This is the kind of place that doesn't seem to exist anymore. No corporate BS here. This is a family built and run place where pride of ownership and a labor of love makes all the difference. Wide spaced sites, with hookups and picnic tables, all under wonderful trees! We felt so lucky to have wound up here for a few nights...We found a gem that we wouldn't have otherwise known about! Belinda and Brian have built a tremendous place and are so clearly putting their heart into keeping it clean, tidy, and hospitable for guests. Also...Belinda's 300+ rhododendrons would be a site to see when they're in bloom!

We have a beautiful spot that backs up to the river. Ample place to enjoy the view, a fire ring and a picnic table. The grounds are impeccable-the camp hosts work hard to keep everything looking fresh. The bath houses are clean and up to date. The laundry facilities are ample. (No OHV allowed to be operated in the park. You must tow them out them start.)

The views can't be beat. The laundry and shower facilities are cleaned everyday by camp hosts. And, the camp hosts are SO helpful. There are NO long term RV's here. It seems that there just be a limit on how long you can stay before you might need to relate to another spot. The laundry is not over priced here. $2 to wash and $1.50 to dry. Last place it was $3 and $3. If you are looking for a in this area-this is it. It sets the bar very high.

The property is just a 15-minute drive from downtown, and located off a decently busy road. But when you turn down the driveway and pass through the tree line, it feels like you're in the middle of nowhere. The bay surrounds the site on basically three sides, and the views were just so stunning. We stayed in one of the cabins (a tiny house really) and loved it. It's super comfortable and modern, and the heat, hot water, kitchen appliances, etc. all worked perfectly. Even though this place is technically a campsite, you're not roughing it at all. One of our favorite parts was the little porch and fire pit alongside the cabin. They give you a starter kit with wood, kindling, and a lighter, and you can purchase more from the property store. Speaking of the store - you can text the front desk to place an order, and they'll deliver it via golf cart for no additional charge. Such a nice perk since the property is a decent size. We walked down to the beach each night to watch the sunset and couldn't get enough of it. The place was pretty quiet while we were there at the start of off season, so it was calm and peaceful, but it seemed really family friendly too. Bay Point was the highlight of our time in Coos bay, I might have to come back to this part of the world just to stay here again.

The main building is great too - you have great views of the water and sunset, pool (more for family fun than serious swimming i think) and right across there's restroom and showers. There's a kids den with toys etc. a cafe you can get coffee and breakfast in the morning, and a lounge / game room too. The lobby/store has useful supplies and there's a number you text any time and they will bring you stuff. The staff is friendly and efficient. We have only been there on long weekends and it is a little pricey at that time but I would say not prohibitively so. We went to Bastendorff beach, shore acres state park / cape arago loop trail / simpson beach, and John Dellenback dunes trail - all of which are really close. I also like that the property seems quiet and isolated, but you have access to multiple big stores just 10min away.

The…read moresituation has been discussed several times over the last 10 months When we moved here we were told better internet will be here in a couple of weeks and new arrived 4 months later and it is as bad as the previous and management refuses to do anything as it might cost more money (direct quote) I have never had the problem at any RV park I have lived in. The fact is the signal is so weak that even our Firestick with a booster will not connect. We were told we could get our own internet, and many people do that but, I will not. The WiFi is advertised on their website and it is false advertising. I have WORKED for 50 years on computers and have managed to keep the green light on and working with some very complicated computer systems. I am not a light weight when it comes to computers I have done a bit of programming. We were given a rent reduction because we wondered why new residents were given a better rate so ours was reduced by $100 probably for only one month. That does not alleviate the problem with the WiFi which I need because I am going to have to use it to work as my partner just had his $600 SSI check taken away, thank you DONNY, for removing the check of a disabled Vet. There is no sympathy or help from management and I am not able to work on the internet because every time I try the signal is so weak that the work times out; companies do not pay for time outs. Oh, by the way the satellite TV also sucks it has 17 channels and most of them are useless for anyone with half a brain to watch. If you have a high end RV you will want to be aware of the craters in the park that they routinely throw a little gravel in the holes when they should be using Quickcrete. When it rains the water around the office is ankle deep and you have to wade through it to get into the office, no apologies. When I asked about a French drain they said it had already been done. Later, I found out why; the park sits in the middle of a wetland and it will never be dry here, I cannot keep my spices dry or my sugar or my flour. We are looking further north so don't say why do you not move, We are seniors living on a fixed income and now even that has been greatly reduced, so moving is not so easy and when your health is not great it is very hard. Being told to move to another site in the park,requires bringing in the slides and makes a huge amount of work and management either does not know or does not care what it requires for two seniors (almost 80) to make that move just across the park. When I move it will not be to relocate just to get the internet. Make your own decisions. These are my opinions.

You also get a discount on your propane refills if you stay in the park to make up for the electric charge. You can put storage buildings on your site or build a porch for your RV. They have a pet area for the furbabies, and best of all, NO BREED OR WEIGHT RESRTICTIONS!! The only rule is they must be well mannered and friendly. The owner lives in the park, but he takes care of his wife who is terminally sick, so you don't see him much. Overall, this park is GREAT! The facilities are upkept and clean, the staff is friendly and helpful, it is conviently located about 2mi from The Dunes, and witnin walking distance for crabbing and fishing in Winchester Bay, OR right on Hwy 101, and best of all AFFORDABLE! If you are coming through the area stop in and stay awhile, you won't regret it!

Upon arrival we were welcomed with vibrant exterior colors and beautifully detailed murals, bright flowers, clean grounds, a buzzing neon inn sign and the most friendly hosts we could've asked for. The sign in process was personable, friendly, and easy going. The "lobby" offers gifts, drinks, local nik naks and much more! Rik the owner initially showed us our room which was the terrapin station "Grateful Dead" room. He was kind enough to explain the inns and outs of certain things throughout the room such as the record player and taking off our shoes to maintain the wellness of the space. Once we were settled in he offered us a complimentary locally sourced beverage of our choice. During our stay we genuinely enjoyed every second of it. The bed was cozy, records were turning, and relaxation was at a max! Can't express enough how grateful we are to have stumbled upon this lovely establishment. Peace and love brotha!

It's also a great home base to explore the lower Umqua River and Oregon Dunes. The B&B itself is a beautifully decorated and comfortably furnished site--a true haven for a peaceful night. Hosts Shelley and Pat were good hosts, making good conversation and ensuring we were comfortable. We appreciated their hospitality and hope to visit them again. Outside This property is located on the Umpqua River. It's incredibly beautiful and natural and so peaceful. We observed an eagle not far from the house, and the elk herd a ways down the road. Shelley provided directions to a good spot to climb the sand dunes. I'm sorry we stayed for only one night. Daybreak Haven is an extremely pleasant place to visit, and if we head into Oregon again, I plan to book it for at least 2 nights.
