This is a predatory company. They are horrible and hard to get a hold of. When you do talk to someone it is in another state or country. They consistently assess higher fees than they are supposed to and tack on late charges that they won't resolve even when they have received payment. I wish I could give the zero stars read more

Sentry is the management company for my condo association. They have been completely nonresponsive to my request for a reimbursement on an expense that I should not have been charged. Not only have they not provided a reimbursement, but they have not provided an answer.Unacceptable. read more

This is about Sentry Mgmt. in Michigan. Condo dues were in arrears. Dues brought current - proof provided to Sentry & Sentry acknowledged receipt of the money. Got locked out of the community portal because of the arrears but even after paying, i'm still locked out. now i can't even pay the current condo dues because the prior amount owing is still showing as payable. Catch 22 and Sentry refuses to fix the problem. They won't let me pay and want to penalize me because of their faulty system. Getting ghosted for past 4 days so now unable to even speak to anyone. this business needs to be shut down. its a fraud. read more

HOA just sent our neighborhood a special assessment notice for Fenton Orchards for $5K due in 3 payments starting in less than 45 days. Some of us who own 2 sites get a nice $10K surprise. Very unorganized, poor communication and response was far from adequate. Fairly sure they are violating their own guidelines without have a special vote for something of this magnitude. read more

I notified Sentry of a roof leak in my condo nearly three months ago and no repairs (either temporary or permanent) have been made. Water is currently leaking through my ceiling and causing further property damage, but I cannot get a response from my community manager. I have sent multiple emails to the Community Care email alias and to Brad Pomp, but it seems that Sentry Management does not care about their customers or their properties. My community pays over $40,000 for management services and I'm not sure what we're getting for it. Avoid Sentry Management at all costs. read more

Let me start this by saying I have never left a single review in my life. The only reason I am leaving this review is to hopefully help someone in the future or any perspective communities looking to hire sentry management. I moved into the community in the past year and have an ongoing issue at my house with an update that I made. Since, I have tried calling Jodi Styczynski and Sentry each month with little to no response. No follow up, no action taken to resolve the issue, they just let it sit idle. It is the most unbelievably poor communication I have ever dealt with in my life. I am really questioning what it is that this management company actually does. As I dig more into this I am discovering many people have had similar issues as to me. Sentry says they are going to do something, and it doesn't get done. I really don't know exactly what is going on over there but I would stay far away from this management group, ESPECIALLY THE Howell location. read more

Similar to what Matt P. describes, the customer service from this company is the worst and there is never any sense of urgency to make repairs or look into issues. I lived in one of their properties for a year and couldn't wait to leave and stop giving them my money. The company's staff can't even respond to simple questions - a neighbor had asked during the winter what they were using to melt snow on the sidewalks, since he felt it was causing his dog pain and he thought it could be due to chemicals. I sent an email and never heard from our property manager (Bill Smith). When asked at a HOA meeting, he said he didn't know and it was clear he didn't look into it. In the months before I moved out, I sent a request for help on an issue to Bill. He ignored the email for weeks so I contacted his boss. She responded by saying: Oh, good, you're working with Bill. I had to say: Did you read my email? I said I contacted Bill FIVE WEEKS AGO and he has yet to respond. Bill then responded immediately. SMH. Our building directory to provide access got messed up and it took days if not a week before Bill even decided to venture over and see what was happening. The company also ignores a fire alarm system in the lobby, allowing it to sound for days before sending someone out to explore what might be happening. We've been told just to silence the alarm, which I did repeatedly in the year I lived there. The last time this happened, it turns out that a smoke detector on the top floor was broken. Thank goodness we didn't have a real fire. Hopefully the HOA will come to its senses and cancel the contract with this company. read more

I've been a resident in one of the properties they manage in the Denver area since 2019. Really poor customer service. The only time I can get someone on the phone is if I go through their automated call options and select the emergency one or call the number for their Boulder office. Emails can take a really long time to get a response. I've had instances where an employee leaves and no one follows up until I do a week later and then the email gets redirected to someone else. None of their office staff seem to care about following through or resolving issues. A little courtesy would be nice even if there's a bigger issue that isn't their individual fault. The building has had some maintenance issues in the time I've lived here but the timelines to get things done are ridiculous. For one of the 4+1 apartments in the Denver area, some of our issues would have been unacceptable and damning for the reputation. The staff they have on site to deal with handyman issues are wonderful. They're just put in a position to fail by the suits in the office who you never see and can't get a hold of. read more

