Brock the manager has been very kind and helpful to me since Curry took over last fall, especially with this being my first apartment. He and Tom (maintenance) respond within 24 hours of every request I ask of them, and they are very nice about reminding us of yearly maintenance repairs. The only thing I don't love is the pet rent. I think it should be cheaper or not a thing at all for me, a cat owner, who makes no noise and produces no waste on the grounds, in comparison to a golden retriever pet owner who may forget to pick up after the dog once in a while, or who lets it run back and forth above someone all night long. All in all, I plan to stay in CVA until I get married and buy a house, have kids, etc. I feel safe, listened to, and like I am treated fairly.

Just spare yourself the agony and don't. I lived there for over a year and never made a late payment. When we moved in, our window was broken and it took them 6 months to replace it. We were threatened eviction because our neighbors' dogs were barking. They have a horrible brown recluse infestation. Their remedy is to fog your apartment, coating all of your belongings in some horrible residue... but the eight legged demons? They don't mind it. They were the only apartment in town who didn't charge pet rent, but after our lease was up we got a call telling us we had failed to make pet rent payments. Really?! I informed them our lease specifically said we would enjoy a pet rent less apartment. I moved out as soon as I found a new place. They sent me my "bill" for over $600 for carpet damages. I sucked it up and told them I would need to make monthly payments on it, because I wouldn't be able to afford the $600 up front. They were fine and we decided I would do at least $100 a month until it was paid off. I received a call today informing me I will need to pay $400 before the 20th or my account will be sent to collections. These people are out for your money. They are greedy, shameless, and gold-plated. Please heed these warnings. I thought the reviews I read were harsh, or likely people who were genuinely in the wrong. You will be so, so dismayed. The reviews are not wrong. This place has a 0% approval rating on every site for a reason. Good luck to those of you who are just now signing your lease. I wish you the least amount of pain as possible.

The two previous reviews are very incorrect and untrue. Mental illnesses are very real and can be very life altering. I am now on meds and am fully aware that I made a mistake and there is no excuse for it. This apartment complex is absolutely wonderful. I adore living here. The area is good, the people are good. The manager has completely altered my veiws on renting. I used to think that the entirety of the landlord scheme was all money hungry and horrifically capitalistic. I now see that there are a few bright shining lights and one of them is the manager. She is one of the most drop dead gorgeous and wonderful women I have ever met (don't mind my gay I apologize lol) She is understanding, kind, fair and just wants the people surrounding her to be happy and comfortable. This is a new community that is rapidly growing. I live alone and have never felt unsafe living here. I rarely ever hear from management. You can pay rent with the ease of a downloaded app. One click of a button and rent is paid. Love it! The apartments are non smoking and you can tell when someone lights up a cigarette because you can smell it. Management will post a letter on everyone's doors with a friendly reminder that it is non smoking. This is a great place to live and as long as rent doesn't go up much more then I'll continue to stay.

For starters we moved in February 1st 2024 and right off the get go we couldn't fully move in when we were told we could because they were cleaning and cutting a hole in the wall for washer and dryer hookups. The location for the washers and dryers is right in the dining area leaving little to no space for a dining table to sit at for meals. Secondly the location of the washer and dryer hookups leads to the neighboring apartment and not to an outside wall, leaving the hot humid air from drying your clothes with no where to go but inside the apartment making it hot and humid through your whole apartment. There is a decently sized "storage" room that they easily could have placed the hookups in, which is to a wall to the outside where that hot humid air could escape to. Our second major issue rolled around in winter when our heat did not work and it took several days for someone to come fix, then stop working again shortly after. On to the next, summer number two rolls around and still no pool and the utility room for washing clothes for all residents is now also not available for usage. Winter number two comes around and our heater goes out once again. We are currently on summer number three and our AC has been down and not working for over a month. I am not one to usually complain but this was my final straw. We are strongly considering breaking our lease and being done paying for things we are not receiving, and going elsewhere to receive the amenities we pay for!!!! DO NOT RECOMMEND!

The monthly newsletter always states when maintenance will be arriving for routine services. There is always a reminder notice on your door several days before maintenance is scheduled. The maintenace staff are always polite and efficiant. I have never seen the pool crowded. The office staff has always been very friendly and helpful. My utility bills are so much cheaper than they were in my house! Electric $40-$80 a month! I live in an end unit so I have lots of windows. The thermal pane windows are awesome and I never have problems with drafts or excessive heat & humidity. The windows tilt in so they are easy to clean. I have never had an issue with bugs at all. I keep a clean and tidy home and I pay my rent and electric bill on time every month. I try to be a polite and kind person with my neighbors and the staff here. I have had absolutely no issues with rude treatment, maintenance barging in, bad carpet, high utilities, etc. I've not had my car or property bothered, but honestly, that could happen anywhere. I have recommended these apartments to so many people. I will continue to do so. They all love the location, how big the rooms are and the huge closet is such a bonus!! Having a front and back balcony area is great. My bedroom balcony looks out over the creek and woods where I love to watch the wildlife, deer, raccoons, blue heron, etc. I love it when the weather is nice enough that I can leave my patio door open and let the frogs and insects sing me to sleep. I've seen some bad reviews that indicate that we don't like children or we've had to evict someone. Yes, there are rules here. Children are welcome to play in their own yard and in any public areas, just not in other people's yards with no permission. And yes, if you don't pay your lot rent, you will be evicted. And yes, there is a background and credit check to move here, like anywhere else. The rules are necessary and keep our community nice. This is a wonderful place to live.
