    I want to go through this process in writing. THIS ONE IS BASED IN DENVER COLORADO!!!…read more The start of this loan was through our realtor Megan. I had a mortgage company that was taking care of us. I mentioned to Megan who he was and that he was with DR HORTON HOMES. His name is MIKE. With in this conversation Megan told me about this AWESOME company that she works with. She said they can do wonderful things. I told Megan that we had filed a bankruptcy.... she said talk to Susan. So I did. I told Susan about my dealings thus far with MIKE, I told her that he said the closing cost could be up to 15,000, for FHA. He said his company would take off $5000.00 to go with them. Susan told me that he can indeed do that because they raise their cost then give you what appears to be a discount. I was shocked. so, needless to say she swayed me and I chose her company. She said she will cover the cost of the appraisal and my costs are around $5000.00. I told her about everything, our bankruptcy and so on. I was upfront and forth coming with all that I knew. It seemed to go smooth, then I was asked over and over for many of the same items I had submitted. It got to be a process that I was not happy with. As the days approached our closing I was asked yet again for bank account statements , savings and so on. I gave all of the requested documents that were asked for , but I was a bit put off because I work 10 hours a day with patients and I can't really be on the internet, email or phone so much. Then I was told Zandra would be handling the rest of our loan. Zandra told me everything was in order. Here is what I know... I have over 100 emails and text messages from this company, I have all of the faxes I sent in. I have all of the documentation that was sent VIA email and there are MANY! It got closer to our closing and I was getting a bit worried, I had put up $4000.00 in Ernest money NOT to mention the Appraisal and inspection as well as the radon inspection we paid for out of pocket, so needless to say almost $5000.00 out of our pocket at this moment was a lot to handle. I called daily to get updates "is all going ok" "is all well with this loan" , "did financing approve this?" I bothered Susan and Zandra so much that Susan told me that I was the worst client she had ever dealt with, that I am constantly emailing texting or calling that in HER OPINION I never wanted this house that my issue is with the house and not her, and that I need to let them do their job and that all was ok to stop worrying. SOOOO... I felt uncomfortable, I let Megan know that I was worried, I told her of my conversation with Susan I told her I was concerned that I was going to loose my Ernest money. I called YET AGAIN on MONDAY the 21st of June I spoke to Zandra and I said I need to know today what is going on. Susan called me back and she told me that the Ernest money was a contractual thing between me and my realtor and it has NOTHING to do with her company. I told her that I need to know or I would cancel this contract , she told me WHY would I do that to her after all she had done for me??? I said is it all ok? she said yes. Zandra has everything in place. I got an email from Zandra asking for more information ON THE DAY(22) OF MY LAST DAY TO CANCEL CONTRACT.... I supplied all this to her, and I called Megan , Megan then called Susan, and in a text she was told all was ok. With this reassurance I let the 22nd go by....on the 24th of JUNE, 2 days AFTER MY DEADLINE Zandra calls and states I am sorry to tell you that loan did not go through because of your second . THERE was nothing at all hidden, it was talked about, this company PULLED our credit history they had all the documents they asked me many times about the bankruptcy I had to write a letter explaining why we had to file bankruptcy... Not at any point in time was I made aware of anything amiss with our documents, and anything they needed I supplied. THIS company made a fatal mistake and it cost me and my family over $4000.00... to me that is huge. After this, I had to rent a house and put $2800.00 down security, $2800.00 first month rent, $2800.00 last month rent. This was to make sure we had a place to LIVE!!!! our house is sold.. Susan did make one last ditch effort to keep us in this house she offered to take my husband off the loan and put my daughter on. This is not an option as the adoption of the baby relies on both my self and Salome to be independently stable financially. We can not both be on a loan for over $400,000.00 NOT an option. I needed the loan in my husband and my name, Salome needs to be ON TITLE but not on loan. Here I am today really struggling with all this. so, I turned to Jeffrey Esses, my attorney. I also made contact with DORA , I am told I can make and file a complaint.

