Spotahome would appear to provide a competitive alternative to AirBnb and similar sites. However, they levy an extortionate booking fee of over 50%(!) on a month long booking, and this is charged even if you cancel the booking within 24 hours. Their FAQ does not explicitly disclose this, and they are unwilling to make good faith exceptions. Spotahome is based in Spain, and governed by EU regulations. Note, however, that were a company to charge a fee of 50% in the U.S., this would be considered extreme and not survive a legal challenge. AirBnb has its own issues, but they are more transparent about fees, and you can also be assured that you'll never be hit with a 600 fee on an 1,100 booking! I recommend steering clear of Spotahome completely. Recommendation: Avoid! If you're in Portugal, consider idealista.pt instead - but when dealing with a landlord, get everything in writing! read more

We had some concerns about the apartment we booked and cancelled our reservation after paying 1st months rent and spotahome fee, however, we spoke to landlord directly and those concerns were addressed, we asked spotahome if we could keep our reservation after about an hour after we cancelled it. They assured us our reservation was not cancelled after all and since we paid, it was secured. ...Then they proceeded to keep the reservation cancelled so that we would have to make another and pay their fee a second time, not only that, they kept sending the same exact auto message on whatsapp reassuring us that it was not cancelled and it was confirmed regardless of the questions we asked via email, whatsapp, and on their website directly while adding their fee for a second time to the online booking. I definitely do NOT recommend the landlord Ingrid Kellas in Graz, Austria!!! In December and January, the entire block was extremely cold because all the tenants were afraid of dramatic electricity bills (Ms Ingrid owns the entire block and rents it to at least six people). During this time, we slept in temperatures of around 6-8 DEGREES CELSIUS!!!! WHEN THE OUTSIDE TEMPERATURE REACHED -8 DEGREES CELSIUS!!! I was feeling like homeless when I had to slept under 4 layers of duvet and be in my winter jacket inside all the time. This is due to the lack of renovation of the rooms on the ground floor and first floor. The electricity bills in November amounted to €190, even though I did not heat the room above 14 degrees of Celsius throughout 2 weeks (this was reported to Spotahome and to the landlady - nothing was done about it). Secondly, the flat has extremely high humidity, which makes all our belongings, including clothes, wet as if covered in morning dew. In addition, it quickly became apparent that mould was growing on the walls (this was also reported and nothing was done about it either). Thirdly, the landlord attempted to withhold my €500 deposit and tried to charge an arbitrary €40 cleaning fee for a flat that was cleaner than when I moved in. It wasn't include in a contact. I only recovered my funds after Spotahome Support intervened. The only advantage of this room was location in the city centre and it was looking nice at first sight. It has many flaws that are not mentioned in the contract and in the Spotahome description though. In addition, it is not possible to add a review in Spotahome app, when reviews about landlord are visible. Despite the description on Spotahome, the owner does not speak English and rents flats to people who do not always know German. It changes nothing because even with German-English translator person she wasn't able to help us a little. Think twice before you decide to live in that place!!!!!!!!! I wouldn't even wish this on my enemy. read more

