify this the CS representative laughed at me and was just rude. Her only focus was having me tell her yes, apply this to Feb. When I told her I was concerned that they are not processing my payments she told me I was getting off base. read more

Standard Mortgage purchased a group of loans from my community (First Reliance Bank) in Florence, SC. Upon receiving the letter of notice and where to mail the payments, my wife mistakingly mailed it to our bank. This was the Nov. 22' payment which was forwarded by our bank and Standard got it. The Dec. 22' payment mailed with their coupon stub never made. After being notified of this we cut another check for Dec. 22' as well as Jan. 23'. This check never got there.So, we were notified with threaten letters of foreclosure and such. Very hard to believe the mail lost two different payments mailed at two different dates. But, they had not cleared the bank so apparently they are lost somewhere. Next, spent half a morning trying to get someone on the phone and finally did. Set up a draft payment that took 5 days to clear unsure what takes so long. Finally set up recurring payments. I look forward to the day interest rates get back to the rate I financed my loan at and I will surely be moving it back to a local bank that will retain it in house. Never had a late payment with First Reliance Bank but will probably never do another loan with them either. Also, Standard Mortgage needs to review the letters they send out. Some have 800 numbers which are fine, others have a person to reach with a number and extension but no area code. I guess in doing the work to protect yourself from them wanting to steal your property you have to be a damn mind reader also!! read more

The website to make payments is fidgety at best. Many times you simply cant process a payment. Heaven forbid your payment ends up even a few days late. You cant even pay online at all then. You HAVE to speak to your loan officer who may, or may not, be at work. I'm currently exploring refinancing options through different banks due to the difficulties with Standard Mortgage. read more

I only gave them one star because they never sold my mortgage to another company. Other than that, I don't know what all of these other people really experienced, but my wife and I were always met with the ugliest attitudes, very rude comments when trying to resolve issues with their customer service department. All persons we dealt with were usually very rude, no amount of kindness was ever shown by anyone we ever spoke to, no understanding of any issues, even if the issue was caused by them. Most recently, getting them to return an email or a call took an act of congress. Just to answer simple questions i had about my account were either ignored or we were met with a response that seemed like I should know the answers to something I was confused about. I don't recommend this company to anyone if they are looking for good customer service, because after 14 years, I have only dealt with one nice, helpful person in their Shreveport office, Debbie Barrett, who was always willing to help and work with me. I am glad to be selling my home this week and not have to deal with this company at all anymore. Good luck read more

Completely unorganized!!! They were fine until I got my flood insurance decreased this year and called them telling them NOT to pay the old bill and to wait for the new bill. They agreed and ONE MONTH LATER we got an email saying they paid the old (much higher) bill from our escrow! I called them and they informed me that in order to make those kinds of changes my husband has to email them so they "have it in writing." So now because of their mistakes and poor communication I have to call the insurance company, get them to send ME a check, AND send that check to THEM because they are completely incapable of doing anything correctly on their own. read more

If you are in the area that would be "serviced" (that's what they call it..servicing...like their customers are farm animals) by the New Orleans office of Standard Mortgage I highly recommend that you find another mortgage company. First, let me be clear. We took out a mortgage on our home and paid the loan in full. I have been late with the payment (2 weeks) once in 28 years. This loan was never in default. We never had a check bounce.The loan was paid per our agreement year after year. I had some water damage in the house a couple of years ago. Yes. My problems with this company have been going on for that long. I repaired the damage. I paid for the repairs. Standard Mortgage did NOT give me one cent to repair my damages. I do not know if other mortgage companies pay for their loan holders' home repairs but I do know that Standard Mortgage did not pay for my mine. In fact, Standard Mortgage did not even KNOW that I had water damage in the house. We had learned during Hurricane Katrina when we did not even know if the house was still standing that Standard Mortgage was not in the least bit interested in the condition of the house. They told us after Katrina that it made no difference to them if the house still existed because the LOAN did, so pay it...on time..or else. They were lovely. Fine. We paid the loan. However, this is why I know for a fact that they knew nothing of the water damage: I never told them. I got my estimates and paid for the repairs. I paid for the repairs. No one else. My partial reimbursement of the damage costs was sent to me by my insurance company. The check was made out to Standard Mortgage. I called Standard Mortgage and asked why the check was made out to them if they didn't pay for the repairs. The woman told me this, "Does the check have Standard Mortgage on it? If it does, it belongs to us." Why I asked. I am not in arrears on my loan. Why is this check yours? She replied, "Does the check have Standard Mortgage on it? If it does, it belongs to us." She repeated this verbatim to every question I asked. Over and over. No matter what number you call to contact someone elsewhere in the company, the call rolls back to the same person. Therefore, you have no way of moving your issue up the chain of command. They are able to make themselves clear..."Does the check have Standard Mortgage on it? If it does, it belongs to us." What you can't find out is WHY it belongs to them. I never did figure this out as, I imagine, was their intent. Perhaps the idea was to bully people into sending them extra money. What a horrible way to treat people. So now the loan, I think, is paid off. They kept the reimbursement check saying they "paid for your insurance with the check." Well, no, you did not because the loan is paid off and the insurance is paid by me now. After all of this, it is no longer worth the $800.00 they kept. Keep the money. I just want to be done with them. Unfortunately, I can't seem to get rid of these people. They have kept my legal documents (succession papers...very expensive in the area..."Why did you send them? Because you TOLD me to!), they have kept my check, they have kept the documents I need to remove them from my house title....even though...the loan is paid in full. Well, more than in full since they have kept an additional $800.00. Why would they need my $800.00? Perhaps they share what they bully out of people as a tax-free bonus. My apologies for my rudeness. The documents I need to remove their name from my house title, "are not here. We don't have them." Okay. What do I do? No response. Do I need to hire legal representation to sever this relationship since paying off the loan in full has not been successful? No response. Are you going to answer me? No response. Are you really not going to answer me? No response. Unless you count the conversation they were having with each other in the office about who knows what as I asked for an answer over and over. So, the bottom line here is that if you want this kind of treatment even though you will pay your loan for 28 years, will never default, will never send a bad check, and pay your balance in full, will never want to clear your house title after you paid off the lien, Standard Mortgage is the one for you. That is my opinion based on my many experiences with this company. I thought I would be done with them upon pay off but apparently not. They are excellent at cashing checks, those that belong to them as well as those that do not. They are also good at not demonstrating even the smallest degree of courtesy when talking with a customer regardless of the situation. What they are NOT good at is customer service, timely response, availability of higher level personnel to sort out problems with local employees, and just about anything besides cashing checks. read more
