I ordered my THP plan last year. I didn't read the reviews here. I have an issue with my pool pump now. I was getting, or felt I was, the run around so I checked Yelp. Scared me. But here's what happened and why I am giving 4 stars. They sent out a tech very quickly however the tech didn't do his job correctly and that's why I was getting the run around. Once I recontacted THP they sent out another tech, I was not charged for the second tech showup fee. Tomorrow my pool pump will be replaced, and below my cap dollars for the work. So, I'm good and they held up their end of the deal on this item. read more

Their telemarketer caught me on a Tuesday offering a full extended warranty of all my critical home systems. While she was on the phone I checked the BBB for feedback and read a litany of horror stories about declined claims and non-existent coverage. When I asked for a list of policy exclusions, I was told I could read the policy "later." Click. Zero stars for lack of transparency. read more

Do not sign up for this home warranty. It is fraudulent!! I will not honor any claims filed. I had a AC problem and filed a claim two weeks ago! Still not assigned a service person out.cant get through on their website so I called their main Hqs. Threatening to sue, and they send me a email telling me to call my own service man and authorized $200 if it's a problem they cover. I called a AC guy and repairs is $1540. They take your money then deny any and all claims. 109 temperatures going on three weeks and still no air not any assignment of repairman.! My only option is to see them in court which I will do. Working on the claim now to file in small claimant. DO NOT SIGN Up FOR SERVICE PLUS! You're wasting your money!!! read more

One of the worst companies out there for warranty service - They prey on contractors and move from one to the other. Lucky we only had a few very small amounts with them. But for them to lie about payments would be paid for over 9 months to only keep delaying saying payment was coming the next month. You can not even reach their AP department directly, Just someone that is on the phone that is trained to be nice and say "I am Sorry, Payment will be made next month" Contractors - STAY AWAY!!!! Homeowners - YOU HAVE BEEN WARNED!!! Do you really want to give out your hard earned money to someone that can not pay their contractors and also do everything can do to try to find a way to deny claims. read more

DO NOT BUY THIS WARRANTY!! I paid for this home warranty expecting protection when I actually needed it. When my HVAC system failed, I followed their process and expected fair treatment. Instead, I felt like they looked for wording and technicalities to avoid honoring the claim. The explanation I received focused on alleged rust/corrosion, which the technician disagreed with because the HVAC coils are aluminum and do not rust. After paying premiums and relying on the coverage, this was extremely frustrating and disappointing. I feel misled and ripped off!! Do yourself a favor and stay away from this company! read more

DO NOT PURCHASE A HOME WARRANTY FROM THIS COMPANY! My water heater began leaking in May 2026, so I promptly filed a service request. It took three days for a technician to come out, only to confirm that the water heater needed to be replaced. A claim was submitted for the replacement, but shortly afterward, ServicePlus sent me an email denying the claim with little to no explanation and no assistance regarding next steps. The customer service experience was extremely disappointing. Rather than helping resolve the issue, I was left on my own to figure out how to proceed with a major home repair. This was my first year purchasing a home warranty plan with ServicePlus, and unfortunately, I made the mistake of not researching customer reviews beforehand. Based on my experience, I would not recommend this company to anyone looking for reliable home warranty coverage. The purpose of having a warranty is peace of mind when unexpected repairs occur, but that was not my experience at all. Once my current contract expires, I will not be renewing, and I will never purchase another warranty plan through ServicePlus. Save yourself the frustration and look elsewhere for coverage!!! read more

this company does not respect its clients, they lie about technicians' diagnosis and do not provide the proper services. Most of the time they do not have technicians to do the job. Their employees show no respect towards their clients. They bate the clients with promotional deals but they do not stand behind their promises. as consumers we buy warranties to protect our investments and get peace of mind, but this does not come true with this company. They do not honor their promises with their clients. 1 star is not even fair for them, they deserve 1/2 a star. Save your money and do not sign up with them. read more

