    Extreme moisture problem

    Unfortunately things have taken a terrible turn and I must update my review to warn people. just now NEW I'm so over SpringHill at this point. My husband and I have lived at SpringHill since 2015. We made the mistake of renewing our lease in November because we didn't have another place to go at the time. Now I just want out. We have a major moisture problem that's been getting worse the last two years. To the point that the moisture accumulation on the inside of the windows soaks the windowsills and the front carpet under the front window wall around the front door. Last year my carpet around the front door and windows was so soaked I couldn't keep up with it with a dryer and so it sat soaked for days no matter what we did. Anywhere we struggled with that the carpet has turned almost black in places. The nook in our second bedroom had such bad moisture issues the drywall got soggy and damaged. We constantly told them about this and they'd do little to nothing and make excuses as if this was normal. Then the mold started. On the windows, front door, ceilings, windowsills. It was ridiculous. Several times we'd call and they'd just clean it up and bring in a huge dehumidifier for a few days. But of course it kept coming back. And everytime they just bandaided it. We had maintenance that told us privately that all the buildings had this issue, so the offer to move us to a new unit does nothing in the long run. Plus ever time we had them address it they'd add some kind of measure we were supposed to be doing. Every single time they'd add something new. First it was open the windows every day. Then it was run the fans all the time. Recently I was belittled about my concern for the mold by maintenance and told I need to open my front door that mind you has no screen to keep bugs and such out every day for at least a half an hour. Even in the middle of cold weather or extremely hot weather. Then we we told the lease says we should be cleaning the mold. Mind you I've become very sick the last year and a half constantly and have no life now and docs can't find an obvious cause. Funny how it started to get way worse when the moisture and mold did? When I leave the apartment I start to feel better. Now even my cats are pulling their fur out for no foreseeable reason and look stressed all the time. All signs of mold toxicity. The blackness in the carpet I researched and it looks like mold is under there but of course I can't pull it up to look. We even got a dehumidifier and run it 24/7, and it pulls a very noticeable amount of water out of the air everyday. And now they expect us to clean this mold that releases spores in the air when you clean it ourselves. Sure you can wear a mask but it still sits in the air even when opening windows for a few hours and my chest feels tight for a bit even after all that. I can see cleaning a little here and there but the amount that's here is ridiculous and it's even on places we shouldn't be having to. Like on the CEILING. Since when should you have to do that to keep your home normal and healthy? Nobody I've spoke to in my circle of friends and family has ever heard of being expected to do all this to keep a place safe. Yet we keep trying to keep up with this ever growing issue. We are also paying $1,400 now for a unit we paid $550 for 8 years ago. I know rents go up in time but that's ridiculous and the old and cheap appliances aren't worth it at all. We just want out!!! Will be looking to get advice from legal aide and lawyers because I can't spend another 10 months here with my health deteriorating daily and watching my animals suffer too. I have lots of pictures as well of this problem. SpringHill should let us just go without penalty. This is horrible and detestable treatment SpringHill. STAY AWAY FROM THIS PLACE.

    So unfortunately I had to move back in here fortunately only for a VERY short time. Within one day our toilet was clogged. There's screws sticking out the sides on the kitchen cabinets. Whoever installed the carpet did a poor job because there's a sharp piece poking out I have to cover with a rug. If your maintenance need isn't urgent they can't even give you any sort of time frame as to when they might be able to come; completely up in the air. There's way too many strict and ridiculous policies. I backed my car in once for literally only half a day and got a towing warning sticker on my window. However, there's many vehicles that back in here everyday and are left untouched. There's one vehicle in particular that has backed in so long that a spiderweb is attached to it. Nice.

    If you are looking to live here literally RUN. If I could give this place negative stars I would. I have literally lived here for less then a week and I have already called corporate emailed them multiple times the office here is useless you can never get through to anyone on my move in day I called the office 40+ times not one call answered no one was able to do a walk through of my apartment before I signed the lease within 5 minutes of signing and actually viewing my apartment I was already back in the office to tell them I'm not accepting this unit bc it was FILTHY and nothing looked like it had been touched since the last person that lived here, the office refused to give me another unit also refused to lower prices, the list of Everything that is unsafe or just plain gross in this apartment is too long to list here I have gotten no where with management I am so disappointed the first 2 days I had to remove at least 8 roaches I have already felt harassed by 2 neighbors I can't even shower in my new apartment bc it feels so nasty in the bathrooms even after deep cleaning 2 myself I don't even want to unpack anything else in here all I've unpacked are my clothes and day to day items no kitchen supplies are unpacked or bathrooms bc they are so filthy I don't even want to put my stuff in here, it's even more disappointing after talking to a neighbor on the same floor and they had told me no one has live in this unit for months so it went months untouched maintenance is not friendly at all. Will continue contacting corporate until someone is able to help me.

