Sentry seems to have confused "we did the bare minimum legally required under our contract" for "we did a good job." The two are not the same. Sentry unfortunately has trouble returning phone calls promptly. Rather than address the issue squarely or constructively, our property manager simply repeatedly defended the slow response times as not a breach of the contract and insisted that because Sentry was not in breach of their contract, everything was fine. Unfortunately, slow response times can be a problem when utility workers are physically on site with an issue, whether or not the response time is permissible under a contract. I live in a condo community. The beautiful grassy area with a wonderful tree is dying because the sprinklers appear to be shut off. I contacted Sentry, who would let the person who handles that for Sentry know. That person did let me know they would contact the ground maintenance. They cannot tell me what is happening or what will be done. Instead they told me to reach out again in 3 weeks if nothing is done. And in 3 weeks? We wait another 3 weeks. Why can I not get a straight answer? My property value is sinking and I have no recourse but to sit and watch. read more

THE. WORST. As a member of my HOA board, we have had horrible service from Sentry. In the space of only 2 years Sentry has: -paid more that 1 bill to more than 1 contractor that we asked them not to pay as the contractor had incorrectly billed; -sent a contractor to do work when we had only asked for quotes and had not authorized any work to be done; -failed to do a USPS mailing to members notifying them of annual meeting as required by our documents; -failed to pay vendors & regular bills on time resulting in HOA late fees & poor vendor relations; -failed to mail out approved annual budget and increase in dues letters 30 days prior to change (as required by law); -failed to list the correct dues increase on their HOA portal (they listed a $5 monthly increase instead of a 5% increase) resulting in confusion; -assigned us 5 different representatives in 2 years time so a common excuse we hear for requests not completed is, "I don't know; I'm just now getting familiar with your community;" -others, but too many more to list here. We've only lived in the Bosque Montano neighborhood for about two years, but throughout that time our community has enjoyed strong service from Pamela Meyer of Sentry Management. I'd actually never worked with a property management company previously, so I wasn't sure what to expect, or what such a company was responsible for ultimately managing. "Look, it's as simple as this, Howie: if an issue arises, call me, or have whoever call me, it's likely I'm the one who needs to handle it." And that's how things have worked, going on two years, now. Broken gate, lock, sprinkler, frustrated neighbor, unruly dog, whatever's off in our community, I just call Pamela. When she's tasked with finding competitive bids for larger projects, she gets them, presents them to those of us on the HOA, and we find the right company for the job. Last year this was especially evident when we went looking for a new landscape company and, following a few bids, went with Green Summit. The company is more affordable than our previous contractor, and the work they do in our community easily matches or beats what we previously experienced, adding up to annual savings for homeowners and extra funds for unforeseen repairs, like broken gates. read more

If it was possible to give them -10 stars I would. This is by far the worst organization I've dealt with my entire life. I've lived in one of their condo properties since June 2007. In June 2008 I noticed a leak coming in from my ceiling whenever it rained. I've contacted them several times per year, and as of August 2011 still have to put a tarp and buckets down in my kitchen whenever it rains outside. They will occasionally send one of their "specialists" out to look at it, then I won't hear anything back for a month until I call them, then get the ignore treatment. I pay over $200 a month in HOA fees and all I have to show for it is destroyed drywall and plaster in my kitchen ceiling. Amazing. read more

This is day 4 of tepid water (for hot water) at Carlisle Square condos in Albuquerque. When you email IF you get a response its either "it will be back shortly" or "no one else is complaining". We pay exorbinant HOA fees (more than other condos our size - when you bring that up they say because of the imbezzlement. Not OUR fault you are too lazy to background check employees). In the past I have tried to communicate by mail and by email with concerns and questions. My letter to local contact was ignored and my email correspondence with questions and concerns never answered. There are many issues going on in our area that have not been addressed and are ongoing. I reside on Willow Wood, our street Tony Sanchez and Jewel Cave are being used as a shortcut to and from work by the Sandia Lab and Kirtland employees. It had been so peaceful during the recent holidays but this morning it was back to noise and distraction. We have been told of a possibility of a gate exiting Tony Sanchez to the south. However, we never hear the final results. I hope in my lifetime something gets done. We moved here upon retirement to be closer to the VA, Airport and the military base. Everything was going well until the traffic into the base increased. Eubank has a backup of traffic in the AM, noon and evening traffic. As a resident on Tony Sanchez it is very annoying and dangerous to have to put up with so much traffic. Children do walk to and from school on this street. Many times I have observed drivers on their cell phone, how long will it take for some driver to jump the sidewalk and cause some serious accident. The speed limit on this street is 25, many times I try to walk across Tony Sanchez to get my mail from my assigned mailbox and many times I have to try and move fast which for a 79 year old can be difficult. It appears that many drivers speed up from the stop sign on Tony Sanchez crossing Jewel Cave. I have seen many reckless drivers on this street. Beware, this is a warning to all. Do not use this company! This is the worst HOA Management Company there is and Carol Rickert Ashbury in the Albuquerque NM Office is the most unprofessional and spiteful person. She fines homeowners for meaningless violations that in our case wasn't even true. There was nothing in our bylaws about the type of trailer our renter had which was barely even in view. When they sent us a letter we had him move it and he complied. Then when he moved out he moved the trailer around to the driveway so he could load it with boxes for his move. Then the violation was issued because it was seen during his move out time and when we told Sentry why it was temporarily in view they would not remove the fine. We finally got them to hear our explanation and were told by the main office in Florida that it was waived. Now upon us selling the home recently the fine was suddenly reactivated forcing us to pay it and not protest it because it needs to be cleared for us to close escrow. First, I believe fining us for something that is not clearly written in the bylaws as a violation is illegal, (we pointed this out and they would not respond.) Next, we have an email proving we were told the violation was being waived and now with it being reinstated this is also likely illegal. It's only $100 but it is the principle of the matter and although she and the HOA Board might be getting away with this for now because of the sale of our home, they will not get away with it after they no longer have us held prisoners. You need to refund our $100 immediately. Again, if you use this company and Carol Rickert and Associate in Albuquerque NM you will not be happy! read more

