(Things happen no big deal) So I made another appointment. I have a 80' wide 20' deep driveway only one truck in the driveway with all that room and the estimator parks so close to the truck that the tenant can't open a door without hitting the estimator's parked truck. I said to him "Nice park job", probably hurt his feelings. We get to the apartment and he tells me what a good job they will do. After about 30 minutes he says he would get back to the office and email the estimate. A week goes by, nothing. So I call BE HAPPY again, a lady answers the phone and I ask where is my estimate? She says she would pass the info on to the estimator and to wait for a call. Another week goes by, nothing. I call again and a lady answers the phone and asked what kind of work was to be done. I tell her and she says that's a time and material job and we don't do estimates for that, I say then why did you come out and do the estimate? She says, "Oh there was an estimate done?" I say yes. She says I'll have someone call you. A week later I call and ask for a manager or owner to call me or I will have to write some negative reviews. How can any one run such a disorganized business. Talk the talk, but they don't walk the walk.

I am writing this review to alert anyone using Briley Contracting/Construction for any work to…read morereconsider their decision based upon my personal experience and a legal action against them based on a fire I had in December, 2023.. I can prove everything claimed in this review. Here's what you can expect after signing a contract with Roy Briley and discussing your project with them outlining what you want. They will agree to everythin; the sky's the limit. Then the game begins. The first thing Briley will do is pressure you to to surrender all the money the insurance company allocates for your job (if it is an insurance job) directly to them. Do NOT do it; keep the funds in a separate account specifically for your project and pay for the work as you go AFTER you confirm the work was actually done and completed according to industry standards in a professional manner. If you don't, you will lose any leverage you have later if something goes wrong. Your money will be gone. Briley's owner and key employees are in on the scam, willingly and actively participating in the crimes they devise to extort money from their customers; I believe this is considered racketeering which, from my understanding of the definition, are coordinated efforts by multiple people in an organization that typically use fraud, extortion, threats, and intimidation to repeatedly earn a commercial profit. They will tell you a date when it will be completed. It won't be. I was told I would be back in my house in 7 months; I have been stuck in a hotel for 19 months now. Work will start (eventually) but then it will stop often for months at a time. They will come and spend a couple of hours and then go to another job. They often go several weeks or months without even entering the premises. This was the case with me; 7 months and nothing inside was completed. The only work attempted was painting, drywall and paneling and it was a disaster, it looked horrendous, and they also punched holes in my walls that did not exist before. I fired them in August. Absolutely no remodeling work was ever completed. I came in after the firing and am completing the job myself. Immediately after I received 3 final invoices that varied by $31,000 between the three of them. He claimed he did 80% of the entire remodel. I asked which invoice was valid. He responded with a fourth one that was higher yet and started demanding payment again. I told him I wanted a breakdown of the charges, but they refused claiming it was proprietary. I told him I would happily and promptly pay them after I understood what I was being charged for. Had I turned over my insurance check they would have laughed all the way to the bank, but they were thwarted because I had leverage, having personally held the money from the insurance company myself, to fight back. To intimidate me further they demanded full payment for mitigation and storage after he was fired and held all of my personal property hostage where I could not access it for months. I consider that theft. Right after that he slapped a significant lien on my home for work he claimed he did. I asked for a breakdown of the charges. They refused and filed a full-blown lawsuit against me asking the court to order that my house be auctioned off so he could be paid. This company did nothing to earn what they were lying about in their perjurious claims to the court. I have/ am still being harassed, intimidated, threatened, frightened and pressured to pay. Now he ratcheting it up even more through unnecessary litigation in which Briley make perjurious claims to the court and do not follow statutory law relative to the process.. The cases are on Courtview. Briley's Mode of Operation is to choose an easy mark, promise them the moon, and get them to sign their contract. Then they blow you off and do what they want when they want. When you've had enough and fire them, they will threaten, badger and intimidate you like they have me, and then slap a lien on your house. If that doesn't work they file a lawsuit asking the court to auction your house off and give them the proceeds destroying your life, family, finances and mental health. Then the lawsuit gets calendared by the court. Briley's plan at that point is to delay the court action until you get so stressed and frustrated that you throw up your hands and cave, or run out of money so you can't pay your attorney anymore allowing Briley to take the property completely destroying their lives. The impact on so many people means nothing to Briley. Other people's nightmares with Briley parallel my experiences almost to the letter. I am a 72-year-old single elderly woman Briley wants to force me out of my home of 27 years and live homeless on the streets of Anchorage as soon as he can. I don't want anyone to have the same experiences I am having and would be interested to hear from anyone having similar experiences with Briley.

