The Lennar agent seemed insulted that we wanted an inspection, but after reading about the problem of finding competent local workers, we thought it would be worthwhile. BTW our RE agent says they always act insulted. James' drone found some cracked tiles on the roof, which Lennar replaced. The most important thing was perhaps James' documentation of all the safety features of the home--like where the shut-offs were for the electrical and solar system and AC. He also recommended something I had never heard of, a FloodStop device that automatically shuts off the water to, say, a washing machine if a leak is detected. Our RE agent said if she had had one, it would have saved her being out of her home for 10 months while the water damage from HER leak was being fixed. We are going to put them in our residence and all our (4) rental homes. That recommendation alone paid for James' inspection. The report itself was very well organized; it will serve as a written guide for future residents of the house. The Lennar superintendent had given us a guided tour of all the features--sprinklers! Tesla battery! and more. But as with a doctor's visit, 80% is quickly forgotten. James' report, however, will be in a drawer in the kitchen as a guide in case of future problems. We have a lot of peace of mind that was easily worth the cost of the inspection--even for a brand-new home.

    I hired Golden State to do a second inspection and they came out and didn't even check the water…read moreheater to make sure it worked properly they claim that it was turned off but did not notify me for further instructions to make sure that it worked when you charge $600 for an inspection you damn well better make sure you check all appliances the fact that they did not make sure to check that the water heater works properly I asked to speak to someone about this they have ghosted me I would not use this company there are plenty of good inspection companies out there these guys obviously think that they don't need to do customer service cuz they're so busy well they lost a good customer that's for sure. They claim in their reply on Google that I was aware that the pilot light was out while they were there that is a lie also they say that they're liable but they could get permission from the owner why did you not try to get permission from the owner why did you not contact your customer me and try to work out a solution instead of trying to get through the inspection as fast as possible and click for $600 I would never use Golden State Inspection they think that they are better because they have a busy schedule I would use a smaller company who's not as busy who will do a through inspection this is a very large purchase with a lot of money on the line for them to just ignore their customer is completely unacceptable

Long story short It was an absolute nightmare of an experience stay far far away. We called on a Wednesday and a man named Brandon answered, he was polite on the phone and said he could come by on Saturday at 9AM and install it for us in about 2-3 hours. Brandon arrived a little bit late at around 9:18AM which wasn't a big deal. He began installing it and started testing it out to see if it was working. He told us our water pressure was low and the pipes looked pretty corroded. We didn't have any issues with the water pressure previously and had our home inspected a year ago when we purchased it. He said he would need need to replace a section in the attic where the water heater ran up to because of corrosion. It took him about 4 hours and he billed us for $4200. Basically 4 hours of work on the water heater installation and repairing the corroded pipe. He told us it would take about an hour for the new water heater to have the hot water ready. We tried at an hour and it wasn't hot so we tried again 2 hours later and still nothing. So we called him and told him we didn't have hot water 2 hours after he left and he told us, "the regulator probably just needs to be adjusted or there may be an issue with the tank but if it's still not running by tomorrow then to call again and he would swing by first thing Monday morning because he was busy until then." So we were not trying to be left without hot water for 2 days. So we told him forget it and we'll call someone else who can come sooner. We got a plumber to come out Sunday morning to take a look at what was going on. The new plumber was here for over an hour and told us he couldn't figure out what was going on after testing the new water heater. He asked us if the hot water was working before and if Brandon had done any other work besides the installation. We told him about how he said a corroded pipe in the attic needed to be replaced so he went ahead and did that also. The plumber went up there to check it and noticed that the pipe that feeds cold water into the water heater and been soldered to the pipe that leaves the heater with hot water. So basically the Water heater wasn't getting any hot water and that's why we could only get cold water as you can see in the photo. The plumber couldn't believe that this had been done so he showed us the picture and said we may want to ask for our money back. Once we told him how much we paid he said he would've installed it for half the price... so not only did Brandon the Scumbag charge us double the normal price but he also had us pay him to break our plumbing. I'm just glad he was busy till Monday because I can only imagine he would've kept taking us to the cleaners. We left it as is and chalked it up as a learning lesson especially after the new plumber only charged us $80 to repair the pipes Brandon messed up. Hope you enjoyed our money you piece of crap!

    Later found out that My Legacy was basically being hacked. The man that we did business with stole…read morethe contractors license. Well at least misrepresented himself as the owner. He called himself Brandon. However since the, the true owner of the business and his sleuth office assistant found us, came to our home, and told us the whole story. In the meantime he is helping to resolve the issue with the city and cleaned up the area and it safe.
