Lived in a great location and paid an arm and a leg for it, but still had to deal with sewage water leaking into my apartment, a mouse infestation, refusals to turn on the heat until November, freezing nights when the heat would shut off, and an absolute disregard for the humans in the buildings they make their fortunes from. This is a corporation. They want your money and they will get it. I never missed rent, never caused problems, never complained when they took months to come fix anything, or when they trapped mice in my apartment with me and refused to fix it, and yet they're still refusing to give me my security deposit 2 months after I've moved out. They will try anything to take your money, and will do anything to do as little work as possible. If you can avoid living here, do it. You will never be able to get ahold of anyone but maintanence, and the chances of anyone else contacting you back are slim to none. read more

This apartment complex changed owners a few years back. The difference is remarkable. In truth tenants are just a piggy bank for Sinatra Real estate. It was in the local newspaper how this company pays its taxes and contractors late in order to earn more interest on this money than it pays in fines. Unfortunately, the tenants waiting for repairs affecting quality of life are delayed until those bills are paid. and yet of course you are expected to pay the ever-added fee's and rent increases on time. read more

This Property Management Company has gone down a very steep hill over the past 2 years. The Maintenance workers, as well as the Property Managers, are completely unprofessional, rude (especially maintenance,) and - most importantly - they are DISHONEST. After paying them rent (that steadily increased over the years, and that was FAR too high for the near-derelict condition of their apartment buildings) ON TIME every month for 2 years, the physical state of the property became too much to bear and we decided to move out. (There were rats in the building and it took them over 2 months to show up and deal with it (or try to.)) That was in March. It is now almost June 1st and I still have not received my Security Deposit. 72 DAYS - and they have made/broken promises to get it to me. They avoided my calls, failed to return those calls, and flat out lied about the time-frame for receiving the money. Do yourself a favor and avoid this company like the PLAGUE. read more

I have lived at the Washington Square apartments in Hamburg for several years. I have contacted property manager Tom Elliot about RATS, i live on the first floor of Arlington. Coming home tonight i saw 8 RATS some sitting in my window. The resident in A3 is constantly feeding his garbage which has created the problem. On Monday I am contacting erie county dept of health. I should not be ignored so may times, this is a problem, please, please make this a high priority , no one should have to live with this unhealthy infestation, i am scarred they will figure away to enter my home read more

I have lived in my apartment for about a year and a half now and I am very pleased with it. The kitchen, bathroom, floors etc. all top notch and up to date. Shana Siegel, the property manager, is very helpful when it comes to answering any questions or getting maintenance to fix anything that is wrong with the apartment. So far I have not had any problems with my apartment but if I did I can take comfort in knowing that they will be handled in a timely manner. So I give Sinatra 5 stars and if I could give more stars forShana I would! read more

I have been a tenant for Sinatra Real Estate for about 3 years now. I am very happy with them. The staff is always helpful. The work orders are dealt with the same day or the next day. Any issues ilI have had, are dealt with immediately and with a friendly attitude. Their offices are located on main street which is pretty convenient for me. They also have an awesome website where you can fill out work orders, pay rent and look for available rental properties. The after hours services are a little dicey, which is why I am giving them 4 stars. As far as rental companies go, I think they are the best. read more

I lived in the building for five years and it passed between three owners and four property managers, so that tells you that the company is pretty lousy to its employees. I would definitely not recommend renting from Sinatra. I had a gaping hole in my bathroom ceiling for 18 months that poured water every time the person upstairs flushed the toilet, or used the shower. There was a leak in the ceiling of the bedroom for about three years and I was told "we don't have enough money to fix the problem, because it would require a new roof", so every time it rained I had to put a bucket down. The water pressure was so bad that when the tenant upstairs turned on their water, the pipes shook so hard that it actually caused the tiles in my shower to separate and fall off. I requested screens for the windows when I moved in, and after 5 years, still never received them. On more than one occasion we got notifications about them not paying the gas bill. Who does that. They had the nerve to try to increase rent on three occasions under the guise of "more money means more improvements". The icing on the cake was being charged $75 for "cleaning" when I left the apartment in better shape than I found it. I've been renting in various capacities since 2002 and I've never not received my full deposit back. I was embarrassed of the facade and paid to have mulch laid and planted flowers every year. What a joke. There are a lot of shady management companies in Buffalo, but Sinatra takes the cake. read more

