BBB rating for this company is F. Subtle discrimination against disabled and elderly. Cheap blinds not installed properly. Refusal to order the correct size and color. Overcharging HOA fees and refusing to justify outrageous community fees including electricity for common areas. They chronically overcharge and underdeliver. Ignoring inquiries about fair practices and renters rights. They care more about squeezing every last dime of you instead of creating a culture that invites long-term residence. They make sure they make money off of your moving so they don't care if you move by not returning your deposit. They will find every small reason to keep it plus charge you more. Predatory algorithmic rent setting to make sure they get the absolute most out of you. Look it up it's bad news. UPDATE: the response from the management company is bot generated. They use an unethical company named LuxLiving in Lehi. Layers and layers of unethical fees and ignoring concerns of residence if they don't feel like addressing them. ICO is in serious need of some ethical upgrades. ANOTHER UPDATE: still waiting for actual results - none. The HOA company they use has a D- rating that WE are gouged for. I stayed silent for a long time, but no more people need to know the truth. Long list of junk fees added on. Valet trash is nasty and stinks up the breezeways but we are forced to pay so shareholders can squeeze more $$$ out of us. They do not care that most of us HATE it. AND ANOTHER UPDATE: complete refusal to install proper blinds. I was told by the manager that they installed the wrong ones in all apartments so I should accept the same. Instead of correcting the issue and quit ordering the wrong blinds. Crazy. Also breezeways are filthy and they won't clean them unless I ask. And the beat goes on... WHEN YOU STAND UP FOR YOURSELF, THEY RETALIATE They use a predatory legal service called Titan Legal that has very questionable ethics and will escalate whatever fees they can when you move out to outrageous amounts please research them before you rent from any property that uses them. Here is another example of how they try to squeeze every single dime out of you: They use a system called BILLEASE. They charge $9 per month to bill you. It's not enough to have unfair fees, but they charge you to bill you for those fees. Stay tuned I will update you regularly. They are escalating their retaliation as well, and I will document that here. Someone from ICO corporate office promised me that she would address issues that I have outlined here. I am still waiting. She has not addressed a single issue whatsoever. And ignores my legitimate request to follow up. THIS IS NORMAL OPERATING PROCEDURE FOR THEM. I can back this up from almost 6 years living here. Illegal intimidation and retaliation have already begun. I will keep you posted on that as well. They need to be exposed and I will do my best to be thorough and honest. Vivint security that we are forced to pay for has a rating of one star on yelp a few thousand reviews. But we are forced to have it because ICO makes a substantial amount of money from it at our expense. They do not care that we don't want a one star review security system.

This place doesn't have a problem with lying to you and coming up for stupid reasons to charge you more than what you initially signed for your lease. They have no morals or standards. You have been warned. Don't ever sign a lease with them! EVER!!!! You will absolutely regret your decision!

Fire alarm goes off every fortnight due to some dude burning his toast as well. The outside smells- you guessed it- of complete dog pee because it is soaked in dog pee. Also, not great at enforcing the pick-up poo rule so there will be be sleeper bombs. Pool requires some maintenance, the elevators smell like dog pee and half the time the mat has a giant dog pee stain on it. :) BIGGEST THING: we had a theft out of our parking space on the staff has ignored us nearly completely, and has neglected to inform tenants and is increasing their liability. BE WARNED- your stuff may get stolen and the building will do nothing about it: The positives- the countertops are my dream. They are gorgeous as are the cabinets. Decent enough storage which a pantry as well. Bed room is good size, as well as master closet. The actual handyman is very kind as well. The gym is decent, pool is decent but the rules are very strict. It's essentially strictly for residents. Rent is semi-reasonable with no huge hikes. Overall, our stay was very good due to our doing more than the building. You can make the place your own and ignore the bad things and have a great stay, but the actual building staff are condescending when real concerns are brought up, they have a refusal to fix problems that affect the quality of life for their tenants if it's too much trouble for them.

There's not much noise transmission between apartments. You'd never know there are 150 apartments because foot traffic is very low. The clubhouse has a pool, hot tub, fitness room, grand piano, kitchen and pool table.The apartment building has a reading room, game room, puzzle room and mail room. The exterior is elegant, the grounds are immaculate and the common areas are beautiful. Management is friendly and maintenance is prompt and thorough. The location is convenient. Grocery stores, fast food and assorted service businesses are within a few blocks. The freeway, a hospital and another commercial district are less than 2 miles away. There's a fishing reservoir nearby, as well as a canyon with a walking/hiking trail. It starts out very easy, then gets harder leading to a meadow with a lake, or waterfall or something like that. I've only gotten as far as the beginning of the easy part.

It was nothing short of a F****** disaster from the get go, we moved in and found cat litter in bedded into the carpets the carpets were not cleaned like they claimed they did every time somebody moved out. Our cable never worked we paid for multiple things we never utilized we went without washers and dryers for weeks on end they'd come fix it and it wouldn't be fixed and wed have to wait more weeks and constantly pester for help, which resulted in nothing but disrespect and aggression from their maintenance clown. Our AC broke in August and it took two weeks to fix the issue and the cooler they used let off more heat than cold air so they moved it to the back door while we were at work and left our back door open all day with nobody home. Another instance our toilet in the main bathroom would constantly leak and we said multiple times how it needed to be replaced and the guys argued with us over and over again until one morning we woke up walking on water literally, our whole downstairs was flooded with toilet water, we called the emergency number and got no response (not surprised) so had to clean up and run out for supplies. when i called in the morning i was told they would get there when they could so I waited all day in a apartment that smelt like mildew, for them to say no one could come out until the following afternoon to clean and sanitize the place so they pulled the carpet up a little and put fans there which just made the smell worse. the next day i went to work and came home the bathroom had flooded again and they had used decorative brand new towels and my clothes from the laundry room which were in the washer!!!!! The point is unless you want to be treated with contempt never be be heard pay out the ass don't go here!!! save yourself the hassle and time. a month before moving out our 3 month old puppy was attacked while my husband held her by an aggressive Pitbull the complex couldn't care less. then six months after leaving they claim we never paid a security deposit and they cant find it when i have the paperwork. ABSLOUTE CROOKS!! they pay people do false reviews for incentives don't be fooled and don't waste your time paying to live here. They do nothing to update apartments or appliances and at this point they need it. they should fire the fake maintenance men and find someone actually capable of performing simple handy man tasks. you pay for pool and gym amenities the pool is closed 60% of summer because they cant balance it and they cant keep it clean and don't enforce even basic rules. You will order food and grocery's have them stolen off your porch. NO RULES are enforced you just have to shut up and follow theirs. Best of luck to anyone who chooses to live here. they are the most unorganized sneaky rude complex i have ever dealt with. Don't ever expect the office to be open and if they are don't expect help. there was no parking and i called the office to let them know a previous resident had just abandoned their vehicle i spoke with Aleesha multiple times and the car was still there 3 months and wouldn't be surprised if its still there. I would have to park across the car park and walk in the dark with lights that didn't work because no one can be asked to do their job!!! I don't believe in bashing online and leaving bad reviews but after dealing with this company and this complex for close to five years id hate for anyone else to deal with issues we did.
