Beware!!! This is a warning to all current and future residents. This is a smoke and mirrors complex ran by incompetent staff from head to toe. Management ignore both big and small problems and would rather pass blame ,than solving them head on. Maintenance is just as bad with no real skill or training to properly fix the units. First , let's bring to light the low cost plumbing they have in the units (they claim their luxury units, but cut comfort for cost). I've had multiple plumbing issues in my unit from the kitchen sink to bathroom toilet. The latest was the final straw when a leak occurred in the unit above me from the toilet and rained down sewage into my unit. I reached out to the office multiple times but received little to no response. The solution they proposed was to cut out and patch up my wet ceiling??? Like really?? How about fixing the sewage leak, the mold??? But no no no they wanted to remove and patch the ceiling and call it a day Ewwww, I know. (Ooo and don't worry no believers , photos are attached to my review). Secondly how about the rat and garbage issue?? The complex has only ONE trash compactor , that has more security cameras watching it than any other part of the complex. The compactor becomes overloaded almost everyday , followed by a letter from the office to every resident warning them that if they're caught overloading the compactor they will be FINED! Umm how about adding another compactor on the opposite end and or how about tackling the issue of none residents dumping trash??? But noooo management would rather go after their own residents. If you swing by this Mt. Trashmore in the ear lying morning hours you can find families of rats and mice feasting their little hearts out. Thirdly, let's talk about the break in, thefts and vandalism of vehicles in the complex. But management doesn't care about this , they would rather send out emails to residents warning them of possible fines for dog poop. It's amazing how a vehicle was stolen on Jan 25 , but an email that went out was about dog poop?? Also, beware of where you park not only because of possible vandalism and theft but possible towing. Yes they do tow residents vehicles at the owners expense. Parking throughout the complex becomes extremely crowded in most parts. Watch out for the lawn care as well , they have been known to kick up rocks into apartment breaking windows and putting dents/dings in vehicles. It's sad to say that management treats possible new residents with more care and respect than those living there. read more

I had nothing but issues with management. I'll divide this review into three sections - prior to move-in, living there, and after moving out. Prior to Move-In: This was a pure cluster-*blank*. I gave them all of their money and paperwork 30 days before move-in. They literally did not send me my lease to read/sign until LESS THAN 24 HOURS before move-in. I received it around 6/7pm on Friday, and was scheduled to move-in on 9am Saturday. I didn't even have a chance to read the full lease - which if I did, I would have never moved in because the lease was horrible. Since we already put in notice at our other place, we were stuck and forced to move-in. Not to mention, each time I was told that they had everything they needed - I wouldn't hear anything for days or weeks, and then it would be something new they needed, and the cycle continued up until move-in. They literally sent me NEW documents to fill out the day before move-in. It was ludicrous. It was extremely frustrating. I also asked, before even applying, if there were fees to do a month-to-month once our lease was up (because we wanted flexibility), and I was told absolutely not & it would be the same price. Well that was a lie, because when my lease was up and I wanted to continue on a month-to-month as originally discussed, they charged me an extra $300 FEE each month in addition to raising the rent. I was lied to from the beginning. Also, I wasn't even sure if we could move in until the AFTERNOON BEFORE the morning we were moving in, because they called to tell us it might be delayed! This was the most disorganized leasing process that I've experienced. While Living There: The central ac/heat didn't work in my apartment - yes, my brand new apartment that I was the first to live in. Apparently, someone messed up construction and the ventilation didn't go to my bedroom. So my bedroom was either freezing or unbearably hot/stuffy, so we had to leave our room door open at all times to get any semblance of cooling/heating. The maintenance guy gave us a space heater because he said there was nothing he could do. They approved my ESA animals and I signed my lease. A week or two later, they said that they weren't approving them - but not disapproving them and couldn't tell me why/what else they needed. They wanted me to re-sign my lease (that I JUST signed) to agree to pay hundreds in pet fees. I had to have a lawyer reach out and then all of a sudden they were okay with everything (again). Then - I complained about noise in the building, and they had the nerve to tell me that they couldn't do anything because they didn't want to harass other tenants, so if I had an issue then I needed to call the cops. (LOL I couldn't make this up if I wanted to.) The noise was RIDICULOUS. I actually have photos of someone having a full on party, with an event tent, at 3 am in the middle of the complex. Garbage was always piled up on the weekends. (I just checked their Google reviews & it looks like someone even posted photos of it smh, people are finally fed up!) Dog poop EVERYWHERE! They send out rude & threatening emails to all residents - telling them that residents don't pay for amenities and they can take them away at anytime, telling the residents that they are adults and need to clean up after themselves... I mean seriously - a luxury complex sending out emails worded like this? Oh yeah, the manager Lori told me "you're never happy, you've never been happy since you moved here" because I brought up concerns. Really? Really? I spent all that money to not be happy? You insult me because I care about where I live and professionally expressed my concerns? My husband felt uncomfortable getting coffee in the clubhouse because one of them would come out and watch him until he left. What did you think he was doing - stealing free coffee? Or rather, drinking the coffee that he buys with his rent payment? Our car was vandalized and no one cared. I went to the office and Susan was completely apathetic. She literally ushered us out and said just call the cops and give them the police report, then they will put it in a file. Are you serious? I asked her to come and see it because I wanted her to be aware in case it happens to other residents. She refused. Move Out: They ripped up the carpet because I had animals - despite there being no odor or visible stains. (I have this on video). Then tried to charge me for it. They also tried to get me to sign some bogus move-out document that would've made me agree to nonsense fees - I refused, thank goodness. In the end, they sent final accounting and showed that I would be owed a refund. They sent the check - I cashed it, then about two weeks later, I get a letter stating they sent me to collections. I CAN'T MAKE THIS UP. The collection company dismissed it because I showed proof that it was THEM who owed ME. RED FLAG!!: Also - Susan & Victoria work there, so those reviews are fake and should be removed from Google & Yelp. read more

