She did more than just the routine pre-approval letters mortgage officers provide for offer letters: 1) Mortgage Network includes a 'pre-underwritten' option which means the underwriters review you for the loan even before you submit an offer. In the competitive Cambridge market, we found this 'pre-underwritten' option to be very useful as it strengthened our bid and showed buyers they should not be concerned by our ability to close. 2) On the home we ended up purchasing, we decided to waive our mortgage contingency as we were competing with an offer that did not include a contingency. Waiving the contingency was scary for us as it put our $50k P&S deposit at risk. Sofia consulted with us at this step and answered all our questions. She helped us gain comfort that the loan would get approved and we could take this step, which ultimately helped us win our dream home. 3) One of the other homes we bid on was a multifamily with a purchase price above our original 'pre-underwritten' amount. Sofia promptly adjusted the amount of our approval for the rental income from the second unit in the home and got us approved so we could bid on this property in time. We recently bought a SFH and asked Sofia to be our loan officer. It is very impressive at first that when I shopped around for a good interest rate and asked from her, she can quickly find a local bank within hours to help me lock that rate. So I quickly decided her to be our loan officer. Her expertise and commitment to the deadline are reflected in the outcome of her later work. Our loan is a jumbo loan which is not easy to get approval on time. She drove the entire process and got the approval within a very short time frame before the closing date. Once our loan process faced a difficulty because we had a tax return issue that IRS did not process our last year tax return on time, she suggested me to go to IRS directly and talk to the IRS officer. I followed her suggestion and kicked the block away and pushed IRS process my tax return within 2 weeks. I have say that Sofia is really experienced loan officer with good connections. If it was possible to give Sofia a 6th star on here I would! She is extremely professional and experience and knew that we were first time home buyers so went slow and took the time to explain all the processes and terms so we fully understood them. She also did lots of legwork to ensure we were getting the most competitive rate.