I will never use Service Plus Home Warranty again. They denied a viable claim even after speaking with the technician who told them their reason for denial was incorrect. I had a $6500 claim for a breaker box replacement, but Service Plus Howe warranty refused to replace it saying my issue was due to rust, even though the electrician spoke with them directly while I was on a 3-way call with them and told them my issues were not rust related. Service Plus still refused to pay the claim and only promised to pay $200 toward it. This company advertises that it will issue a check for a claim within 6-8 weeks. My claim has been closed now for ten weeks and no check has arrived. I have called the company at least once a week for the past month. I have left multiple emails for Shannon Glazner, the Client Retention Specialist, at sglazner@serviceplus.com and called her direct line- 367-203-4114. She has replied to me once. I did, however, receive two calls from gentlemen asking me if I wanted to renew my policy! I said HELL NO!!! I initially put in two claims, a year earlier, one for my ice maker and one for my microwave, but Service Plus never responded to my claim and closed the cases. Whenever I called the company, I was on hold for forever and was transferred around. Only to end up with them paying one of my five claims for the minimum amount of $200 and finally sending a technician out for my second claim almost an entire year later after I had to reopen the case. This company is the worst for customer service. Be warned... Use another home warranty company. This company will disappoint you many times for many reasons. read more

I had a policy with ServicePlus for over a year and unfortunately my experience when I actually needed to use it was extremely disappointing. When my Bosch dryer failed, I filed a claim and paid out of pocket for a local appliance company to diagnose the issue. The technician confirmed the dryer needed a specific part that was available through the manufacturer and could be obtained by the appliance repair company. However, ServicePlus denied the repair because they claimed the part was not available through their vendors. They also told me they did not have a service company that could repair a Bosch dryer in my area. The claim was eventually approved for a **cash-in-lieu payment** so I could purchase a replacement appliance. I was told in **August 2025** that a check would be issued. After months of repeated phone calls and follow-ups, I received an email on **February 11, 2026** stating the check had finally been sent and should arrive within **7-10 days**. Now, **a full month later**, the check still has not arrived. When I contacted them again, I was told my options were: * Pay **$35 to cancel the missing check and have another issued**, or * Wait **another 60 days** for the original check to automatically void before they would issue a replacement. At this point it is approaching **a year since the payment was originally promised**. It is incredibly frustrating to pay for a warranty policy, follow their process, and still end up covering the diagnosis yourself while waiting months for reimbursement that never arrives. I cannot understand how a company expects customers to accept this level of service. Unfortunately, based on my experience, I would strongly recommend people carefully research alternatives before purchasing a policy. read more

Friends and Family do not ever get Services Plus Home Warranty I do not recomended Review: Extremely Disappointed with This Company I have had a premium appliance coverage plan with this company for six years, and I am very disappointed with their service. Every time I call for a repair or claim, they always find a reason to say it's not covered. They even claimed to have paid for an electrical repair through another company, but that work was never done -- and it doesn't even show correctly on my policy. When I tried to cancel my coverage and request a refund so I could switch to another provider, they refused to help. Most recently, my dishwasher stopped working. When I purchased this plan, they promised to repair or replace any covered appliance, but now they're only offering me $100, claiming the dishwasher is "too old." It's only five years old and was brand new when we moved into the house. This company does not honor what they promise. They make it very difficult to get repairs, do not communicate clearly, and fail to provide the service that customers are paying for. I would not recommend this company to anyone. read more

This is the worst warranty company out there. I pay $68 monthly with $100 service call charge. For two years no service call. The only two service calls I made recently were not covered. The resolution guy I spoke to on the phone (Jacob) who said he is the owner was very rude. read more

I bought platinum coverage from service plus warranty for $61/00 per month and paid premiums regularly for years. My dish washer broke down and I contacted the company for repairs. I made my copayment of $100.00 to the repair company assigned to do the work . The technitian diagnosed the issue to be a motor burnout problem. The repairing company was denied the cost of the motor. Instead the service plus warranty wants to pay me $100.00 to find my own contractor to do the job. This bunch of serviceplus warranty is a bunch of crooks who refuse the service when needed. They take your premiums as long as you do not need any service.I wish there was a rating below 1 for them.JUST WATCH OUT for CROOKS and CON ARTISTS read more

