He was also honest with us about specific drawbacks of the sapphire we got that allowed us to buy it at that price. Overall, I'm happy to hear that we paid a very fair price for the ring and learned more about sapphires from him. Every significant mistake pushed the value downward rather than reflecting the correct zoning (RM-2-5 + Transit Priority Area + Complete Communities Tier 3 FAR). The reports valued my property at $1.53M-$1.58M, even though the correct redevelopment zoning supports a realistic land value in the $6.4M-$7.4M range. In a city where a home is often the largest investment a person will ever make, accuracy matters. Review reports carefully.

But, did the best he can. He advised me that the best thing to do was to hire an Appraiser Just like the banks do. So I hired this service. I explained that it was for a divorce but did not say who wants to get what. I wanted an honest appraisal. When I got my files jennifer also mentioned that the comparables sold in the area were not exactly like ours. She said her quotes were fair on both properties. That's all I could ask for. I gave the report to Leti B. and she did not like the numbers. I told her to hire another appraiser, but I guess she didn't want to. Like a month later she tells me that a couple real estate agents told her that the numbers were not right. She gave me a print out of comparables used by an agent and when I looked them up... they were not like our properties. That's the same thing she's complaining about in her review. We all have to understand that the housing market changes frequently. I know that what a property is worth today.. may not be what it's worth a month from now. I don't understand why Lety B.