I had lived at the location on main street for about three years. It was the worst decision I've ever made. I had my car broken into, my boyfriends car was broken into, and my best friends car was broken into. I had my bike stolen, the gates to the back that protected the cars that had parking passes from cars that were not allowed to come in wasn't fixed for over a year so anyone could freely come and go as they pleased with there without a parking pass. MY FUCKING BOYFRIEND WAS BITTEN AND DREW BLOOD from A Neighbors dog and nothing was done about it. Everyone in the entire building either smoked cigarettes or smoked marijuana in their apartments. The downstairs door bell fob key clicker never worked in case someone needed to get a hold of anyone downstairs. The downstairs door it's self was never closed and locked for safety. People would climb all the way to the top of the roof to blow off fireworks and Glass was littered all over the parking lot and long driveway often, along with the reeking of piss from everyone's dog going to the bathroom on the concrete versus walking them all the way to the grass to go to the bathroom. Seeing piss and shit all over the driveway was pretty freaking disgusting and smelled awful. Anytime I had a service issue or needed to talk to property management, they never returned my calls or completely dodged and ignored everything I had said. I never got help or assistance whenever I truly did need it, along with the fact that there were three property managers turned over in the three years that I've lived there, that should say something. I will be adding more to this review after I get my security deposit back and see what happens. read more

The building I lived in on Elmwood Avenue was bought out by Sinatra in the last year of my lease there. My lease was set to expire in December, but I was attempting to immigrate and my application was approved early. I attempted to contact the office 60 days ahead of schedule to tell them I was moving. I called several times over the course of two weeks. I left messages every single time and they were never returned. I finally sent a letter stating I was moving early along with a rent check. In the letter I included my address, phone number, and email and asked them to please contact me. I know the letter was received because my rent check was cashed, but they still never contacted me. For yet another month I kept calling, trying to get someone on the phone. I finally got in touch with someone THREE DAYS before my move date. I was told that no one could do the final walk-through with me but "not to worry about it" because "the guy won't try to rip you off". Comforting. But at least I'd finally spoken to someone. About ten days later I get an email asking where my October rent check is. WTF? I replied to the woman (Lynn) and told her I'd moved. I'd forgotten to leave my keys in the stress of moving, but was told that my security deposit would be returned as soon as I returned the keys. Since I live in Toronto now, I mailed them. I received no further updates until I emailed again and asked if they'd been received. On November first, she replied that they had been. Nothing else. No further communication until I emailed AGAIN on November 14th to ask if there were any updates. By this point we have a rather lengthy email chain going via my main email address. I received no response until I checked a secondary email I have. She had sent a completely new message to an email address we'd never communicated through to tell me that my security deposit had been applied to my October rent. October being the month I did not live there at all. That is absolutely ridiculous and I find it VERY shady that instead of replying to the email I sent, she sent a completely new message to a different email. It ended up in my Junk folder and it's only by a stroke of luck that I checked it at all before deleting it. I never had issues like this when my building was owned by NoCo. I will never do business with Sinatra again and I will recommend that all my Buffalo friends avoid this company if this is how they're going to do business. read more

Horrible service. I tried to set up a showing with a real estate agent recently and no one showed up to our confirmed appointment. I would understand if they were running late and had communicated previously that they could not make it, but no one showed and no one picked up our phone calls or answered text messages. We waited outside the apartment we were supposed to be shown for 40 min before giving up. I had traveled 6+ hours to look at apartments in Buffalo and it was a huge waste of our time. It has been a few days since the incident and no one has yet reached out to us regarding this. Would not recommend using them. read more