DON'T USE SPOTAHOME !!! Once they have your money you will NEVER get your deposit back. They reply to you extra fast before you pay the deposit and will ghost you after. DO NOT USE SPOTAHOME!! PLEASE READ THIS EXPERIENCE AS A WARNING! My co-worker rented an apartment in Rome, Italy for 3 months and pre-paid the first month's deposit of around $2000. Online, the apartment looked beautiful. Spotahome says they will protect you if the place isn't what you are expecting, return your money if your landlord doesn't, and will find you another place, but they are LYING! Also, after booking your rental and getting the information they need from you, both Spotahome and the landlord will be very sporadic about answering your emails and questions about your rental. On the check-in date: **I was on speaker phone as a witness to this situation, originally to help her understand what the landlord's instructions** My co-worker waited a long time in the cold for the landlord to meet her late. Ok, strike one, but still going. However, the place was extremely dirty and not cleaned at all. It was also very run-down and looked nothing like the video or pictures online, which had been taken years earlier. The landlord told us that he didn't have time to go clean it before she arrived because of her check-in time?? However, he knew about her check-in time for a couple of months at least! It also smelled of cigarette smoke, which she is highly allergic to. Notwithstanding ALL OF THAT, she asked him if she could just stay the 30 days for the amount of deposit she paid and give him a 30-day notice to move out in a month because it wasn't at all what she wanted or expected (in Spotahome's rental publications, it states that if you need to leave a rental early, you can give a 30-day notice to the landlord). He told her no and that if she didn't want to stay the entire 3 months, that she had to leave right at that moment and that he would tell Spotahome to refund her money. I heard all of this and even asked him to confirm that she would get her money back because she was willing to stay the 30 days that she had already paid for. He said, yes, they would refund her money! CLEAR AS DAY! My co-worker then left and tried to contact Spotahome immediately through the app for help with a place to stay and her refund. GHOSTED!! She spent the night on the street in Rome while we looked for places. We finally found a hotel temporarily, but Spotahome NEVER answered to help her find another place. My co-worker continued to email and email them and I even emailed and emailed. They finally answered me, saying that because I don't have an account or a current rental with Spotahome, that they won't talk to me about anything. When they FINALLY answered my co-worker regarding her refund (never mentioning helping her with finding a new place), they said that she needed to get video or photographic proof of the state of the apartment! She didn't even know that the landlord wasn't going to accept her staying there for 30 days until he told her no and to leave! How is she supposed to think to start taking video and pictures of the apartment at the very moment he is escorting her out and also believe that the landlord is going to let her?? She obviously couldn't go back after the fact and get that proof either!! We have both responded again and again to Spotahome after this unreasonable and illogical response to her refund request, but Spotahome has been GHOSTING her since then and has yet to answer or do the right thing as I write this complaint. Spotahome NEEDS TO REFUND HER DEPOSIT AND DO THE RIGHT THING OR THEY ARE STEALING! Again, DO NOT, EVER, USE SPOTAHOME!! They WILL NOT HELP OR PROTECT YOU AS THEIR CUSTOMER WHEN YOU NEED THEM!! I had a very disappointing experience with Spotahome. When I booked through them, I was promised support and relocation if the room wasn't as expected. Unfortunately, once I arrived in a foreign country Paris, the reality was completely different. Spotahome was a terrible experience. Laura Centurion and the landlord gave me the wrong address in a foreign country, ignored me when I asked for help, and never provided the relocation they promised. Completely untrustworthy. read more

The landlord cancelled my confirmed booking after sending us a contract that did not match the terms and prices shown on their Spotahome listing. My experience with Spotahome has been deeply disappointing. I booked a flat through the platform and thought that everything was secure and reliable. Instead I found myself in a shocking situation that I never imagined could happen. The landlord increased the monthly expenses and the cleaning fee and changed the rental dates on the contract we were sent so that we would have had to pay about one thousand euros more than the price written on our Spotahome confirmed booking. When we pointed out the differences the landlord told us to change the contract ourselves and then cancelled the booking one day later. I had no idea that a landlord could cancel a confirmed booking on Spotahome. If I had known this was possible I would never have booked through the platform. The cancellation caused significant stress and uncertainty as I was preparing to move to that city for six months and believed I had secured accommodation. After fifteen years of using online booking platforms this has been the worst experience I have ever had. I am absolutely devastated and was not offered any form of credit or compensation from Spotahome for the major inconvenience I experienced, only a refund of what I had originally paid. It is also extremely concerning that Spotahome has not removed this apartment listing from their platform and that the landlord has not been delisted despite their behaviour. This landlord has multiple properties listed on Spotahome which raises very serious concerns for future tenants. read more

The company stand on landlord and never like to cancel when you are screwed because they lose money. I checked Reddit, Facebook, TripAdvisor, and everyone gave bad reviews to them. They ripped us off and we filed dispute to get our money back. Fighting them and they threatened us in so many ways to get the money that they never worked for. Tenía un contrato de 11 meses, lo firmo, el inquilino entra en mi casa, se empadrona y a los 10 días (no exagero) dice que se va en 30 días. Spot a Home dice que eso se puede hacer y no solo eso, si no que no me van a pagar el mes que ha estado, que es su comisión y que son sus condiciones. Ah y por supuesto "me invitan" a devolverle la fianza. Asi que he tenido 1 mes mi casa con inquilino, he pagado los suministros y encima no voy a cobrar el mes en curso (me dicen "si aceptas otra reserva larga te lo abonaremos, si no, nada"). El inquilino le ha echado morro, pero que Spot a Home se lave las manos y encima le proteja, es el mundo al revés. HUYE SI ESTÁS A TIEMPO!!! read more