LOCATION/PARKING This is a prime location, about 10 minutes walk to Fry's/ ~2 minutes drive. I could walk to Banner main campus hospital or the university health science campus in about 20-25 minutes. I could take the number 6 bus to get to the main campus and University avenue easily after a few stops, or get to downtown just as easily with the number 6. Free parking up to 2 spots included with our lease. The parking isn't covered but you can use a window shade or there are a few large trees that can provide shade. NOISE Most of the tenants were also quiet and there were no frat parties within this complex. Or they were good at concealing it and I never knew . If you are looking at other nearby housing/apartments, they seem to attract a much rowdier crowd. THE HOUSE One of the main reasons I chose this location initially was that it was a very reasonable price, in a good location, and it was two bedrooms, two bathrooms. It is nice to not have your own bathroom, and if one breaks, you have the other to use until it gets fixed. One bathroom is attached to the master bedroom. The kitchen itself is cozy, perhaps a bit less than I personally would want, but if you don't excessively buy kitchen appliances you'll probably be fine. We fit a large microwave, small rice cooker, Keurig, dish rack, 6 qt instant pot, and magic bullet easily. Electric burners. Easily accessible breaker box in the kitchen area if you kind of know what you're doing (or can YouTube for help) if you need to reset a circuit. Extra perks: We had a nice little front patio area which I wish we took more advantage of, but we were always a bit too busy, and I am unfortunately a delicious tasting morsel magnet to mosquitoes. There is an additional storage on the back side of each housing unit, which can store a decent amount of stuff. I personally only kept a half-broken bike there, but it probably gets decently hot as it faces the setting sun. MANAGEMENT Bill, the landlord, was definitely a landlord who cares about the upkeep of the property rather than just trying to patch fix an issue after it crops up. He did regular check-ins every few months to check and change the air filter, and run a cleaning cycle through the washer and dishwasher. He was also easily accessible, and if something went catastrophically wrong, he addressed it in a very timely manner with whichever maintenance crew was needed to fix it. It was easy to pay rent via Zelle, and even when my bank did something stupid and sent a rent payment after I moved out despite me finishing my repeating payment sequence appropriately, Bill was very prompt to my text and sent the money back to me. Chase said as Zelle is a third party platform there's nothing they could do from their end (which makes me never want to use Zelle for anything but a one-time payment with trusted individuals). Additionally, he did not spring the all too common unchangeable and frankly BS "fees" that many landlords charge everyone when moving out. He outlined usual problem areas that can deduct from the security deposit prior to moving out, and was very fair with the final deposit. Bill is easy to contact, reliable, and an actually good person, which is hard to find with a lot of scummy landlords that are unfortunately all too common near a college campus. THE BOTTOM LINE I didn't even know this property had a Yelp page, but there's a reason it's rated so highly. If you're looking for a good property to rent with a good landlord and no drama, this is a perfect place.

That said, what really matters is how it was handled--and that's where this team truly impressed me. I went straight to the office, and they immediately worked with me to transfer to a more appropriate apartment. The office staff and maintenance team also helped move packages that had already been delivered and made sure everything was taken care of so I could settle in comfortably. Mistakes happen--we're all human--but the way this was resolved quickly and professionally is honestly rare these days. Everyone I've interacted with has been friendly, helpful, and genuinely focused on making sure I'm happy here. The grounds and amenities are clean and well maintained. The apartment itself is spacious and quiet--I haven't heard my neighbors at all--and parking has been easy. My only small downside is getting past Milo, the AI staff member, but once you reach a real human, you're in great hands. Overall, I'm very happy with how everything was handled and appreciate the effort the staff made to turn a stressful situation into a positive experience.

In my opinion, One North Fifth is really the foundation of the recent downtown evolution. Since then, the 4th Ave tunnel was rebuilt (and it's gorgeous), new shops, restaurants and yoga studios are appearing downtown, a trolley system was put into place, and now a 3-Level underground parking lot is almost done being built, which really comes in handy for the residents downtown. But I digress.... They only offer studios & 1 bedrooms, so if you're a family looking to live that downtown dream, you might want to consider another city (at least for now). The best part is, the deposit is only $300. Try finding a place that can beat that deal. Oh, and all utilities are included (including wireless internet). There's a tiny gym on site and there's a laundry room on each floor. The downstairs lobby area is modern and clean and the staff (Vanessa) is extremely kind, helpful and accommodating. The nice part is you can walk or bike virtually anywhere you want. Be careful though. If you live here, the likeliness that you'll become an alcoholic is high, seeing as you're only a few steps away from Club Congress. It's all too convenient to be able to stumble from the bar and be home in 1 minute.

My father would say, "it's like putting lipstick on a pig." Don't let the charm of the building fool you--stay away. Yes, the Academy Lofts is a beautiful old stone building in a historic neighborhood (that has now been taken over by homeless). I was drawn in by the high ceilings and tall windows. It looked great at first. But once you move in, the problems start. Plumbing is a mess. My dishwasher broke almost immediately and stayed broken even after being replaced. A year later, they finally discovered the real issue was the plumbing. The garbage disposal never worked, and the sink broke twice--I waited weeks for maintenance both times, with no way to wash dishes. Maintenance is elusive. Requests go unanswered for days or weeks, and problems linger far too long. Management is unprofessional and hostile. They rarely respond, and when they do, they're combative and insulting. I've been parking my new car on the street for five months because I lost my gate clicker--and they refuse to replace it. Safety concerns ignored. A hornet nest above my door grew to the size of a dessert plate. I was stung twice before they finally removed it--a month later, after multiple emails and calls. It's back now. I notified them over a week ago. No response. Bottom line: This place is mismanaged, neglected, and not worth the headache. I strongly recommend avoiding anything listed by Fenton Investments!