Do not be fooled by the 5 star ratings. They are most likely paid reviews. I am on Rental Assistance Corporation (RAC) and they scheduled an inspection on Sep. 8, 2021. I got the letter on the 9th telling me there were 5 items that needed fixing. I called Sinatra's office (since there is no property management in the Linda Lane apartments anymore) and got an answering machine as always. I left a message explaining they they need to contact me about repairs that needed to be done within 30 days. I didn't hear anything from them. On Sep 27 I saw the maintenance guy by the buildings boiler room. I stopped him, relayed this information and he said he had another appointment in the morning and he would stop by later. He never came back. On the 28th I saw a group of people wandering around the property and the last time I saw that was when the old owners were selling to Sinatra. I approached them and inquired if they were looking to buy and they denied it but ... I'm not so sure ... so I added good because this property has health issues and is falling apart. I finally located the person who worked for Sinatra and explained the situation and he acted all noble and said that isn't right .. don't worry I'll take care of it ... let me deal with this and I'll get back to you later today. .... again .. it was morning and I wasted my whole day waiting and no one showed up of course. If I can find a way to add pictures to this I will add a lot. I will show what the inspection found as well as the list I was given. Its getting to the colder months not too ... which means I have to deal with the poor heat (supposed to be 68 but I'm lucky to get 66 if temps are around freezing 32 but usually its in the low 60s) in a "750" dollar a month POS apartment. Now things are bad ... The slum lords will not fix my apartment and after 12 years it looks like I'm going to be forced on the streets because of these scumbags ... With covid .. its very hard to find a 1 bedroom apartment for the limit that Rental Assistance gives you and apartments are so rare at the moment. I have been looking for an apartment since they tried to raise my rent to 750/month in July to start in September. They cant do their jobs so they didn't get the paperwork to Rental Assistant until I called them about 40 times and had to go to their physical office (where a neanderthal vulgarly threatened me and forced me to leave before I could even talk to anyone about the issues causing me to file a complaint and police report) At least they were forced not to raise my rent until November because of their lack of ability to take care of their obligations... bet for sure if even once in the 12 years I lived there if I didn't take care of my responsibilities the would be suing me in an instant. (though Sinatra has only owned this shithole for about 5 or 6 years) Now I'm at the point where Sinatra has 9 days to complete all the work and get the paperwork back to Rental Assistance or they will break the contract with Rental Assistance. They will no longer get Rental Assistance's portion of the rent. 30 days after that if they still haven't dealt with their responsibilities. They will wont get rent but I will be told I have to move. That means I will have 30 days to move or I will loose Assistance and have to start over again (It took me 4years to get it the first time). That's 69 days from today ... basically 2 months .. I have been looking for 3 months already and have not been able to find anything .. it sucks that because if these scumbags I'm going to end up on the streets. Don't RENT from these scumbags. Asked for 4 months to have my mailbox fixed, and they didn't do anything until I threatened legal action. Fixed the mailbox a week before I moved out. Made a deal with me in regards to final rent and my security deposit, and then went back on it. Hopefully if you're living in any apartment building, but especially 209 Elmwood Ave hopefully nothing breaks because it will be months before they fix it (even if they do fix it) and fully expect a package to be stolen and for them to not do anything to improve some kind of security measures. They are liars, and just the rudest group of people to try to get anything done. Legit rent from any other real estate company, you'll thank yourself in the long run because they will do everything they can to steal your security deposit. read more