I had a very negative experience with this company in Milan. Their service is extremely disappointing, and it's unclear what they even charge their agency fees for. As a tenant, you have absolutely no protection if important information about the property is hidden or misrepresented. I found a room on their website. I checked the map on Spotahome, and according to it, the apartment was located somewhere near Lodi/Brenta. Nowhere on the listing did it state that the apartment was for men only. After they confirmed the booking and charged me, I discovered two things: the apartment was actually quite close to Corvetto (so a different area of the city), and I would be living with three adult men. As a young woman I was quite disturbed by the last fact. Googling the address, I saw a visual of the backyard filled with trash on Maps. All of this was an unpleasant surprise to me. I contacted the landlord and Spotahome support asking for help, but was simply told that I can cancel and lose all of the money I paid already. They refused to refund me anything. Considering the fact that I booked without knowing full information, I feel it was reasonable to expect at least some kind of a waiver on Spotahome, or anything at all. If you use this platform, be prepared for unpleasant surprises from landlords and zero support from Spotahome. read more

I got scammed out of €491 claiming it was a "service fee" for a below 0 service: I was suggested an apartment that was 1hr away from my planned location, I was disclosed the actual address only after paying the deposit, which then I couldn't get back because of their policy. They also won't help you if there's other issues. STAY AWAY, I don't recommend at all! read more

Stay away from Spotahome! The apartment that was rented was dirty, not functional and most importantly had MOLD! The landlord didn't care one bit about it. To top it off didn't return the deposit. Contacted Spotahome twice and of course have not heard back. read more

AVOID SPOTAHOME. The place I booked got flooded in Valencia earlier this week. Tried to reach out to them via WhatsApp, contact form and email to get some help or at least offer. No one responded. They're only quick to respond when they're collecting your payment. Other than that, look someplace else. Never again. read more

I Was using SPOTAHOME before , but not anymore because this site become very bad and not professional .As customer YOU ARE ZERO PROTECTED First if you need some assistance , you have only AI which constantly repeating the same . Then the most important , 60% of apartments are with double fees - you need to pay fee to Spot home and to Agency who take care of apartment ( Landlord fee) . Also VERY IMPORTANT you do not have option to review the Landlord , so basically if someone have bad experience can not share and inform the others.... I found the much better option for long stay BADI , or AIRBNB , and all review of the Landlord are present. read more

Booked with Spotahome based on their 'Deposit Protection guarantee'. At the end of my stay, the Landlord was seeking to withhold over 70% of the deposit without providing evidence. I provided Spotahome with evidence refuting these claims, including photos/videos of my bedroom, proof of rent payments, correct deposit amount, etc. Spotahome reached out to landlord and I was sent with a new deposit form with virtually no difference to the calculation of their original charges. Thus my evidence was not taken into account and I still have not been provided with any counter-evidence. This is after 3 months of going back and forth. I sought to escalate this issue with Spotahome and they have until now not replied for over 2 weeks. This is after having consistently replied within days, and hours even. Their guarantee has proven to be worthless and the payment to book through Spotahome at the start is for nothing. This system seemingly enables Landlords, like mine, to not be held accountable and to be provided with cover while the tenant has to instigate everything to recoup what is rightfully theirs. read more

Unfortunately, I can't give less than 1 star. Spotahome is EMBARRASSING, simply ridiculous and unprofessional. DO NOT TRUST THEM. I decided, for once, to use an agency to rent in Dublin. The result? I have been SCAMMED. I paid for the peace of mind of finding the accommodation as pictured, but instead found it shabby and dirty. Spotahome in no way took responsibility for NOT having ever come by to double-check the condition of the accommodation over the years. I received no refund, no support, and no valid solution that wasn't disadvantageous to me for this inconvenience. DO NOT TRUST THEM. You're less likely to get ripped off on your own; you can do better on your own. Dear Spotahome NEVER AGAIN, you're unacceptable. read more