Would be less than 1 star if I could. Sentry management took over my building a few years ago and honestly has been very bad. I rent a place in a building they recently took over, I have no issues with my place at all it is great, my issue is sentry's "management", my building has had an elevator out since MARCH 2020!!! IT STILL DOESNT WORK! and there's really no place to voice our grievances. So I had to ask my rental company WTF is going on and they said they join every single HOA meeting and ask, hey when will the elevator work? SENTRY: uhhhhhhhhhh ask next meeting. If a management company can't even manage to fix one elevator in two years I can't imagine how the other buildings are. Sadly I know though, they manage a group of buildings in this area where I get access to the pool. Unfortunately, the pool has been out of service for over a year as well! I constantly see people working on the elevator and people cleaning the pool, but nothing comes of it, it never opens. How do these guys log all these hours with no results?? read more

Here is a recent update. Recently I have been calling out Sentry management for their lies and deception to our community. Over the last two years this property management company has help my lying Board members deceive our community and over the last two years has helped our board hide the true state of our financials from the community. But it gets better. Recently I called them out for several things but to keep this short we will talk only about one. Bill Smith, our manager runs all our HOA meetings incorrectly and has never followed any of our communities' policies. One of these policies is that when the Board votes on any matter during a regular meeting the owners have the legal right (by our polices and CCIOA). to speak to the Board regarding the matter set for vote...BEFORE the vote. Mr. Smith does not follow this policy and does not let the owners speak about matters before the vote. He only lets the owners speak during the forum at the end of the meeting. At that point we get only three minutes to speak about any issues and the Board can answer questions if they want them to or not. Typically, they don't answer questions because none of them have a clue because my Board are just puppets that are controlled by both the associations lawyers Sentry. After calling Sentry out on this issue and several others they wrote to our Board and terminated their contract. See the attached photo of the letter. One of the Board members that openly bullied me (this is common practice by the Board members) came to my door and threw that letter at me and said that it was my fault they were leaving. I immediately contacted Mary King and demanded to know how I harassed and threatened Sentry by pointing out that they are not following any of our rules and they are deceiving our community by helping the association to hide the truth about our failing community??? Ms. King, you did not have to give any reasons for terminating our contract, but you chose two reasons. Ms. King, I think you need to explain how I harassed AND threatened Sentry or any of its employees especially when Board members are going around telling the community I am the homeowner that caused this AND their lawyers are planning on suing me over it like they have tried to do before?? Maybe we should talk about the seven or so months of minutes that you guys did not post as per CCIOA for several months because they were not recorded properly and still are not. Sentry has been deceiving my community since they have been on our property and should be held accountable for that deception. I wouldn't be putting this out there if it were not true and if I could not back it up by facts. Sentry Management should not be managing any property anywhere in the country. Their upper management should all be prosecuted. Ms. King, instead of ignoring me and treating me as if I am the problem you should act in the position that you have with your company. Take some accountability because you know I am right, and you know that you owe our community a explanation and you certainly owe me one because at the end of the day you are just trying to help my association building another lawsuit against me because according to a ex-HOA I won two lawsuits against them. Not necessarily true but at the end of the day considering I was Pro Se and did what that Board member said I should have tons of credibility and you know as well as I do that those Board members shouldn't be on the Board. Why would you or Sentry not feel that my community deserves the truth?? Why would you personally back a corrupt Board and prosecute a owner who is only pointing out how Sentry does not follow the rules????? Any community that has Sentry management as a management company should be concerned as to how this company will run your community. You have all been warned. Ms. King, I have asked you to speak with you, and I have asked to have meetings with the Board and instead you want to ignore the situation which is not good business and not what Sentry says they are about. But your attitude reflects on Sentry as a company. By the way we do not need your accounting services. I still have several questions the Sentry is unwilling to ask, and I still do not have all the documents I requested. There are laws Ms. King and by the way this is between Sentry and I so if you do not want to talk, please have your lawyers call me. read more

Respectfully, I do not understand how your company is still in business. I have dealt with several property management companies being a homeowner of 2 properties in downtown Denver and in California and never have I ran into as much trouble as I have with your staff in Denver, Colorado. To be more specific your administrative staff in your Denver office. I am the homeowner at Ajax Lofts property and every single encounter with the admin staff has been problematic. Most currently, your staff wrote a bad check to reimburse me of a credit I made aware to your staff years ago and still had never been dealt with properly and still has not been resolved. When your company owes a homeowner over 10K and then sends it incorrectly and then said check bounces because of your staff's mistakes...its just unfathomable. I am speechless as to how this improper way of management continues year after year. read more

This company, and Jennifer Kinkead and the office are all pretty much awful and hard to get a hold of. They dont want to do their job, but have no problem raising your dues way up. At a minimum they should be easy to get a hold of, but they arent. Avoid them as much as possible. read more