This property is AMAZING! It is newer which is very nice and the amenities with it are outstanding! The salt water pool is huge and has plenty of seating for the crazy hot summer days. They have a dog park for my pups and also plenty of space to take them on walks. The best feature at the community is the office staff. Lori & her team really care about the residents and do what they can to make sure everything is taken care of for us. The service team is also spectacular, taking care of any and all work orders I put in. This is the best community in Clayton for sure! read more

"Apartment Living!" As Lori would say if you had one complaint. There is nothing good about the place except the amenities, but wait, there's rules that they pull out of nowhere to 'ensure safety' when it's not. It's to keep them out of trouble. Then once the rule is posted, they don't enforce it. Why make up a rule, then not enforce it? The pool is the biggest place that rules come up with out of nowhere. Don't try to complain when there are people out there after the pool is supposed to close though, they won't do anything. I wouldn't recommend taking your dogs to the dog park, I found nails from when they put up the garage right in front of the park, and instead of the construction crew picking them up they went and put out mulch on top of it so my dog got a nail stuck in his foot. When I first moved in the dog park looked amazing, now there's mulch missing and all you see is the dirt that has nails stuck into the ground. The parking is something else, I had to park on the far side of the complex most days/nights because people have either way too many cars or their visitors would park where residents should. The parking is too small for that big of a complex. The management is a joke, you can't complain without Lori smarting off "apartment living" then shrugging it off, or if you actually get their attention it best be for something good. Susan isn't any better, she walks around like she owns the place, she would have parties at the grill area every weekend and you couldn't use the grills or even remotely get to the pool. She doesn't even live there and since that's the case the same rules should apply to her, which is two guests per apartment, but clearly not. Victoria, which doesn't work there anymore, was about the only decent person in management. Since she left there haven't been the awesome parties they used to have, the place is just going downhill more and more. Get ready for nasty emails from the staff members that if you share you can get in trouble for. The crap they put you through while moving-in, living there, and moving out. It's just not worth it. Oh, and get this. There is only one trash compactor for all 11 buildings, which more than half of the time nobody can compact their own trash so there's a big pile right next to the compactor that nobody can now get to. This complex attracts bad things. Within the year and a half I lived there, cars were broken into and one was stolen. The staff sent out an email saying "please ensure you lock your vehicles". When the apartments were renting to the Novo Nordisk construction people, a lot of them would come in drunk at night and tear through the apartment complex going 20+ mph. One was bad enough that it didn't matter how many times you called safety officer nobody answered so police ended up getting involved, about an hour after a management staff person came out and talked to police about who was creating such a problem. You would think they would try and clean out the people who still do that today, but no. As long as they get your rent check that's all that matters. So I will definitely enjoy not spending $1300 a month on just rent. 0/5 stars should be an option for this apartment complex. read more

This community would be a nice place to live if they enforced the rules. There are people who live here that don't clean up after their dogs and nothing is done about it. The office staff say they have no idea who has dogs and who doesn't. All dogs should be registered with the office and given a tag that the dog has to wear, no tag you get a fine. If you live here don't even think about enjoying the pool! There is never any enforcement of the rules. You are only supposed to have two visitors at any given time, on the weekends and now during the summer, you can't even enjoy the area because there are so many outsiders using the facilities. People get in the pool in their street clothes!! There is absolutely no one watching and enforcing rules. In the evenings/nights, it is not safe to walk the neighborhood because there are always groups by the picnic areas and pool, drinking and playing their music excessively loud. Groups of teenagers roam the grounds and loiter around the clubhouse. For the rent that you pay at Stallings Mill, you would think you could enjoy the amenities, but it is like going to a public pool! Oh, there was a dog in the pool area, supposedly that is a health violation, but I am sure nothing will be done about that. Do not rent here unless you plan on staying in your apartment! For those of us who can't enjoy the amenities, we should be given a break on our rent. Can't wait to leave. read more

Great, new community with professional staff and resort-like amenities (see Online). It's NEW construction so there are other buildings going up which means occasional noise and dirt but that is to be expected in exchange for a NEW, unused place to rent. Amenity center rivals most housing communities. Pet-friendly, family-friendly place I would recommend to anyone!! read more