I had an unpleasant experience with this awful company. I rented a room from them and they took a deposit of €800, promising to return it as soon as I moved out. When I arrived at the apartment, coming from the airport by taxi, I couldn't get close to the house because I had four heavy bags. I had to drag these bags across the entire area as the owner did not provide the exact address, making it very difficult to find the house with my luggage. Once I finally found the house, I saw a large staircase leading to my room on the second floor. I had to carry my heavy bags up alone, which was not mentioned on the website, and taxi services could not access the house. It was very unpleasant and exhausting since I was by myself. During my stay, the apartment was only cleaned once every three weeks, and it was very dirty in all rooms, including the bathroom and kitchen. I had to clean my own room since there was no cleaning service. Additionally, I was allowed to bring my pet, a small 12-year-old cat, but they complained when I cleaned up after her in the toilet. My neighbors, who were Latin Americans, made a mess in the shared bathroom, yet they had issues with me disposing of my cat's waste. There were supposed to be only three people in the apartment, but there ended up being four, and the Latin couple insisted I not use their bathroom, which forced me to use the bathroom on the first floor. The owner threatened to terminate our agreement because I was cleaning after my pet, and she was very rude and unpleasant. When I finally moved out to go to my boyfriend's place, they refused to return my deposit and started demanding more money from me, claiming I lived there for two months instead of less than a month. The owner threatened me to leave immediately and spoke to me very rudely. I have screenshots of the messages she sent me. When I left, I told her the keys were under the mattress. She later claimed she couldn't find them and would use my deposit to make new keys, not returning the €800. She won't let me back in the house. False info in the advertisement regarding essential details - no refund! Terrible experience with false information about the property in the listing and in communication with the Spotahome agent. We were booking a property in Berlin. Spotahome's booking agent confirmed (twice!) before booking & payment that the apartment has an elevator, which was essential due to a tenant's health condition. Elevator was mentioned in the listing, but not visible in pictures, hence we decided to double-check. However, after booking and more than 2200 EUR paid, we found out directly from the landlord that there is no elevator at all. Funny enough that Spotahome prevents you from contacting the landlord directly; however, they assured us that they double-checked the elevator details with the landlord themselves (and initially they advertised it in the listing! if we never double check, we will find this out only being unable to get to the flat). This false information caused serious inconvenience and stress, since we found out about it less than 2 working days before the move-in date, as soon as we were finally able to contact the landlord (it took us a lot of time as well). It seems Spotahome did not properly verify details with the landlord, even though they assured us otherwise. Before payment, Spotahome's responses were quick and reassuring, but after payment, they stopped responding. We have submitted a full refund request and are still waiting for a reply. We need to book another property now asap not to stay homeless, and you can imagine it is hard to do so with more than 2200 EUR kept by Spotahome. Please be careful and double-check important details independently, especially if you have health needs. Despite advertising the online booking service, Spotahome does not care about the important details about the property and simply advertises false info in order to make you pay them. What makes it even worse, in addition to the elevator issue, the landlord requested additional payments (in question, deposit transfer) before the move-in in despite Spotahome's T&C stating that the deposit is paid when moving in. Una de las peores experiencias que he tenido alquilando. Reservé un apartamento a través de Spotahome que no coincidía en absoluto con lo que anunciaban: la sala era diferente, había ruido constante de una obra cercana, la nevera hacía un sonido fuerte como si fuera a explotar, el baño emitía ruidos incluso sin usarlo, y una tubería expuesta con un cartel de 'No tocar' que daba miedo. Además, el sistema de ventilación era muy ruidoso y se escuchaba todo lo que hacían los vecinos, sin privacidad. A pesar de informar a Spotahome con fotos, videos y explicaciones detalladas, no obtuve respuesta oportuna y me vi atrapado en una situación injusta, pagando por un lugar inhabitable. Me parece inaceptable que no permitan ver las propiedades antes de reservar y que no actúen rápido cuando surgen problemas tan graves. No volveré a usar esta plataforma y no la recomiendo." read more

Booking and Communicating with the Landlord was a breeze. Apartment was exactly as advertised. Perfect location and beautiful place. However, after paying the "one week in advance" when I booked two weeks prior, I was not advised that I was going to be prevented from checking in until I paid the full balance, until I was 45 minutes away from the apartment. Despite it being an admitted clerical error (they neglected to follow up and advise of same) on their parts, Spotahome came across as ransom takers, and contacted the landlord as if I was trying to scam him and told him not to let me in until the received the payment. So I'm sitting in an Uber trying to make the payment before we arrived at the property. The landlord and I had already built a rapport and engaged in a WhatsApp video call a full week prior so he knew we weren't scammers and I knew he wasn't. Needless to say, because I was no longer in the US, and they don't have a way to conduct an EFT bank draft on a US Bank, my bank triggered a fraud alert when I used the link they sent via PayPal. I also incurred an addition $100 in top of my balance due, because of "conversion rates". Just an unnecessary and frustrating hassle that could have been handled before I left my home and headed over to London. I'd suggest they not only get a better process, but get a way to accept payments through other means besides PayPal and Stripe. They charge RIDICULOUS fees, and I was able to pay the deposit through the app, so why not the balance? read more

I had a highly disappointing experience with Spotahome. Their customer service is exclusively via email, and it can take days to get a response. I made an early cancellation and was charged automatically without being informed or given the chance to approve the charge. The worst part is that the "penalty" fee they impose is kept by them, not given to the landlord. Now, I am stuck in an apartment without knowing my move-out date and nowhere to go since I had to cancel my other reservation. Spotahome takes no responsibility for anything; they simply take your money and then disappear. If you think you're getting a good deal, think again--you could end up losing a lot of money. read more