Do NOT rent from Sinatra. Our building is not kept up, the foundation of the building is falling apart, there are numerous holes in the ceilings which leak , our apartment is FULL of mice. We found mice on top of our refrigerator and all over our kitchen. There are NO working smoke detectors anywhere in our apartment which is illegal by the way. The people in the building steal packages, the mail never gets put in the right mailbox. Which I understand isn't the company's fault, but just another flaw of living in this crappy dump. They also never answer the phone so it's so hard trying to get ahold of anybody, and when you call and leave a message they don't even return your phone call! I can't believe they want $775 a month for this piece of garbage building that they don't give a shit about. I just found an apartment in grand island that's cheaper than this place! Which is saying a lot because grand island is expensive. It's not right that people have to live like this and it's sad that the company doesn't even care about the tenants they just care about getting paid. I rented from this company for two years. They purchased my building from the previous owner, knowing that repairs had to be made to the site. After one year Sinatra did nothing except add their flashy signs to the side of the building and paint the trim in the halls blue, without wet paint signs posted. Because of that, three other tenants had their winter coats ruined with paint from walking out their newly painted apartment doors without prior notice. They also never had the extinguishers inspected, and we have never had any kind of inspection as far as fire safety goes, despite the constant hazards. The year I moved out, we had flooding issues. The previous owner neglected the building over the years and Sinatra was aware of it, and ignored the problem. My apartment was ruined along with many of my electronics. After I moved I spoke with my neighbor and he stated that Sinatra still had not fixed the issue and the building still had multiple leaks in the plumbing causing water damage to the basement and drywall. The mold growing in the building is absolutely disgusting, and when my neighbor brought it up to maintenance, Maintenance stated "That's not mold, it's just dust that collected on the water marks. Sinatra had all of us go to a mold identification class so we would know if it was mold." It's still there even as I type this comment a year later. However, if Sinatra officially had the building tested and it comes back positive for mold they would actually have to invest money to fix the problem while simultaneously losing money due to tenant compensation and loss of at least one months rent from each tenant. So of course, Sinatra is going to ignore the problem, and pretend as if everyone is ignorant. I find it funny that I see on the Buffalo news how Sinatra is building more and more condos downtown ranging in the hundreds of thousands of dollars, and yet, they can't fix the slum holes that they purchased. I bet they are using the capital from the slum buildings to invest in condos instead of fixing their lower end apartments. That way all of his professional business tenants are well taken care of and happy. And Nick Sinatra can continue to kiss Paladino and Byron Brown's ass for support to cover up his slum lord tendencies. read more

I would give them zero stars if I could. Do not rent from them. I just signed a year lease with them and am regretting it. When I moved in, it seemed as if the apartment had not been inspected because there was no working smoke detector in the ENTIRE apartment! This is inexcusable and ILLEGAL. See picture below. I could go off just about this alone. Not to mention my plethora of other issues including my dishwasher not working, my washer and dryer turning 90 degrees whenever they are used (enough to potentially kill one of my pets if they got stuck behind it), the paint splatter all over the floor, most of the windows being impossible to open due to how they were installed, the hole in the ceiling above the dryer with no vent from the dryer to outside, the loose flooring, no knobs on any of the kitchen cabinets, and a few other small issues. Maintenance was responsive at first, and has now rescheduled their appointment three times. I forgot to mention that Jen Reed continues to give me attitude every time I talk to her over the phone about an issue with the place. She was nice until I signed the lease and then it all went south. Stay away from Sinatra and Company!! read more

My husband and I recently moved in the property at 945 Kenmore Ave (above the "new" Sinatra's restaurant). Having lived in the area for over 30 years we were thrilled to find a brand new high-end apartment right in our neighborhood! Our experience has been awesome right from the beginning when we met Mike LaMonte, who not only helped us secure a multi year lease - he also sold our existing home in 1 DAY over asking price !! Since moving in we have had the pleasure of working with Shana Siegel who is the Property Manager. Shana is always super responsive to any of our needs or concerns and is a master at facilitating our requests. We have also met Tim Spitler, a Construction Manager who is on-site most of the time. Tim has gone out of his way to make sure we have everything we need and are happy and comfortable. It doesn't get much better than this other than taking the elevator down to Sinatra's for a first rate dinner. I would rate this property and all of the folks involved "10" if I could ! read more