This is a waste of money. Service Plus Home Warranty charges me monthly and when I need to use them they do not want to cover anything when the contract clearly says its covered. This is the second time my refrigerator went out. The first time I had to find my own repair company since they couldn't find one. They gave me problems about getting it fixed. The second time they charged me $125 for a virtual appointment with a 3rd party contracting company. Then they tell me its my condenser and its covered by the manufacturer. I called the manufacturer and they indicated that the manufacturer warranty went out in 2025. We are in 2026. This is a complete rip off. I would recommend putting the money to the side every month and when something goes wrong you are prepared. I will also be calling BBB to request to be released out my contract. This is ridiculous and Im pissed!!!!!! If i could give 0 stars I would. read more

this company is horrible, I worked for this company, they have owed our company money for almost a year, after calling to inquire about the balance status the individual taking the call got rude with me and said he doesn't answer questions, do not work with this company and do not take out a policy with these crooks, if they were incorporates in Florida they would be being served with a lawsuit right now read more

If I could give zero starts that would be the appropriate rating. My mother submitted a claim for a backed up kitchen sink 20 days ago. A technician finally came out yesterday to assess the issue; turns out there is 100 ft of snaking needed. The technician did not have the equipment to handle. The company is unable to tell us when another technician will be out and the blockage has now caused water leaking in the laundry room. This is unacceptable! My elderly mother is now washing dishes in her bathroom sink while we wait And hope no further damage will be caused. DO NOT trust this company to take care of you when needed. read more

It's been 9 days since my toilets stopped working, and I still haven't heard from Serviceplus. When I reached out today, they are "working" on my request. I had no idea it was so difficult to find a plumber in Miami, Florida. When I asked for names, they refused to transfer me to a Manager/Director. I also asked them to waive the initial fee, and they said "NO." It is not ServicePlus's fault that a plumber has not been found. Please refer to your contract." Not worthy of a single star. Purchased a house that came with 18 months of coverage remaining. Six months in, had an issue with the dishwasher. $45 service call fee. Technician attempted several repairs, but no fix. Since it had been 90 days since the initial call, we had to pay another $45 service fee, this time for a virtual technician, who was able to rapidly identify an issue with drain connections and circuit board. Cost to repair exceeded value of the dishwasher, so ServicePlus authorized a depreciated $200 payment for the dishwasher. It took 12 weeks and seven phone calls hounding them to mail the check - with a different excuse every time. A month before policy expiration, they asked is we wanted to renew. We declined. Two months later we received a renewal notification, they charged the orginal homeowners credit card under my wife's name. Not a reputable company, avoid at all costs. read more

BUYER BEWARE - ServicePlus Home Warranty First claim in over two years with this company, and it was a nightmare. My A/C went out on a Monday. I was told a tech would come ASAP. Twenty-four hours later--nothing. It was 118° in Phoenix, and I have a handicapped child in the home. I called my own A/C company, with ServicePlus's approval, as long as they called before doing any work. My tech found the unit had a locked rotor compressor and needed replacement. When he told ServicePlus, their rep sounded incoherent and then closed my claim without telling me. They reopened it but never sent anyone. After two more days of waiting, I replaced the unit myself -- $10,220 out of pocket. ServicePlus said they would send me $200 and said they don't cover the rest. This is one of the worst companies in the U.S. I wish I had read the reviews before signing up. I honestly don't know how they're still in business and out of prison. read more

If there was a negative star, I'd give them 5 negatives. Worst company EVER to deal with. They will go to ridiculous ends to NOT pay for things that are CLEARLY spelled out as COVERED under their own policy. Getting reimbursed takes up to a year or more, they don't send contractors, you'll have to find your own, and most contractors don't want to deal with them because they are looking for any reason to NOT cover the claim even when it's spelled out in black and white that it should be covered. I would NEVER recommend them, and think they are the the worst company I've ever had to deal with really in my life and I'm not so young so that's saying a lot. DO NOT USE THEM. read more