Absolute Scam - Spotahome's Negligence and Deceit I booked a rental through Spotahome for February 2025 and paid a total of £1,594 - a £1,000 deposit and a £592 booking fee. I provided clear SWIFT proof of payment. Yet, on my move-in day, the landlord refused to let me in, falsely claiming she had not received the funds--even though my bank confirmed she received the deposit a day before I was due to move in. Here's what happened: Emergency Support? Not Really: I called on January 30th, well before my move-in date on February 1st, and was assured that if I sent proof of payment, they would resolve the issue. I promptly emailed them the SWIFT confirmation. However, their so-called "emergency" lines only operate Monday to Friday, leaving me stranded over the weekend. On Saturday, February 1st, with their phones closed, I had no choice but to scramble for last-minute accommodation, using my savings to cover the extra costs. Complete Lack of Accountability: Throughout this ordeal, Spotahome's responses have been vague and unhelpful. All I ever heard was "someone is handling the case," with no further communication or updates. They continually deflected responsibility by claiming that the deposit issue is solely between me and the landlord--even though I booked through their platform and trusted them to provide a legitimate service. Forced to Incur Extra Expenses: Their negligence left me with no accommodation on my move-in day, forcing me to incur significant emergency accommodation expenses. I was not only robbed of my deposit but also put under extreme emotional and financial stress. Evidence of Double Booking: Adding insult to injury, the landlord's property is still listed on Spotahome's website, showing it's booked from February to mid-June. This strongly suggests that the property was likely double-booked, revealing systemic issues in their operations. Delayed and Partial Refunds: After threatening to escalate the matter to Action Fraud, I eventually received a partial refund of only £592 from the booking fee. My £1,000 deposit remains unreturned, and despite clear evidence of payment, Spotahome continues to avoid accountability. If you value your money and peace of mind, do not use Spotahome. Their negligence, deceit, and utter disregard for consumer rights have not only cost me financially but have also caused immense emotional distress. This experience has been nothing short of a scam, and I warn others to steer clear of this unreliable platform. read more

**Beware of Spotahome - Our Terrible Rental Experience** My boyfriend and I rented an apartment in central Lisbon at the end of July, planning to stay until November 30. As soon as our booking was accepted, Spotahome immediately charged us a €651 service fee--whose purpose remains unclear since they provided no assistance--plus €1,292 for the first month's rent. We assumed everything was set for our move, but little did we know that once a booking is accepted, you still need to go through a separate approval process with the landlord, who can reject the rental. This process turned out to be incredibly stressful, something we hadn't anticipated since we had already paid Spotahome's fee. Nowhere does the platform clearly explain that even after deducting these charges, the landlord can still refuse the lease. After this exhausting ordeal, and since we had already paid, we decided to proceed with the rental. We then had to pay an additional €1,335 deposit, bringing our total upfront payment to €3,278 just to move in. Throughout our stay, we paid rent in advance and had no issues with the landlord. Our contract stated that if utility bills exceeded €30 per month, we would be responsible for the excess. Near the end of our lease, the landlord sent us a spreadsheet with supposed charges, claiming we owed €194 for utilities, plus the November bills that hadn't yet been accounted for. However, he provided no proof or official invoices. To avoid confusion, I requested that he send the final total in December so we could make a single payment. Despite this, he insisted that I pay immediately, which I refused--thankfully. When we moved in, we signed a contract stating that the landlord had up to 30 days to return our deposit. Since he confirmed he would transfer the amount by the end of December, we weren't too worried. On December 31, I messaged him to confirm the refund, but he didn't reply. I continued reaching out daily, and on January 6, I finally received this dismissive message: *"Good afternoon, Giulia. I have been out of the office. I will be in touch in the coming days. Happy New Year."* Since then, we have sent countless messages, all ignored. I then contacted Spotahome, which prominently advertises that if a landlord fails to return a deposit, they will step in and reimburse the tenant. However, when we reached out, a representative named Frederica informed us that this policy only applies to bookings made from August 1, 2024, onward--while ours was finalized on July 27. What a joke. Now, we are left in a frustrating situation, unable to reach the landlord and exchanging endless emails with Spotahome, which refuses to provide a solution. This makes us wonder why we even paid their €651 service fee when we received zero support at every stage and are now dealing with this alone. This is why I strongly urge you **NOT** to rent through Spotahome. Instead, deal directly with landlords whenever possible. If anything goes wrong, you will receive no protection, be out nearly €700 in fees, and may even lose your deposit. We are filing a police report against both the landlord and Spotahome. If we don't get a resolution, we will pursue legal action. read more

