    We moved out of State and rented our home for the last 2 years managed by Rognas. The first year…read morewas fine since the tenant was very punctual. She moved out after a year and left the house in good shape. The second year, a group of 3 friends college rented our home. They had issues being punctual with the rent, some months they were behind coming up with the rent. The accounting was off. I contacted Rognas property manager Susanne many times to deal with this and she said they would have Anna look at it. I tried emailing front office and even said I would terminate contract, no response. After a few emails, and time passing, saying she didn't know about the accounting and would let Ana know, I texted Ana. She said she would take a look at the books. She finally talked to the tenants and they started paying the rent on time. No late charges were ever assessed against the tenant though contract said it would be late after the 5th of the month. The tenants gave notice and the property was the vacant for almost 15 days and there was no movement. I decided to sell property after seeing a new contract from them charging a higher percentage + additional fee for renewal each year. . They notified me that they needed 30 days to finalize the books. Really? It was released a week before the 30 days but why hold up the property if it was empty? It would have been a good token to do that. The property was left dirty (see pictures) and I had to pay $450 to clean it. I have not heard if they reimbursed the tenants the deposit or keep it? I do not seek to reimbursed because it is a headache to me. I rather take it and just give a review. I am not a demanding person, I am flexible and patient but businesses need to take care of their clients well. I firmly believe this. I do have all emails and correspondence saved for reference but don't find necessary to list here. This review is similar to here and other reviews of Yelp which were more emotive but agree that communication is terrible, customer service terrible, book keeping is terrible. I would not recommend at all.

    My wife and I applied for one of their managed properties. We were approved and told we had to pay…read morethe $1600 deposit. We had not yet seen the lease agreement. Once we received the lease agreement I began to fill it out reading it thoroughly. I noticed that we were not allowed to hang anything on the walls. Weird, but not a deal breaker. Further in it read that the provided and overly promoted included appliances would not be repaired or replaced if they became inoperable. I called to verify and was told only the stove would be repaired or replaced if it became inoperable. All other appliances had no guarantee and were provided as a convenience. We decided to go a different route since the ad for the property made a big deal of the provided appliances. One of the reasons we rent is because we don't want to be saddled with repairing or replacing appliances or anything else that may go wrong with a property. I emailed the company and text the representative who showed us the property. I wanted to know how to go about getting our deposit back. I was told that the deposit was non-refundable. I asked where that was stated. She said it was in the application. This seems like a deceptive practice. I mean, we weren't given the lease agreement until after we paid the deposit. I was told the deposit was being kept because the owner had missed out on a week of advertising and possible renters. I thought it was a security deposit, not an advertising deposit. Anyway, lease at your own risk. I guess I should have looked up the reviews before assuming this was an upstanding business. I have requested a copy of the application I submitted. I will update next week whether I get a response or not.

I've rented from 5 different…read morecompanies since moving out in my own and this is by far the worse one between Muskogee, Tulsa, and OKC. Maintenance is an absolute joke unless they enter your home without warning or permission, the house itself is falling apart barely 3 years into a "remodel". Floor panels cracked, bowing up, foundation cracks have shown up ALL OVER the house. They don't use any licensed people to perform work, we had to have a snake drain because we've had issues since moving in and they tried to charge us almost $200, and then when we had a pipe burst they called thier unlicensed plumber maintenance guy to do a crap fix that is still not 100% and happened months ago. Key will raise your rent every year you re sign no matter what, any "emergency" maintenance is actually through the owner who is a rude snob who has 0 knowledge of maintenance and usually takes about 2 hours to respond to a "emergency" Save your money and headache.

    Micheal Biddinger Real Estate hired McQuire O'Hara Construction Inc. to rebuild some condos at…read moreRaintree Villas after there was a major fire. The construction crew wasn't very good about picking up after themselves, which resulted in one of our new vehicles having to get a new tire because a nail was stuck in the inner side of the tire. Michael Biddinger's HOA manager, Teresa Ralls, emailed us a response to our inquiry about reimbursing us for the $224.60 it cost to replace the tire. She said it could have happened anywhere and basically that it wasn't their issue, which is what the construction crew said. So no one wants to be held accountable. There were a little more than two dozen nails on our side of the parking area alone. The nail that was removed from the tire (we which also have a picture of) is identical to the length of the nails I picked up. This is not the first time we have had an issue with these people. It took them several months to repair a hole in our roof and get rid of the raccoons in our attic. Our property management hired someone personally and it took him two days to remedy the issue and get the attic cleared out. I could understand if it were a single nail. But there were dozens. This could have caused a blow out. Someone could have stepped on the nails and been seriously injured. If you're thinking about moving to an area that they oversee I would caution you to reconsider, as you would have more to lose than you would to gain.
