The day after I moved out, I actually forgot a couple of things in my "tools drawer" where I store all my tools and manuals for the furniture. I still had my key and was on my way to return it the day after move out. I remembered I have completely forgotten about my tools drawer and went back to get it before turning in my key. The key did not work. They had already changed the locks! Luckily, it was left unlocked! I walked in and they had already given the place a fresh new coat of paint and had all the lights and fans on. I looked around to see if I walked in on maintenance but no one was there. Everything was just as I left it. I went straight to my drawer and my tools were gone! Only my manuals were in there. Exactly 29 days later, I called Copper Ridge for my deposit since there are legally required to invoice me at 30 days which is stated on the lease agreement. I told them I haven't received or heard anything regarding my deposit and the property manager said I should receive it within the next day or so. It was 2 days later that I receive my check of ONLY 25 bucks. No invoice of any charges were included. I called them back and asked for my invoice for the charges they have taken out of my 200 dollar deposit. 125 for "furniture damage" and 50 for "pet urination". This was told to me over the phone btw. I regret not taking pictures because I was so confident on how spotless I left the place. And I think it's funny how they charge for "pet urination" when there is only carpet in the bedroom and my dog was trained to never go in the bedroom. No matter how hard you tried, she would not budge. So when I finally received a copy of my invoice, that I had to keep asking for, the inspection was done 8 days after I moved out! And the one sign off on the inspection was the property manager! There were no photos, nothing to prove of the furniture damage or pet urination! In short, not only did they stole nearly my entire deposit, they provided no proof of damages and urination and they've taken my tools while I still had the key. They also did the inspection 8 days after I moved out, meaning after they had taken my tools, change the locks and put on a fresh coat of paint. Don't recommend to anyone. I will not go to my tenant lawyer about this. The cost of my lawyer is more than what I'm fighting for.

Every family member and friend I've brought over have complimented all sorts of things about my apartment, ranging from the sleek black countertops, to the quietness of the complex, to the cleanliness of the grounds and the pool. Brock the manager has been very kind and helpful to me since Curry took over last fall, especially with this being my first apartment. He and Tom (maintenance) respond within 24 hours of every request I ask of them, and they are very nice about reminding us of yearly maintenance repairs. The only thing I don't love is the pet rent. I think it should be cheaper or not a thing at all for me, a cat owner, who makes no noise and produces no waste on the grounds, in comparison to a golden retriever pet owner who may forget to pick up after the dog once in a while, or who lets it run back and forth above someone all night long. All in all, I plan to stay in CVA until I get married and buy a house, have kids, etc. I feel safe, listened to, and like I am treated fairly.

Just spare yourself the agony and don't. I lived there for over a year and never made a late payment. When we moved in, our window was broken and it took them 6 months to replace it. We were threatened eviction because our neighbors' dogs were barking. They have a horrible brown recluse infestation. Their remedy is to fog your apartment, coating all of your belongings in some horrible residue... but the eight legged demons? They don't mind it. They were the only apartment in town who didn't charge pet rent, but after our lease was up we got a call telling us we had failed to make pet rent payments. Really?! I informed them our lease specifically said we would enjoy a pet rent less apartment. I moved out as soon as I found a new place. They sent me my "bill" for over $600 for carpet damages. I sucked it up and told them I would need to make monthly payments on it, because I wouldn't be able to afford the $600 up front. They were fine and we decided I would do at least $100 a month until it was paid off. I received a call today informing me I will need to pay $400 before the 20th or my account will be sent to collections. These people are out for your money. They are greedy, shameless, and gold-plated. Please heed these warnings. I thought the reviews I read were harsh, or likely people who were genuinely in the wrong. You will be so, so dismayed. The reviews are not wrong. This place has a 0% approval rating on every site for a reason. Good luck to those of you who are just now signing your lease. I wish you the least amount of pain as possible.

Even though I was assured this was a priority, nothing, assured they would respond in 20 mins to an hour and nothing!! I was very rudely lectured on the importance of the treatment and that I needed to wash everything immediately and yet they unplugged the washer and won't come plug it back in. I can't follow the instructions if they won't fix the issue!! They are very disrespectful and unprofessional and unreasonable and unresponsive. They don't respond to phone calls or emails They don't do what they say they will. Lots of excuses when you do finally get to speak to someone but still no follow through or resolutions. I feel as if I am being discriminated against and basic needs are too much for them to respond to. They charge premium rent but give the worse of the worse service and definitely overpaying to be treated in this manner and for no service!!! Lots of excuses and talk but no action!!!

She is rude, unprofessional and has extremely poor customer service - I've NEVER seen her smile or even act like she likes her job before. I've just dealt with it since she has started over a year ago but recently we had a phone conversation on Friday and unbeknownst to me she submitted a document to the property manager stating I called her "dumb" and "stupid" when I did not. On Monday they put a violation of lease letter on my door stating I harassed an employee. The next day I went into the office to speak with the property manager, Stephania A., because I didn't harass Katie and wanted to know why I got the letter and that is when the property manager told me Katie said I called her the above remarks. I asked if the phone calls were recorded so we could replay the conversation and she said their calls are not. I then asked her how do we fix this to have it taken out of my file because it isn't true and she stated that she couldn't take it out and that I would have to write a rebuttal stating I don't agree with the violation nor with what Katie says I said and ultimately everything will have to stay in my file because it's her word against mine. I offered to call a relative who was with me when I was on the phone with Katie to provide proof I didn't say that as well and Stephania said she wouldn't speak to them because they are not on my lease and a third party. I wrote my rebuttal and turned it in that same day but am upset that their employee has the power to make anything up, management takes their word and the tenant has to suffer the consequence and have my household/lease at risk for something that isn't true. (I have spoken with an attorney about taking Katie individually to court for false accusations in writing for that exact reason.) I don't believe they know what harassment is. During the phone call I wasn't calling her names, cussing, threatening or even yelling. When speaking to Stephania I pulled up the harassment classification on KCPD's website AND the harassment statute for Missouri to show her that legally there is nothing I have done/violated so the violation isn't accurate all together and again shouldn't be in my file and all she said was ok (yet the violation is still there). The violation also states "this incident has been reported by management observation" in which she did not, Stephania was out of the office when this phone call happened. All in all the entire violation is a lie. I'm writing this review to warn others and I would record your conversations (phone calls and in person) when you speak to Katie so that this doesn't happen to you and keep any/all letters that they leave on your door regarding your file. Aside from the office, the maintenance staff is amazing and I really have loved living here and don't have any other complaints. There is another review about Katie's poor customer service on Google AND I've spoke with other residents who've said that they have complained to the office about her as well, when will enough be enough? She needs to be held accountable for her actions. (There is one positive review about Katie on Google also, however that review is from a relative of hers, so of course they're going to say good things and that is conflict of interest.) I am waiting to hear from corporate.