These guys deliver and go above and beyond the typical level of customer service. We ended up feeling like family. Such a great feeling to know we were with people that would get the job done. At times our selling journey felt like a long, epic, arduous journey, but hiccups happen and the ones that did were beyond everyone's control. We wouldn't change a thing. These guys do so much for their clients and make everyone feel like more than a client. I would and have recommended them to family and friends who want to list, buy or receive guidance. The project also included moving and expanding my dental office into the new space. That, too, involved the finance of lots of new dental and office equipment. I couldn't have asked for a better banking partner in a project that had so many moving parts. Being a smaller, locally owned bank, Gateway was nimble, creative and flexible. Like any construction project, it ended up over budget and behind schedule. Gateway was there at every step along the way. More than once they went to bat for me with the General Contractor to reign in costs. They were also persistent and thorough about arranging SBA loans for the project and were able to take advantage of their established relationships with the SBA brokers to make it all happen. My contact there was a V.P. with decision-making authority. The convenience of having his cell number - and round-the-clock access - cannot be overstated. Big projects have a life of their own and problems don't always present during "banker hours". Whenever I needed to talk money, Gateway was a phone call away. Done. The entire crew there is helpful and truly a pleasure to work with. As the project wound down, and the financial dust started to settle, I found myself regretting not having a reason to call the bank.     I have been dealing with an active water leak in my bedroom that started in the corner near the…read morewindow and has now spread toward my closet for a week now. I had to move my clothes because my personal belongings were getting damaged. Invitation Homes has come three different times to address the issue, but each visit only involved briefly looking at the wall and attempting to dry the water from the rug. I was told they are waiting for a proposal. Today I was informed that the earliest available appointment is April 3, which means waiting 12 more days just for someone to come look at the walls again. This is unacceptable given the severity of the situation. The entire wall needs to be opened to address what appears to be a leaking pipe. The carpet and padding need to be removed and replaced, and the water on the floor needs to be properly extracted. There is now a strong odor developing in the room. The walls, window seal, window blinds, and window screen are also damaged and need replacement. Last night, water even started dripping from the ceiling lights and vents, which forced me to move my bed all the way to the door just to avoid getting wet while sleeping. This situation has made my bedroom unsafe and unlivable, and I am extremely disappointed with the delay in repairs and lack of urgency shown so far. Literally the room is flooding with water from outside and dirt mixed in.

    OK... Here's the deal - Charles Dailey and his team are the best I've ever worked with. They are…read morereliable, solid, steady and extemely diligent. This review is a few paragraphs long, but for a good reason... read on. My wife and I are both independent contractors - Sign Language Interpreters - and that alone kept several other Mortgage Lending Specialists from even returning our initial calls. We own a vacation rental home in Hawai'i, own a small, home-based travel agency, and also own a cabin that we were paying off on a contract for deed. On top of that, we didn't work much last year because we had a newborn in the house and so did not have much income to show on our taxes. We had called several well-known mortgage brokers and banks throughout Minneapolis and St. Paul and although our credit scores were both in the 780's, no one would take a chance with us! Even our Credit Unions (whom we had been with for several years) wouldn't help us find and secure a mortgage loan! We had already sold our home in Minneapolis and had our offer accepted on our dream home in Maple Grove! After a couple of weeks, it looked like it wasn't going to happen for us and sadly, we were were almost ready to give up. Then our super realtor, Joe Houghton referred us to Charles Dailey and his team at iLoan and holy cats... these folks jumped and jumped high! They went well above and way beyond to help us secure a mortgage! Why? Because they are superstars who want to see others succeed, who want to help others create their dreams. No disclaimer here - I am not getting paid to write this and iLoan has no idea that I'm finally doing this review. My wife and I have bought & sold other homes but never before were we faced with such a challenge - it just so happened that our financial portfolio was complicated at that moment in time. Well, Charles and his crew seem to love a good challenge and they searched and searched and found a lending company who was willing to take us on. But there was work to do and not the usual amount when purchasing a home. No, this one and only lending company asked us to produce way more verifications, validations, substantiations, documents, evidence, facts and information than we had *ever* seen. The amount of paperwork, footwork, phone calls, emails, copying, faxing, emailing attachments, etc that my wife and I had to do withing a few short weeks was immense and on-beyond the normal protocol, to say the least. But... the amount of work that iLoan did - just for us, a Lesbian couple with whom they had never met before - was seriously titanic! I don't know why or how they did what they did, but we got a surprisingly GREAT loan for our dream home. The crew at iLoan returned calls and emails at the speed of light. They were professional & organized, diligent and gentle. The only time we were waiting on a question was when Charles was working on the answer. Giving up is not an option for these people, they worked nights and weekends for us and they didn't have to do that but they did and did it well! We weren't buying a million dollar house, we were just getting a nice, simple home and still, they made sure everything was constantly in order. This all happened almost three months ago and I'm just now getting to writing this review in my home office in our new dream home in Maple Grove. My wife and I have been super busy since the move but I have saved the link to this review in my inbox until I had time to really get it all down... which shows you, the reader, just how much Charles and his team have impacted us. So thank you for reading all this and awesome amount of thanks to Charles and his team at iLoan!! It truly could have been a nightmare but instead, iLoan made our dreams come true.