After having my kitchen demolished, I was quoted 10-12 weeks to get my granite slab shipped, and an additional 3-4 weeks for cutting and delivery. Yes, you read that right. 4 months. Obviously that wasn't going to work, so I set out to find another countertop locally. After calls around town, I was starting to accept the idea of no thanksgiving, no Christmas, no New Years events and I'd be lucky to have my house back by Valentine's Day 2022. Then I called Granite City. I spoke to a very nice lady yesterday who promised me they had slabs on site, and in my color scheme. I came in at 9am and thanks to Gena, in 20 minutes walked out with a quote that made me cancel my order with HD on the spot. I actually saw the granite we ordered and instead of waiting months for my templated granite to be cut, delivered and installed, it will be less than 2 weeks. Granite City has been a breath of fresh air in a horrible renovation.

That lady (older, strong accent) was not friendly either and begrudgingly showed us back outside where the slabs are located. There is not an indoor showroom like you'd think an Alaskan place should have! The ground all around the area was dirt and super muddy with puddles. Not ideal! The lady quickly walked us out to the slab area, looking incredibly annoyed, and within about 2 minutes she said "I'm going back inside I am cold". Maybe Granite City should supply their staff with winter coats if their customer area extends outdoors. All in all there was NOT an extensive selection (color-wise etc) to choose from, we did not find what we were looking for, and the entire visit wasn't pleasant at all. Avoid this place if at all possible on your journey to home improvement.

He will work with you and make reasonable and good suggestions. Third, he will save you money. Lots and lots of money. We had an old water heater that went out, which was a real problem because we have baseboard heat. So, we really needed a water heater. We had a quote from our heating company and Dave said he could beat the quote. He got us a continual hot water heater, installed, for about $4K less than what we had been quoted. Work was top notch. We have hired Dave for several projects, not the least of which was replacing the hot water heater. A major project was renovating our garage. His work was great but a lot of it was during the winter, which meant that there were a number of people who were calling about heaters and issues with their house affected by the cold. When we needed a hot water heater, our work went to the top of the list. When it's January and some of the garage needs to be finished, work for others that is really important in the Alaska winter (like water heaters and other issues) went to the top of the list. I suppose I could bitch about that but I also recognize that the time line of my garage being finished isn't a matter of life and death. Fixing someone's heat or hot water or other matters can be life or death in an Alaska winter. I figure it's better to have a really competent handy man with a conscience than making sure my garage is his A#1 priority. So when his timeline for finishing our garage gets delayed because he's fixing the heat on an elderly couple's house, I don't worry. All in all, Dave's done excellent work. He's also been completely up front and 100% honest and done a great job. I've recommended him to friends of ours who are older and need real help because I know he will do a competent job and be honest about his services. That is, I know he will do a good job and I don't have to worry about him overcharging them. My wife and I are already discussing our next projects with him. I don't know if I can give a higher recommendation than that.

His crew showed up within a week. They were very polite and went to work right away. The crew found some other serious issues along the way and were able to repair those as well. They were able to match the existing shingles so the roof looks like the repair never happened. They completed the entire job that same day! This is a Great Business.

This was peak busy season and it didn't look like anyone would be able to get to my roof before winter. George came out to have a look and get me a quote, and somehow managed to fit me in 6 weeks ahead of schedule, and well before I had to worry about snow load. His team also diagnosed and corrected the issue that created the rot so it won't happen again. A few months later, a different section of roof developed an intermittent condensation leak and George made a few after-hours/short-notice trips to my house to see where the issue was and do some problem-solving. His team installed a vent (at no cost!) and all seems well now.