I rented my apartment in Paris during spring of 2024. It was located in Stephané Mallarmé. I signed a paper as I moved out, stating everything was in greah shape, and I also have videos/photos of the apartment being cleaned and in perfect shape as I left. Still my landlord did NOT pay me back my 2 months of rent for deposit, €1800. They claim the apartment was ruined, despite all evidence I have. Spotahome did not help me, they still let this man of 8 YEARS on the website continue this, and now they added a "deposit security" option, which I CAN'T use because they got it AFTER I moved out. I have my own lawyer and I'll get justice when I move back soon, but I'm warning future tenants, DO NOT USE SPOTAHOME. Its absolutely horrific how they continue to let this man fool people. Start to finish a terrible experience in renting a place with Spotahome. Despite being verified, the apartment on arrival was not accurate at all in its listing and due to the circumstances of arriving to a new country I just missed the 24 hour window to report the inaccuracies. There was zero understanding or compassion shown by the customer service, I was repeatedly gaslit by them and assigned blame for things the landlord should be responsible for. Top to bottom garbage company and I highly recommend avoiding ever going through them. read more

Spotahome: A Masterclass in Terrible Customer Service When I booked a room through Spotahome just 18 days before my intended move-in date, I had no idea I was about to experience a masterclass in terrible customer service and unethical business practices. Less than 24 hours after making my booking, I discovered a litany of hidden fees and exclusions that were conveniently buried in the fine print of their website. And I was never provided a simple, single itemised list. Suddenly, the advertised price ballooned to an amount well beyond my means. Basic amenities like linens, TV, and cleaning services were all excluded, with the option to pay exorbitant additional fees. Feeling misled and unable to afford the true total cost, I promptly reached out - less than 24 hours after paying the deposit - to Spotahome to cancel my reservation. Their response was nothing short of appalling. Despite my cancellation request being made a full 17 days before the scheduled move-in date, Spotahome refused to refund my deposit, citing their draconian "no refunds less than 30 days before move-in" policy. This policy is not only unethical but also defies basic logic and consumer protection laws. After all, all such policies are completely made up by the company; so they cannot simply hide behind something that make up. How can a company reasonably expect customers to cancel a booking within 30 days when the booking itself was made less than 30 days in advance? This policy is a blatant attempt to trap customers and extract maximum revenue, regardless of circumstances or fairness. Spotahome's refusal to budge or even suggest a compromise solution speaks volumes about their utter disregard for customer satisfaction. While I would have been willing to find a compromise we could both live with, this was not offered. Refusal was absolute. Their staff, seemingly trained to robotically uphold predatory policies, should frankly be embarrassed for unquestioningly enabling unethical practices. This company's modus operandi is to lure customers with deceptive face pricing, adding costs and burying essential details in fine print, and then hold them hostage with inflexible policies designed to maximise profits at the expense of basic consumer rights. They have clearly never heard of consumer cooldown laws. This company is an impersonal transaction-oriented business that will ultimately lose more customers than they gain. Spotahome's actions are a slap in the face to anyone who values transparency, fairness, and ethical business conduct. Their parsimony and disregard for customers should serve as a warning to all. And be a cautionary tale for other transaction-centric companies at a time when the world is shifting rapidly to customer-centricity. Do not trust this company with your hard-earned money. Their practices are a stain and they deserve to be called out and lose customers for craven behaviour. read more

Do you want to be handled by a badly tuned AI assistant? Then Spotahome is a service for you. I tried renting an apartment and left my phone number on the website, which was a huge mistake. After requesting to talk with a landlord, I started receiving nonstop spam from Spotahome, where an AI assistant would constantly send me messages and ads for their service. When trying to connect with a real human, it sends you back to an AI assistant that pretends to be a human. I mean, maybe if you're lucky enough, you can get some sort of an apartment for rent without getting scammed, but to know for sure, you have to pay. I booked an apartment for six months ( from mid January through July 2024) in Milan at Corso Lodi 9. It was advertised as having heating and air conditioning. In fact, there was NO AIR CONDITIONING. On the move out date, the owners admitted that the air conditioning unit did not work and could not be fixed. Yet, they refuse to modify the advertisement that includes an air conditioning system as an amenity. The apartment is in a very safe area and is very nicely decorated. Awful company with full on illegal practices. After I paid for the first month of my stay, they deactivated my account and told the host the reservation was cancelled. At the same time they were telling me that everything was fine and the cancellation of my account was just a mistake. Until the day of the reservation, that didn't happen and they kept the money. They refuse to refund it, no service was provided whatsoever. Stay far from this company. Steer clear! This is definitely a scam and I can prove it. Upon finding a property that was supposedly available on the Spotahome website I was being hounded by the customer service/booking team with multiple emails and text messages everyday pushing me to confirm. Upon confirming things went quiet, there was no reply when I was trying to set-up payment and they'd already deducted 1 months rent and the 'service charge' from my debit card. After several weeks of no response I realised something was wrong and decided to cancel the booking. When I chased for the return of the service fee £430 I was suddenly replied to saying I could sing for it! Lol I am fully aware of Consumer Rights so the copy & paste emails they were sending me were just scare tactics, make sure you ignore them completely and contact your bank or credit company for a refund, you will 100% receive it. Luckily this is classed as a breach of consumer rights so I had no issue at all claiming this back for a full refund from my bank Nationwide. Hope this helps someone else read more