This company does not desrve to be in business. If you go to the annual meetings for home owners, it is clear that the company is short staffed and short sighted. Their enforcement of the rules is very subjective AND inconsistant and their answers to various questions lacks in detail and legal fact. Many practices done by the company may be illegal based on city and state law. I am researching this currently :) Consequently, the owner of the company seems to be prepared to go the legal route at ALL times, hoping you will give up, instead of using simple common sense and providing logical answers and solutions for various situations. Just like the others, I can only say that these people are the WORST!!!! After having billing start-up issues, my Mom and I tried to set up auto-pay. Lots of errors later trying to submit their required paperwork, they said they couldn't start the auto pay. We brought the account current at least twice over three months and still they couldn't start the auto pay. Late fees rang up and then we needed to move my Mom for other reasons, so I instructed them to NOT set up the auto pay especially since I dispute the late fees. After mailing a check (minus late fees) in late September for October, my wife and I went on vacation. upon our return, correspondence sent from Sentry states that the auto-pay has been set up and would draft on Oct. 3rd. They have taken the money and my mailed in payment! Further complicating this whole cesspool of customer service, they use a third party pay system that divorces them from any real ability to do anything. Even the local office association representative Amy Costen (Carol Rickert and Associates) have been ACTIVELY unhelpful and even antagonistic!! Now I am told that, as I have instructed today, the auto-pay has been cancelled and my only recourse is to dispute charges with the PLC Association Board, requiring more wasted time and trouble. Horrible. Horrible. Horrible. And that IS being nice! Sentry hires contractors that don't know what the heck they are doing; the work they do is never a FIX, only a bandaid. The contractors have to keep coming back after the bandaids fall off, again and again, and again. Sentry forces homeowners to pay for expensive repairs to be completed by Sentry's contractor, when the repair is the wrong one to solve the issue. The HOA or the home owner foot the bills not Sentry. Sentry will not get competitive bids on anything even if requested to do so by the Board. Sentry crams their list of providers down your throat whether you want to use them or not, even with previous complaints against their providers from bad performance/service. Sentry does not listen to the HOA Board and they do not take care of the community to make it a safe place to live. Sentry is like an absentee landlord who dictates from afar, when they have no concept on what is really going on. Sentry talks behind the owners backs about other owners, tenants and board members which creates unwarranted tension between homeowners, board members, and/or tenants. When the Board recommend other providers or contractors, Sentry has nothing good to say about any of them because Sentry wants to keep their own contractors in their pockets. CAUTION! I wish there was a way this company could move on and no longer serve our communities. I have been living in one of the managed properties since 2006 and the level of respect and care from Carol Rickert and Associates is beyond a negative comment. Our community has dealt with our gate not working (about 6 out of 12 years), inconsistency of caring for the public sidewalks and grounds, the lack of attention to our concerns and requests, and the lack of respectful customer service. Recently our community found out that all the money that was being put into replacing a fence (3 times!!) around a drainage it is now going to be filled in and sold as another potential home location. This area has been requested over time to put in as a park for our community, for our kids and families to enjoy, but was always told there is no money for it. Any time a request goes in or someone asks about repairs to the gate, the roads, or anything else we are always told there is no money. Funny how there is no money available when we get charged $48 a month and have 64 homes on the premises. With over $9K coming in each quarter how is it possible to never have any money for improvements. read more