We have lived at a Sinatra apartment building for a year now, our lease is up this month. After the last year we have had here I will never be doing any type of business with this company again. Going all the way back to last year me and my fiancée were looking for our first apartment but because it was during the pandemic we were unable to truly understand what we were signing up for. All we got was a very brief roughly five minute look at the apartment and were forced to make a long term decision on very little information. There were many issues that we didn't notice with this place until we moved in and it was too late. The floors and bathtub creak, the paint looks like it was done by a twelve year old child with paint all over the trim. The window screens are all bent and don't fit right and the AC unit doesn't work properly. Trying to get any maintenance done is also impossible. We have had the lights in our hallway out since last winter but after multiple requests to this day it is still out. Also the AC unit has never been fixed and the sink leaks but to had to fix that myself because they refuse to send anyone to fix it. The property outside of our apartment is also in shambles, the dumpster is always too full and the parking lot is riddled with pot holes. The neighbors are also horrible, most leave their trash in the hallways and play loud music often with no regard for their neighbors. Overall they charge a pretty good rate for rent but do not maintain their building and do not care about their renters. If we wanted to live in low end apartments I would like to at least be paying the appropriate amount. We will absolutely be moving out as soon as possible and will never deal with these people again. I highly recommend that you really be careful and check out this company well before doing any business with them. read more

I rented a house that was managed by Sinatra and although the move-in was seamless and the maintenance request responses were excellent while I lived there, the move-out was a nightmare. The property manager said to me in writing and misrepresented the facts, that I could exit the lease a couple months early if I paid a minor fee. So I paid the fee, moved out, and it took well over 45 days (which is over the NY state legal allowance for a landlord/property manager to return a reasonable tenant's security deposit). I also have in writing that the property manager noted that I left the home in "immaculate condition". After my moveout, I stopped receiving responses from the property manager only to find out later that he was "out sick". There was no "out of office" reply to my emails, nothing. So I would call the office and I would either get voicemail or the receptionist would tell me that I need to get my security deposit return issue handled by him. So I got the run-around for approx 60 days and FINALLY got my full security deposit back. I had to fight for it thought because apparently this gentleman exited the company at some point, and the person who took over for him told me that what he told me about the "minor fee" to break a lease is false and that I was responsible for another 2 months of rent. After I had checked and re-checked and re-checked with him 3 months prior to the moveout that his information was correct! So after all this was finally resolved, and I thought I was done with them, there was another issue. I'm not from around here, and trying to be a courteous person, and being that it was the dead of winter, I left the gas and electricity on. I thought, surely the property management company has a tight workflow in place for switching over gas and electricity accounts back into their name in a timely manner. Nope! It took FOUR MONTHS to get this resolved. I was told multiple times by Sinatra that the account was successfully changed over to their name only to find that it wasn't and the invoice for the overdue account that was still in my name even though I'd been moved out for 4 months, had gone to collections!! Good customer service would have been for Sinatra to just pay the $100 for all the trouble they put me through and call it a day. But instead I got put through the wringer and had to chase my tail for 4 months getting this settled, all so that I could get my final bill of $60. It would have cost Sinatra a measly SIXTY DOLLARS to make a customer happy. I was a really, really good tenant, I always paid rent on time and left the house in better condition than I found it and I got treated like garbage when I moved out. 1526 Main Street, Apt #4 Buffalo NY, 14209 This apartment is above a Barre Centric gym. There's constant loud blasting noise from music and an instructor on a microphone through the walls that wakes you up at 6 a.m. during the week and 8:00 a.m. on weekends. A lot of their classes start at 5 and 6 p.m. too when you're trying to sit down to a quiet meal after a long day of work. It is so loud that if you close your eyes you will feel like you're sitting in their gym. Classes also occur throughout the middle of the day too, so if you have a day off, guess what, you're listening to them still. Also, the neighbor has an infant that cries all night and because there's nothing between the walls, you listen to it all night. You virtually never get any silence and can never sleep. Even though I expressed this disaster to the management team on day 1. They have done less than nothing about it, have barely even recognized the issue and have done nothing to compensate. Their solution is to ignore the issue and the tenant until he or she "goes away". DO NOT LIVE HERE EVER. read more
