We took a chance with Rachel based on her stellar preparation and detail upon our first meeting…read more We felt confident in her ability to lead us through the process and get top dollar in selling our home. We have moved many times before and felt confident that she would do a good job. She clearly knows the process which amd I would rate her a 5 on that. However, soon into the process we realized we had made a mistake. To us, the 2 most important characteristics in an agent are responsiveness and negotiation skills. Let's start with responsiveness: Her follow up was slow and inconsistent. Many times we would need to talk to her and would call only to get voice mail. We would then immediately text her. Most of the time we never got her and would then need to contact her partner Marley. Marley WAS timely and she was often left to pick up the pieces that were not handled by Rachel. And many times we would be caught off guard as to which agent was helping us. When we couldn't get Rachel, Marley would help us- only to then be handed back to Rachel, etc. It got confusing and was most inefficient with everyone's time. Regarding negotiation, there were examples when we, the sellers, had to come up with a suitable strategy based on different circumstances - isn't this what we were paying our agent for? Perhaps Rachel just doesn't have the experience required to effectively strategize amd negotiate for top dollar in higher price point homes. In our experience, she failed to deliver when it came to negotiating for top dollar. It felt as if Rachel was not working on our behalf - rather, that she was looking out for her own interest. From the start we discussed the negotiation strategy we would follow and we all felt confident about that. Yet when the time came she did not do what she said she would do. She wanted to jump at the first "good" offer and rather than help us through the process she made it worse. She pressured us to respond quickly and it was very stressful. Rather than take stress away her inability to truly fight on our behalf added undue stress and angst. Did we sell our house? Yes. Did we get a good offer? Yes. Those two things were really a given in light of the current market situation. The real questions to consider are: Did Rachel do an adequate job in negotiating on our behalf to get the best price possible? No. Did she fight for us through the entire process? No. Did communications fall through the cracks? Yes. Even after the sale was finalized there were outstanding issues that weren't resolved until we took it upon ourselves to follow through. In all of our moves (7 times), it is my opinion that Rachel is the absolute worst realtor we have had. I honestly believe we would have been better off selling on our own or even using an online agent.

We first started looking when the market was really hot in the spring of 2018 and after firing 2 realtors we finally decided to give Judy a call. We met her at an open house in a house we had no business being in and she was the listing agent. She started talking to us and gave a bunch of tips and advice and reassurance and we thought "wow, she's been more helpful in 15 minutes than our realtor was in 6 weeks." After loosing a house due to our lazy agent we gave Judy a call and immediately got the help that we needed. 2 weeks later we found a new build in our price range and in our area that we were never even told about with our 2 previous agents. The process was long and there were bumps along the way and Judy was always there to fight for us and make sure the house was being built properly. The roof needed to be stripped and replaced as it was put up during torrential rain and she made sure it was done correctly. The house took 9 months to build and she met with us several times to walk through it and address any issues. If you want a realtor who will help you find your dream home AND keep your sanity through the process then Judy is the one for you; especially if you are a first time home buyer. She is passionate about what she does and truly cares about her clients and is not afraid to confront any issues in your path.

I inquired about a rental property listed by Su Liu of Tong-Pasrsons Realty. She emailed a reply…read moreand I contacted her by phone. She immediately started asking why am I moving (current rental term was just one year), do I work, how much money do I make, etc. I told her the property would be rented by me and my adult daughter (age 36). Ms. Liu then abruptly stopped me and said we will not combine salaries for you and your daughter to qualify to rent the property. My daughter and I have shared the same residence for over 5 years with no such issue. Also, our combined salaries almost double the yearly suggested amount for the listing. Su Liu was rude and mentioned nothing at all about the property to me on the phone. I asked her to explain why my daughter and I could not rent the property and her response was "your daughter may decide to move out." WHAT??? Seems like discrimination based on family status to me. The listing specifically indicated each perspective tenant would pay application fee and have a background check done. Nowhere in the listing did it indicate what the makeup of the tenants need to be. I would not recommend Su Liu as her approach towards me was not professional and was a disservice for the owner of the property she has been tasked to rent.
