Cool little spot. Fast, consistent, and delicious. Fantastic customer service. Very large menu with ice cream and waffles.

I've walked past this place for years -- literally -- eating at the teriyaki place, Burger King, and using the laundry mat. I'm not a boba guy so the place didn't appeal to me. Anyway, I was craving a shake today, and since this is the closest Ice cream shop (kind of), I Google searched the menu and discovered they do, indeed, sell shakes. My expectations were low because they seem to focus on boba drinks and smoothies, but by god was the chocolate peanut butter shake I ordered good! I was blown away at the first sip. I'm actually a little mad it was so good because I'm going to be craving it again and again.

The price was reasonable, milk tea with boba was good, service could have been more welcoming.

Finally! A boba shop opened near my house! Thus it was a must to try it out. Walking into the shop, I was greated by a welcoming and friendly employee. He quickly got my order, gave me a receipt with my order number on it and asked if I had gotten a business card with a stamp sheet on the back of it. Since it was my first time ever going to the shop, he gladly gave me one. Not much time passed by until I was rung up to get my boba. I was fairly excited to get home and try out the Brown Sugar tea with boba (the tea pictured). I gave it a good shake as the owner had told me and gave it a sip. I'm going to be honest, the tea was better than most I've ever tried! 10/10. I'm glad to have gotten the time to pass by and purchase this tea. I'll definitely continue to come by and buy boba teas and many of other sweets, this shop sells.

Today I was craving boba and decided to look a place up. To my surprise, one was already located near my neighborhood. I was shook so I went to check it out. It's located in a random place between a coin laundry and Burger King so it could be hard to miss. But there is a door that leads into the place. I was greeted immediately by the cashier and immediately took our order, he was great. Then after I got to the car the first sip I took was just incredible , it tasted natural and not fake like other boba places. Overall I would highly recommend this place.

This would probably be one of my go-to places were I living in the neighborhood. We drove by it on the way to an appointment and was pleased when we visited. The owner was nice and let us sample the milk tea before choosing. I think he's got lots of options and creativity to make drinks, but I opted for the safe choice. Would recommend! Has parking, shares space with a laundromat and two fast food joints, pretty accessible.

We found this place by luck as we drove by it one day on the way to somewhere else. We decided to stop by as we were visiting LA and didn't know any other boba places. Let me tell you, we lucked out. In the picture is mango peach green tea and classic milk tea. Both are delicious! The owner is very friendly and gave us a sample to try before we made our choices. This business also serves ice cream which can be made into shakes, sundaes, and ice cream sandwiches. You can even get boba in the milk shake! Overall this was a great experience and I recommend it!

Found this on a whim and loved it! Nicest customer service anywhere! They offered samples and recommendations to help us find exactly what we wanted and were super friendly. I got the Thai tea smoothie with boba and loved it! I've never had boba in a smoothie before and loved the new option. Definitely will be coming back!

This place is really good and the options are fantastic. The owner is very friendly and so are the other employees. Sip and dip needs more stars than 5. Ten out of ten!

The owner is so sweet and everything was so good :) he gave us samples and suggestions and he's very friendly and fun to talk to. Waffle was great and so was the milk tea , will definitely come back soon! Give your money to this place instead of the corporate boba industry

Visiting from Hawaii and Fong was so nice. Even gave us Mango and Peach smoothie samples as we was waiting for our orders. This place is Highly recommended after a diner and your craving something sweet.

Cute place locates inside a laundry mat. Genius! Snack and do some laundry! Good variety of drinks, mainly non dairy, and great ice cream selections with other dessert offerings. Owner is super friendly and the place is so clean. Great promotions on drinks... winter was their creamy milk (non dairy) tea with boba! Delish!

Every visit was the same: "Sorry, we're sold out." I started wondering if these mochis were real or just an urban legend. I had better odds of finding a shiny Pokémon than seeing them in the display case. I finally got them and they were absolutely worth the hunt. If you're after the Pikachu or Hello Kitty mochi, be prepared. Bring patience, good timing, and maybe a little luck. Gotta catch them before everyone else does!

I recently moved to the area and became obsessed with this place, coming 2 to 3 times a day for the Eclipse drink. Last night (10/12/2026), the young female working the counter completely ruined that for me with her nasty, standoffish attitude. She didn't greet me, stayed in the back, and only came out with an immediate attitude when I asked to pay with cash, snapping that they had no change. When I asked to enter my rewards number, she refused and told me to use the kiosk. The worst part was the blatant double standard. Another customer was struggling to order, and this employee immediately offered her kind assistance and made her drink on the spot before she even paid. Meanwhile, she made me wait until my payment cleared, made it obvious she dreaded serving me, and then made my drink wrong. I paid for extra boba, and when I pointed out it was missing, she complained and hesitated to fix it. I finally had to just ask for it on the side. She didn't apologize once and literally rolled her eyes at me and said " I put extra boba" but it was evident she didn't. Management needs to address this--treating a loyal, daily customer like garbage is a fast way to lose business.

I didn't interact with the staff since there's an iPad kiosk at the counter for ordering. I got the Traditional Oolong Milk Tea and the Peach Fruit Tea, which came out to about $14. Traditional Oolong Milk Tea: Simple, but really enjoyable. I got it at 70% sweetness, and it was perfect. The boba was chewy and delicious. Peach Fruit Tea: This was tasty, and I liked the balance between the peach flavor and the tea. It also came with peach chunks, which were a nice touch. The only downside was that I got it at 70% sweetness, and it was still a little bitter. Overall, I would definitely come back!

Requested split cup for one of the drinks and sub boba for the sago. They didn't honor the request even though other locations (Arcadia & Arts District) have been able to. When we picked up, we were told that the system doesn't allow it. I think they are just sticklers here. The space is small but there were a few tables and seats. We waited for our drinks and never got an app notification that the drinks were ready. After 10 minutes, we checked in and the drinks had been ready for awhile. Our first drink, green milk tea with 30% sweetness tasted like 0% sweetness. It was supposed to be light ice, but it looked like full ice. The chew of the boba was good though. Our second drink, mango pomelo with 30%, was waayy sweet. I don't think 0% sweetness was an option :( Not bad (we still enjoyed them), but not great!

I do not usually make the drive out to K-Town, but since tickets were only $10.20 per person, we figured it would be worth checking out. Even though I don't really know much about Invincible, I still had a lot of fun. The space is completely transformed with different scenes from the show and there are plenty of photo ops whether you're a fan or just tagging along like I was. It definitely felt more immersive than I expected. The food and drinks are on the pricey side, so we shared a few items instead of each ordering our own: We tried the Monster Girl Matcha, which came in one of the collectible bottles ($20) my friend wanted. The drink itself was okay; not bad, but not my favorite matcha beverage. We also ordered the Invincible Power Wrap ($15), which tasted good but was honestly much smaller than I expected for the price. My favorite thing we tried was definitely Atom Eve's Energy Acai Bowl ($9). I love acai bowls and this one was refreshing with dragonfruit, strawberries, lychee, coconut flakes, and granola. I would order that again. We also shared the Viltrumite Training Cookies ($9). They were basically buttery sugar cookies but came in a pack of 3. Parking was probably the only annoying part. The shopping center seemed to only have valet, so I ended up finding free street parking in the neighborhood and walking about 10 minutes. One thing I thought was really cool was that the employees told us they completely change the theme every few months. They have done collaborations with Godzilla, Final Fantasy VII, and Arcane. Overall, I had a really good time, even as someone who is not familiar with Invincible. If you are a fan of the show and like experiential dining experiences, I would say come check it out.