I have had €1500 stolen from me by Spotahome without my permission. They do not reply for days on end, or ever answer the phone to call. A good customer interface but the customer service is beyond awful, the worst I have experienced of any company. Particularly I need to point out Alessio and Giorgia, who have been completely heartless and insulting towards me during this process, not once did anybody pick up the phone to call me and these are the people who were supposedly 'managing' my situation. They do not reply for days on end and when they do they do not answer any of your questions. I am disgusted that this is allowed to happen and have issued a chargeback with my card provider so hopefully justice will prevail. Spotahome will always take the side of the landlord no matter what and do not care about their customers. Avoid at all costs. If I could give zero star I would. (Explanation of situation below) Made a booking through Spotahome and couldn't get in touch with the landlord even though the letting was starting in 10 days. Sent over 50 emails and calls to the landlord and after 5 days asked her if they could cancel the booking so I wouldn't lose my deposit of €1500 paid to Spotahome as it was outside of their 30 day window. The landlord agreed in the only message I received which I informed Spotahome of. At not one point did I EVER give Spotahome permission to cancel my booking if I was not going to receive the refund amount and specifically said not to do this. However, on the day of the booking after sending email after email to Spotahome trying to resolve the situation as the landlord still wasn't getting in touch with me I was automatically infomed that my booking had been cancelled and I wouldn't be receiving a refund. It seems they chose to call the landlord and not even bother to speak to me before doing this. I have asked multiple times to reverse this however, I still haven't received anything back 24 hours later. Just a disgraceful way to treat customers read more

I need to tell you a sad story that just happened to me, and that is making my dream to study masters at Solvay Brussels School harder. A couple of weeks ago I started looking for rooms in Brussels, and after many attempts, I was able to book one at Spotahome/Erasmus wesbite, which I thought would be safe because Spotahome is a partner to Erasmus, but to my unpleasant surprise, the landlord started to ask for more money than was previously advertised on the website and in the confirmation email sent by Spotahome, this happened on a private chatroom "RoomMate", so I started a long conversation with Spotahome help desk through email, trying to get some reparation because I have paid already (website policy). At this point I was losing apartments, my money was stuck with them, and the landlord was saying that if I do not have the money to pay his insane amount per month I should just cancel. It was not the best option for me, because I had a lot of trouble getting one reservation accepted and I already lost time, which means opportunities, but on top of that, Spotahome said today that they will not give back the fee that I have paid them for this cancelation (150 eur). read more

I got scammed by Spotahome! Stay away from this site. They will tell you to request to book more than 1 apartment to increase your chances and they will automatically cancel once one is accepted. Well they don't. They charged me for 2 apartments booked for the same dates in the same city. When trying to contact them to resolve the issue NO RESPONSE! It is impossible to cancel and they provide no help. The owners are now mad at me because they were also charged and no response on their end either. read more

I went to Spain a few days before class began when my roommate and I found out that spotahome had double-booked us!!! We contacted spotahome numerous times and numerous ways, even contacting the landlord of the place we thought we had. Now we are currently stranded in Spain with no place to stay! I booked an apartment in Brussels via Spotahome.com and after having paid, I found out that: 1) Landlord demanded 250 euros extra deposit, 2) Adress cannot be registered even though the listing said "possibility of domiciliation: yes", 3) Landlord requested registration fee 4) Apartment is not pet-friendly Landlord's rental contract included unfriendly clauses such as 1) Tenant is responsible for repairing windows whatever broke them 2) Tenant is responsible for any damages due to a theft or an attempt of theft 3) Tenant is responsible for vandalism by a third party 4) Tenant can be evicted in one week 5) Tenant will pay a six-month penalty for cancelling the contract (a fixed term contract for the duration of three months) 6) No compensation even if the apartment is under repair work for the whole duration of the lease 7) Landlord has the right to evict any visitors - so your mom cannot visit you. etc. In short, the contract was unacceptable. Landlord was unwilling to make any changes to his policies. None of the policies were listed on Spotahome.com and Spotahome was unable / unwilling to solve the issue - they simply said they are not party to the contract and ignored the fact that they had given misleading and inadequate information on their platform. They were also unwilling to refund anything. So in the end, I did not get an apartment and lost 2202 euros. Spotahome's business model allows situations like this to occur as it combines lack of transparency on landlord policies with strict cancellation rules. read more