They don't separate into different urgencies of appliance, what family can live without a refrigerator for over one month? Where do you store your mayonnaise, eggs, milk, butter, etc? Their customer service just apologizes with no solutions to solve the problem or expedite any situation to your problem. I will be searching for another home warranty company. read more

ServicePlus Home Warranty Formerly Total Home Protection, ServicePlus Home Warranty has been in business since 2016. It rebranded in 2021 when Total Home Protection settled a lawsuit with the Office of the Attorney General for deceptive marketing practices. As part of the settlement, the business agreed to revise its business practices. Unfortunately, their "deceptive business practices" still in place. This company really took me for a ride. I called to get info about their service and spoke to the customer service rep Tom Harkin, very pleasant guy and started to ask questions to get me discounts. Started to thank me for being a Military Retiree and offered a six-year plan at $350.00 a year. The catch was to have to pay up front $2,250 dollars. I figured it was a good deal $350.00 compared to other companies contracts from $800-$1,000 a year. Great mistake! I thought the contract was like any other warranty companies I had in the past. I was wrong; I found out the hard way. The customer rep never said anything about the cancellation clause until 3 months later when I placed the "first repair claim." He did say that I have to way a 30-day period to place the first claim order, but didn't say anything about the 30-day cancellation policy from the final date payment received. I discovered that the claims department even though they claim to have a staff available, never answered the phone or were available the entire weekend. I had to wait until Monday. The company they referred me to, Palm Bay Air & Heating in Palm Bay, FL was also a nightmare to deal with. I was very upset on how ServicePlus handled everything and the unprofessional way they spoke to me. I told him that I wanted to cancel my policy, and the customer rep, very sarcastically, said that "I should have read the fine print. I only had 30 days to cancel, otherwise I have lost my money or to continue to deal with them." At that point I said, "So, you give only 30 days to cancel and at the same time you have to wait 30 days to place your first claim. How convenient, nice dirty trick. Let's just leave it like that; you're nothing but a Scam Company with "Deceptive Marketing Practices." I should have check the Reviews prior to sign up with them, please if you're reading this, don't make the same mistake I made. read more

Do not purchase a home warranty from this company. They do not value their customers at all. It takes weeks, if not months to get your issues resolved or get any kind of compensation. They do not have an ample amount of contractors to work on any claims. Ninety five percent of my claims I have had to have my own contractor. They give you a minimal of 200 to 250 for upfront, reimbursement, if it's going to cost more than that, the contractor has to contact them while on job to get that approved, and it takes hours for the contractor to be able to do that. If you're willing to pay the contractor up front and they haven't approved it, it's a battle to get the funds reimbursed. On one of my claims, it took me six months to get my money back. read more

I would NOT recommend this company, they CANNOT honor their contracts. They are a genuine scam. I had my central AC maintained in July. I was told that the blower belt needs to be replaced. I called service plus on Aug 1 to file a claim and requested a technician assisgned. I called on Aug 2, and was told it would be 48 business hours to have a technician assigned. A "Rebecca" from service plus said I could hire my own technician. I explained that I tried that prior to calling them on Aug 1, but my technician wants nothing to do with this company. I called again on Aug 5, after the 48 business hours. And, they didn't have a technician. I have been told by everyone at service plus that they do NOT have a technician to assign me. This company is violating contract law in that they cannot honor their contract. Why would I pay for a warranty if I had the $ to have the work done without the headache? I'm contacting the FTC, the BBB, the "Patch," and looking to start a clas action lawsuit against this company. As I sit typing this review, service plus offers a rewards program. For what, they do not have a technician to assign??? It's been raining in my state for a week, and service plus cannot locate a technician to replace a blower belt, really? Or, is it that service plus doesn't want to hire a technician? I just got off the phone with stanely, he doesn't even have a service plus policy from his company for his own home, why not? What does stanley know that he's not telling the consumer? Service plus wants me to hire my own technician. If the repair is over $200, the technician has to call service plus to give a diagnosis. Mine will not call. I have made several calls. Gotten no where. I look forward to the day that this is shut down. read more
