Maintenance requests take 3 days. They are evasive and seem to blow me off with some of my requests. They are NOT tenant friendly, they are landlord friendly. Leases are full of ridiculous rules (notify them if you have a house guest more than 3 days. Let them know if you will be away for long than 3 days, keep your place neat. Do not do this, do not do that. In the end there is a sense of paranoia that if you break a rule, you're out. Fine with me. read more

Rented in Duluth Kenwood apts. Huge security deposit and received hardly nothing back. I lived with 2 other roommates. One of them had a pet agreement. We all got charged for carpet cleaning even though it stated on the pet agreement it was the tenant responsibility to pay for carpet cleaning and only the one tenant with the pet signed the agreement. When we questioned them on the wear and tear of the apartment they stated it was above average, however, we hardly never used the living room area as we were either working or in our rooms. We only received $110 of our security deposit back. We only lived there for 1 year and our parents helped us clean when we moved out. They dinged us for every little thing they possibly come. What a crappy to do! They made almost $2400 off of us! Can you imagine if they are doing this to every apt? read more

This has been the worst rental experience I've gone through. They're so busy they failed to answer many questions and not respond to attempts to have clarification shed on the process. They blindsided us with procedures that were not defined in the contract nor their site. They wanted photo documented issues stored on a usb drive and given over. Nothing else will count, not email, nothing, and if they lose that, I don't think they'll accept any copies you may have stored. I can't recommend to keep away from this rental agency, it did not feel like a very good experience whatsoever. read more

Frustrating to work with as a neighboring rental. Started contacting them in April about shared maintenance. Thought we had a plan in August when the maintenance person changed the plan and has never replied to me again. Do not rent from them. Lived in Kenwood Village for 2 years and had multiple random charges every month, multiple break-ins, no responses for calls or texts for days, very lazy, and they plain out just don't give a rats ass about there tenants, still trying to not give us our deposit back and made us pay a full months rent even though we left halfway through and new people moved in 2 days after and collected rent from them too . The landlords Mike and Jim have been great but everyone else in Shiprock has shit the bed. Don't trust them they are con-artists. These problems don't happen and just the Kenwood location either. So, I moved to Duluth from Sacramento California at the beginning of this this year. Anyone who has ever moved to a new town knows how hard it is to find decent housing. In my experience, it takes years to figure out which property owners and management companies you can trust...... I'm so happy that I found Shiprock! I was recommended by a friend who told me to specifically talk to Amy, the 'Tenant Coordinator'. I tracked her down the moment I got into town. Where I'm from, I'm used to property management companies just giving me a listing of available units, but Amy actually asked me about the exact type of housing I was looking for. I was looking for a reasonably priced one bedroom apartment, downtown, with lots of space, and preferably in a historic brownstone building. I knew from the start that it was a lot to ask for, especially since finding my dream home wasn't exactly part of her job description, but she just said, "Okay, let me see what I can do.". Within a matter of days she contacted me, letting me know that there were several listings available with that description. I ended up finding the exact apartment that I was looking for! As it turned out, she was actually the person in charge of processing applications, and she got me into my apartment in less then two weeks! I've been living here since April, and I couldn't be happier with my place! Being from California, I'm not really used to property management companies caring so much about their tenants, but between Amy's help in finding me exactly what I was looking for, and the maintenance crew tending to any and every issue I've ever had in less than 24hrs, I feel genuinely spoiled. As a former Tenant, stay away from Shiprock. If you have non emergency maintenance request, you are sure to have your request closed without them doing any work, or even looking at the issue. Be prepared and take lots of pictures with dates on them! This is important for when they take you to court to get your deposit back. With that being said, if you do rent from them, make sure to pick up a copy of Landlord and Tenant Rights! This will help you navigate the ups and downs. Read your lease thoroughly, make sure you know what you are responsible for and what they are, and make sure it is detailed, as in who will purchase the shovels and who will purchase the sidewalk salt, and who is responsible for shoveling and ice removal. Two separate things that they will try to lump together. Office staff are polite and will talk to you and respond within 24 hours. maintenance will not communicate with you unless they need to enter your home. read more

Shiprock sucks. The only reason people rent from them in Duluth is because they control almost all rentable properties. The only positive experience I had with them was when our furnace broke. They were timely with fixing it but left all other problems with our house unsolved. It has been about 3 months since I moved out and after several phone calls, I have yet to receive my security deposit. My friend also rented through shiprock and after moving out he left one pan behind and faced a $100 deduction from his deposit. Worst renting experience I've experienced in my entire life. They over charge for low grade properties. They take a huge deposit and pretend you actually might get some back when in fact you'll end up owing them money. Heat went out 3 times this past winter and I have a baby to look after. They make you decide if you're going to renew your lease 5 months before your lease is up. So, you're trapped. You either stay with them or you roll the dice hoping you'll find a place closer to moving out because no respectable apartment rentals have a clue if they'll have an opening 5 months out. I had many problems with tenants moving out without notice (and they you are responsible for their bills), hoarders, and filthy tenants. I believe they have high maintenance and management fees. ShipRock has managed my rental house for about 5 years, They have found good clients, kept the house rented, and most of all, helped me to keep up with required maintenance. Their skilled maintenance staff handles routine repairs, and the maintenance manager hires required contractors for bigger jobs. Communication is always good, and the office staff is friendly and responsive. Accounting and reporting is accurate and timely. Highly recommended! read more

I'm a current renter of Shiprock and last early Saturday morning my house was broken into. You would think that fixing my door and making me feel secure as a renter would be top priority of theirs. Nope. The emergency maintaince man arrived late Saturday afternoon and said, "I don't think they would want me to work 5 hours, on a Saturday, at an overtime rate". I tell him, "I don't care what Shiprock thinks, I don't feel safe." He basically shrugs his shoulders and it appears there is nothing I can do. Monday (today) comes and I call the office, they had no idea what had happened and they tell me maintanance will arrive sometime that day. After two calls later to them (because he had not shown up yet), they finally get him to come to my place. He says he can't fix it today becuase he was told to fix a sink and a vanity in a different apartment. I'm done with Shiprock, either their management isn't smart enough to delegate important tasks first or this is just complete negligence on their part. Renter Beware! read more

Expect a dirty apartment when you move in. My wife and I had to clean for three days. Very young, and very inexperienced staff. If you're not a college kid expect to be treated like one.