I wish I could rate this lower than a one star because they don't even deserve that rating. This is actually my first bad review I've ever left, for any company! Me and my boyfriend just moved into the Edge at Lohi condo's, and have not have many good experiences since we moved in about 3 months ago. I've lived in Denver for almost 8 years and gone through countless management companies, and this is the first one I'm truly speechless with. We had a break in to our storage unit that is located within our locked parking garage, and get back lash everytime we reach out (ESPECIALLY FROM A WOMEN NAMED MANDI.) asking about any information such as a Police report (they said was done)........, key fobs to get into the storage units, no emails, just absolutely no communication, even between our home association. I then reached out about a truck that is parked in a handy cap spot for five days and is blocking the view of on coming traffic getting off the highway, (where I was actually in a bad car accident two weeks previously....) and I asked for the towing company for the building so I could call, and MANDI was such a whitch about it. Instead of saying "hello thanks for reaching out, the building doesn't have one yet!" The response I got was a five worded sentence that said "your building doesn't have one." I've lost my patience with this company and this "assistant manager". Rude as hell and deserves to lose her job. They are completely in the dark all the time as well. I give fair warning to anyone moving into a complex managed by sentry management, wether it's a half a million dollar place or a affordable housing unit, DO NOT expect anything to ever get handled and DO NOT ask to speak to mandi. Would leave no star if possible. Sentry is the WORST! I wasn't on our board when they were chosen. They are crooks! We had five CAMs in two years. They arranged their contract so that they had full control over our money. They paid themselves even more than the exorbitant fee that was in our contract. They were in breach of contract on way too many items to list. They approved invoices without consulting the board. The regional VP, Matt Egan is a misogynist. He was extremely rude when I spoke with him. The same goes for Chad Jones, the maintenance supervisor. I could keep going; but, spare yourself the time--STAY AWAY!!!! If your building has chosen to go with Sentry Managment, you have my utter sympathies. The only reason I see to use Sentry is to make it easy for the board (or Sentry) to embezzle funds, because their financials are a disaster, and they offer no other benefit. Financials: - As a board member, I had to review our financials carefully to make sure they were paying the correct amount, to the correct vendor, and not missing payments. God help you if something goes awry, we had late fees from Waste Management because they couldn't get them paid for MONTHS. They overpaid our insurance for months, despite my repeated emails asking them to correct it. I finally went to the insurance company and asked them to refund us the excess payments. - I don't know how they went about mis-managing the invoice entry system (Strongroom), as I've used it in other venues and it is great, but under their hands it was a disaster. It was impossible to tell what was paid or not, and many many direct pay invoices were missing from the system. - Since the most basic requirement of any HOA management company is to pay the bills accurately every month, they're not even worth using on an 'accounting only' basis. You'd be better off with a bookkeeping service and advice from a lawyer. Service: - We asked for assistance in choosing a garage door service when we had a weekend emergency - the only door to the garage was broken. They got back to us on Thursday. We'd already chosen someone else (because we had, ya know, an emergency) and had quotes from several vendors for a long term repair. The vendor Sentry recommended was by FAR the most expensive option. In other words, the reply to us was both late, and poor advice. - They come to board meetings, but I don't see why they bother. Followup, including official and required board minutes, are non existent. - Followup in general is non existent. - I thought maybe this was just a problem with our manager, but when I asked the president of the company to call me as we wanted to be assigned a new manager... crickets. No response at all. So, epically poor service is part of the Sentry brand! - I used my bank's online system to send my dues so I never had problems, but according to others in the building, management of owner dues is just as bad as vendor management. Lack of response, lack of updating payment or credits to the system. If you pay carefully every month you're probably fine, but don't be erratic because they can't handle it. Our building has been with Cherry Creek HOA management since February and so far we are much happier. read more

WOW, if there were a negative 5 rating, that would be my choice. Where to start? How about with people? The severe incompetence and rudeness of Jennifer Kinkead who was then replaced by the slow-to-no communication of Kiki Hennigan and the "dodge-the-phone call" attitude of the Denver office Division Manager, Matt Egan. No one answers the phone, you get a run around once you talk to someone, the customer is never right, their "hidden" charges and fees will (seriously) bankrupt your Association. It almost did ours and I personally know of one other Denver based Association who fired them and is preparing to take them to court for excessive charges. If your Board hires this company, I highly suggest you remove the Board as well. That's EXACTLY what we did at our Association....removed the Board then removed Sentry all within 6 months. True: there is a FB group called "Homeowners and Communities vs. Sentry Management" based out of their home-office state, Florida. RUN, RUN, RUN away from Sentry at all costs. read more