I rarely leave public reviews, but my experience with Spotahome has compelled me to share a cautionary note for future tenants. I rented a room for my son in Madrid through Spotahome as he had a 1 month assignement, and although the booking process appeared straightforward, it quickly became apparent that there is a serious disconnect between the platform and the landlords they represent. I was unexpectedly charged an additional €650 agency fee directly by the landlord -- a fee that was not disclosed on the Spotahome listing or mentioned in the contract. This left me with no option but to pay under pressure, just days before moving in. Worse, when I had to leave the property early due to a family emergency abroad, I promptly informed the landlord. He acknowledged and accepted my departure, asked me to leave the keys in the room, and made no mention of additional rent being owed. Later, however, Spotahome demanded further rent beyond the lease dates agreed in the contract, citing booking conditions posted on their platform -- conditions that were never part of the signed agreement. Furthermore, I am still waiting for the return of my €650 security deposit, despite the fact that I vacated the room on time and left it in excellent condition (fully documented). Neither the landlord nor Spotahome has offered meaningful support in resolving this issue. In my view, Spotahome does not exercise sufficient oversight or accountability for the landlords they list, nor do they protect tenants from being charged fees or held to obligations that are outside the written contract. Their claim of acting as a "neutral intermediary" falls short when they later attempt to enforce non-contractual conditions. If you are considering renting through Spotahome, I strongly urge you to read all contracts carefully and be cautious of hidden charges or communication breakdowns between the platform and landlords. Based on my experience, I cannot recommend their services. read more

We rented our apartment for 7 months in Barcelona with Spotahome and so far it's been a great experience. They have a variety of accommodations on their website and when we asked some very specific questions about amenities they were very responsive in getting the answers from the landlords. Once we confirmed the booking, the payment process was straightforward, we had to prove our identity and we exchanged contracts directly with the landlord before checking-in. The pictures were true to what we found afterwards. In fact, the rooms are a bit bigger than they looked so we are quite pleased. Our landlord has been very responsive since the beginning and we are in a very safe and well connected neighbourhood with lots of amenities and super family friendly. Barcelona seems to be a particularly difficult place to find where to live given its popularity. We had visited the city for a few days before trying to secure a place to no avail, so we really appreciated not having to travel again to visit places and instead being able to see the pictures and do everything online. In the end it's good value for money considering how much time, hassle and money we saved in doing everything online. read more

DISAPPOINTING EXPERIENCE WITH HIDDEN COSTS AND PARTIAL REFUND The listing I booked was misleading, as it did not mention additional fees, such as significant payments beyond the one-month deposit. Despite numerous attempts to resolve this issue and providing evidence of the discrepancies, the agency refused to offer a full refund, citing a cancellation policy that should not apply given the circumstances. While I appreciate their offer of a partial refund and credit, it does not address the core issue of the misleading listing. As a result, I was left with no choice but to escalate the matter to the relevant parties. I was assisted by Alessio in attempting to resolve this issue, and while his efforts were appreciated, the resolution offered was still unsatisfactory. I caution others to be vigilant and double-check all terms and conditions before booking through this platform. Unfortunately, my experience with Spotahome has left me unsatisfied, and I cannot recommend their service based on my experience. read more

Very disappointing experience with Spotahome. The property I booked did not match the listing at all -- there was mold, broken furniture, a broken main light in my room, no curtains or blinds, and the kitchen and bathrooms were in poor condition. The apartment was also advertised as smoke-free, yet smoking was constant inside the flat. I documented everything with over 60 photos and reported the issues, but responses were slow and support was limited. I also have asthma, which made the mold and smoke a serious health concern. Despite clear evidence of misrepresentation and unsafe living conditions, getting meaningful assistance or refund consideration was extremely difficult. I expected a verified platform to provide stronger tenant protection. Instead, I was left feeling unsupported and forced to look for new accommodation at my own expense. read more
