Chris is extremely knowledgeable and cognizant of what we were searching for in a home. He was in constant communication with us and made the experience less stressful. Once we found our home, he was there at every appointment and transaction. It made us comfortable knowing that we had his expertise for any of the unknown questions that we encountered. He would provide us tips on what to look out for and genuinely cared about our concerns. We were so fortunate to have Chris guide us through the process and he is truly the best at what he does. The need was sudden, and it had to be sold as quickly as possible without sacrificing profit. On top of that, it was being listed at a time one would think is undesirable - just before Christmas and headed into the middle of Winter. Jim didn't flinch, setting up the initial meeting and walk through with immediate plans for a photographer to take shots and enable the home to "go live" within days. There was a surprisingly large number of showings given the time of year, with varied levels of interest but no immediate offers. Jim was as positive as he is experienced, staying in constant contact by phone, e-mail and video to calm any fears and lend assurance that the "right buyer would come along", which indeed happened. An offer for the asking pricing was received, JUST as the full effects of the Covid-19 quarantine were taking hold. Jim worked seamlessly with the title company to ensure a prompt and orderly "VIRTUAL" settlement process that was quite unlike anything I had ever experienced! Even at settlement, as I signed closing documents alone in a mask and gloves, Jim was right there beside me on video chat! The follow-up couldn't have been tighter and more complete, from Jim's remaining presence to the continued contact with Roanna and other members of his team. There is no such thing as a "former" client to Jim, as he runs a client appreciation program with drawings, prizes, and industry bulletins through e-mail and social media. It's truly a "once a client, always a client" mentality with this team. I am blessed and grateful for their service!

We saw 7 houses the first day, which was really helpful in narrowing down what we were looking for. Every time we went to look at houses, Andrew would hang back, listen to what we liked and didn't like, and seemed to know what we were looking for more than we did. Once, to humor us I'm sure, Andrew, the hubster, and I picked different houses we wanted to look at one weekend (the houses that the hubster and I picked were from Zillow and not on Andrew's list of houses). After looking at all three, Andrew's pick was by far the best and that was the house we ended up buying in the end. I learned my lesson - leave it up to the professionals! The first time I joined this office in 2015 when I started my real estate career after just giving birth to twins, it took me 8 months to make my first sale. By that point, the Broker acted towards me like she hated me, because I was one of those non-selling agents in the office. I remember attending a BBQ party that she hosting for agents at a nearby park, with my infants in tow, and she gave me stares like a dagger and showed me that I wasn't even welcome to the food. If it wasn't for the other agents who were all so extremely nice to me and my kids, I would have left. Fast forward, I stuck with the office and became a top selling agents and also became her darling. She would tell me that she "adores" me and treated me, and even my children, when I would bring them to the office, like royalty (she highly dislikes babies like she is allergic to them). Eventually, I left the office, they kept almost all of the commission for a sale that I made before leaving and that was paid after I left. I made the mistake to come back to them recently, as an agent, because I did not want to pay the $50 a month at Samson Properties. Little did I know, Long and Foster now charges several hundreds to the agent's credit card, as "E&O insurance" every month. After I saw the charges for a couple of months, I cancelled that credit card and reached out to the broker, who told me to deactivate my license if I don't want them to charge me. I did exactly that and a few months later, I was contacted by a collections agency for about $350, which they had attempted to charge to my card unsuccessfully. Unless you are an extremely top selling agent, please do not join this office and do not join Long and Foster in general. I have clients who are extremely attached to me as an agent but say that the only thing giving them pause to work with me is the office I was affiliated to (Long and Foster). They charged buyers and sellers a ton too, compared to other Brokers. Do yourself a favor and go hang your license elsewhere.

DO NOT USE THEM!!!***…read more 1)      Aret Koseian / Compass Realty had a fully executed contract for sale of the home with another buyer and did not produce it to the potential buyer because they thought they would make a higher commission by bribing me to use Tracey Evans, his partner, as the Sellers Agent.  Both Aret and Tracey told me this.  2)      I told Tracey that I would have my buyer's agent submit the contract the following day because it was Easter and she offered a kickback of $3k if I would allow you to be my buyer's agent and basically said that I would not get the house because Aret already has a contract of sale signed by both the buyers and sellers.  If I would allow her to be my agent, Aret / Compass would not present that contract to that buyer.  3)      Both Aret and Tracey said that they have a deal with the seller that they would not have to pay any more than $7500 and therefore would end up having to pay them the difference between their $7500 and any final concession amount of $10k.  That was not disclosed to me beforehand, nor was it disclosed on the closing documents which are supposed to detail all the financial transactions around this sale. 4)      Having a side-deal with the sellers inherently means that my Buyers Agent, Tracey Evans will not fight for any concessions for me, because any concessions for me will come out of her and Aret's own pockets.  That means that essentially, I do not have a buyer's agent, because anything that works in my favor, will work against them financially.   I did not know this, until both her and Aret in different conversations told me on the phone.  But once she told me that, then everything else made perfect sense, regarding why she was talking me out of asking for any concessions after the inspections. 5)      Tracey Evans did not ensure that all reports were presented and reviewed prior to closing which constitutes gross negligence in that my interests again are not represented.   As a result, the septic report was not opened until days after closing, only to find out it failed and I had thousands in septic repairs. 6)      Tracey Evans sent out contractors to give estimates on the major items on the inspection report once I said I may back out of purchasing the home because she was discouraging me asking for more than 10k in concessions.  The estimates she received and passed on to me equaled about $10k.  It was only after closing and talking to the actual chimney repair person that we both realized that she left out and did not send me the major part / expense for the chimney, thus withholding necessary information so that I would proceed with the purchase so that she (and Aret) can get her commission. They both made over 20k each and I literally met her for 15 minutes and never saw her again. Didn't even take me on a final walk-through. If you want honesty, transparency and integrity around your real estate transactions, then DO NOT work with this group. They care more about their commission amount than about the buyer or seller!! You've been WARNED!!! Proceed at your own risk!!!

After contacting the listing agent he found out that there were already offers so we needed to move quick.
