    Where do we even start!!! This property management company is just ... awful. The worst of the…read moreworst. We had tenants in our home who were planning to possibly buy the home, we were told over and over they were really great people, had excellent credit etc. Early summer we planned to get the house on the market by mid summer since our tenants lease was up in September. We let our property manager know so she could discuss it with the tenants. They strung her along for weeks and finally decided they wanted a 6 month lease extension, but we were being reassured again and again that they were a great family, had excellent credit etc. We were never told there was any issue with their lease extension and we fully expected them to remain in the home until March. In mid August, I found out on my own via social media that the tenants were actually moving out and when we called the property manager, she had no idea what was going on. Not only that, we discovered floors ripped up and a dog door installed through an exterior wall. When the property manager went out, she discovers a plethora of things the tenants did supposedly without her knowledge, including selling our $12,000 luxury hot tub, removing a massive oak tree out front, completely clearing out the garden of established beds, performing unlicensed and unapproved electrical and plumbing work, etc etc etc. I had to find out on my own what happened to the hot tub, as the tenants told her they had it removed because it was damaged (this isn't actually true, I had to find out on my own that it was sold via Facebook marketplace and in working condition, the cover had just been slashed with a utility knife! Our tenant was charged with felony grand theft, at no help from the property manager.) Come to find out, the tenants reported damage to just the cover after the spring snow storm and it was never followed up on, but she told the tenants to shop for a new one. We also had a broken vent pipe on the roof that she was made aware of early spring that was never followed up on. She was able to collect some of the $$ from the tenants for the hot tub and floors, but it did not cover the full cost of the hot tub. We discovered during all of this that the tenants did NOT have excellent credit and I discovered many, many things about them which leads me to believe the company didn't run a background check or perform proper tenant screening. In the end they ensured the tenants moved out and the home was put back in good condition, but they charged the tenants outrageous amounts for cleaning ($1,500 plus $150 for carpets). in what universe does it cost $1,500 for cleaning a house?? I've lived all over the country - nowhere does it cost $1,500 to clean an empty house unless it's a squatting / hoarder situation. Additionally, the communication was entirely lacking - we had to reach out for mostly everything ourselves and then follow up on it days or weeks later. We had late rent issues a few times and it was NEVER addressed with any sort of urgency or unless we reached our first. The tenant issues took almost 2 months to resolve and we are left with a vacant house that we are urgently trying to now sell close to winter, after thinking we had guaranteed income til spring .... If you have an option to hire literally anyone else, do so or manage on your own. Just run far far away from this place unless you want major issues with tenants, a lack of communication, and negligence ...

    Heather who runs this property management company is the worst. Received rent from our tentants…read morethat they paid on time late each deposit was also short 4 times and when we asked why the rent was short we were given strange answers then the de of the short amount which was still short. Heather also hired outside repair help without permission in non-emergency situations which drove costs higher the most. Our 1099 end of year document was incorrect stating we received more income and our tax consultant confirmed the document was incorrect. If you hire this company you need to constantly watch your deposit amounts, late rent (Heather's excuses and her unwillingness to take any responsibility for anything) and your tax documents.

    Tenant turnover used to be the worst for me... like seriously stressful. Every time someone…read moremoved out I was bracing myself for months of vacancy, showings that went nowhere, applications that looked good but flopped, and then sometimes ending up with tenants that weren't even good. My old manager? meh... didn't really care, made me feel like I was losing money and it was all on me. Chambers kinda changed all that. Vacancies dont drag forever anymore, tenants actually pay on time, treat the place decent... sounds simple but after what I went thru before it felt amazing. Tenants seem way calmer too. Less drama, fewer complaints... stuff actually gets handled. Chambers takes care of the communication, maintenance, all that stuff without turning it into a headache. Tenants know who to call and stuff actually gets fixed lol. I also like that I'm not just left guessing anymore. New applicant? I know. Lease signed? I know. Something pops up? I hear about it before it's a bigger problem. I don't feel outta the loop like I did before. Honestly... I'm not stressing about who's living there or how long it'll sit empty. Things feel steady now. After years of chaos and headaches, this kinda stability is worth way more than I thought it would be. Thank you Chambers.!

Questions would come up and I'd either get no response or something super vague days later. After a while, I just stopped asking and hoped nothing went wrong, which isn't exactly comforting when real money is involved. Once Chambers took over, that changed pretty quickly. Now when I have a question, I ask it and I get a real answer. Not days later. Not after following up multiple times. Just a normal, timely response like you would expect. It sounds basic, but it made a huge difference. What really stood out to me was how approachable they are. I've asked about lease stuff, tenant situations, random landlord questions, even things I probably should already know. I never felt rushed, brushed off, or made to feel dumb for asking. There were also times I reached out about things that weren't urgent at all or weren't technically their issue yet. They still helped me think it through and gave honest input. That was unexpected and genuinely appreciated. At this point, I don't feel like I'm guessing anymore. I don't feel stuck or unsure every time something small comes up, and that peace of mind alone is worth a lot. Thank you Chambers Property Management!
