I've been at Sedona Peaks for nearly 8 months, so far the good outweighs the bad. We have had a few maintenance requests and they have been taken care of in a very timely manner. Mark is the only maintenance personnel I've dealt with and he's always been very professional and pleasant. The front office manager Randi has always been helpful from move in to dealing with any issues we have had. She's quick to reply to emails and return phone calls, and has always been super friendly. The grounds are kept clean, and the grass and trees are well maintained. I'm rating this complex four stars instead of five due to minor issues like a couple loud neighbors and the size of the property overall is relatively small. I will update this review when our lease is up. read more

I have to update my review just because I've noticed some things around my apartment. It seems like they just repainted over everything and anything, no cleaning before hand. Near my windows in the living room; there are a bunch of hairs that are just painted over. And on the wall behind my stove there are splashes of grease or food that was also painted over, I noticed because I was cleaning around the top of the stove, also seems like the tubs were painted over as well? read more

I had a water leak in my master bathroom and the maintenance worker Joe took great care of me. He went above and beyond to help me. He took the carpet plus the blankets that I put down to soak up the water and hung them outside to dry for me as I work 12 hour shifts and was unable to take care of the mess. Sedona Peaks was very accommodating to my needs and returned several times to make sure everything was okay. I recommend this Apartment complex with the highest regard. read more

The whole point of my review was to explain how I was treated and how you are all fake and mean. Worst apartment complex ever. They allow anyone to rent there. The place is trash. People running around all day and night. The kids in the complex are horrible. You call the office and no one ever picks up. If you call for service and your ac is broken they wait 2 days to come. Not worth the money at all. People steal the propane tanks so you can't grille. I have lived here almost a year now, waiting for my lease to end. The walls are so thin you can hear everything the neighbors are saying if you live on the first floor you will hear every time the people above you walk, shakes the whole place. The ac unit is outside your window so you will not sleep at night because of the noise. Quiet hours are a joke because no one abides to them, you will have teenagers yelling outside and people playing music until 3 am, there is a security that never seems to be in his car or ever tell the people being loud to keep quiet. read more

UPDATE BELOW - This place has had a huge turnover on the amount of employees that are walking in and out of this place. None of the management I've ever dealt with while I have been living here have been professional. People are constantly smoking or being loud and when you decide to bring it up to management, they do NOTHING. All they care about is getting people to sign a lease with them and their all smiles and so welcoming, but once you're in, it's completely different. The place is kept nice and recently upgraded, but it's not worth all the trouble. I signed the lease for $945 for a two bedroom and how is it possible that I am now paying $998. THAT'S RIDICULOUS. You bring it up to management and they have a stupid excuse that makes no sense. Randi ( i believe that's her name), the current manager does not know what she's doing nor do her employees. You ask questions about your apartment and their response is I don't know. If you don't know, you ask...Also this place does not like to spend any money on any maintenance issues you may have. I don't think I have ever had a bad experience living in an apartment before, until I moved here. I would never recommend this place to anyone. I really hope corporate would know how terrible their management is....but who knows maybe corporate allows this type of behavior. Also, it is true that they have deleted most negative reviews and possibly have had their friends or even they are probably adding positive reviews on google. Funny how their reputation is ruined that they have to write fake reviews to bring their ratings up. This place deserves 0 stars. (im only giving them one star because i cant post my review unless i select one. because believe me, if there was an option for no stars & a post. i would be selecting that one.) ive never been one to make reviews especially when its not in the best interest of the person(s) or place, but i cannot go without getting quite a bit of my chest and truthfully warn others before committing to a lease here. we signed a 1 year lease here. and at first we liked the place, excited to move and they got us in right away. but then as the months went on, things took an immediate turn. we started to notice different things within the apartment, mainly the fact the appliances and hardware was so cheap (considering the cost to live there). we later found out that we couldve rented a HOUSE for less than what we payed here month to month. we had a couple maintenance requests made to them, some in which i had to actually miss work for & then they never showed up. not to mention on multiple occasions they said that they had and couldn't come in because "nobody was home" or my "dog wasnt put away". but thats not the point im getting into. its been 2 months since our lease ended and we moved out. and they said we will be receiving our ENTIRE deposit back. after cleaning and returning the keys, they had said they would let me know when our deposit check arrived at the office and would give me a call, so i waited a couple weeks. after that i called again & they then stated that because i never gave them a forwarding address the check was sent back to their main office out of state (which ok i understand) so they said it was on its way & they would call me when it gets to the office. after another 3 weeks, i call again and same response "check isnt here yet". finally yesterday, my mother who co-signed for us to get into the apartment called and tried to have a conversation with them. once the woman in the front office responded with an attitude "i dont show a co-signer on this lease", they exchanged words. by the end of the conversation sedona peaks said they would reach out to their main office and see what was going on, which is something they told myself countless times.. we asked for the number so we could call ourselves & they're excuse for not giving it out was "they dont have a phone number to call" .. so how are they to contact them? needless to say, the property is very unprofessional and lazy when it comes to their residents. because if the shoe were to be on the other foot they wouldnt be allowing us to make them wait around. --my advice to others before choosing a home & getting wrapped up into a contract with something. do your research and really think about it. read more

Don't move in ac units are so loud you can't sleep, people who works at office sucks I had a mail delivered to office they shipped back!!!! Dirty play ground dirty pool. Loud neighbors. I've read a lot of reviews on here that are honestly a lot nastier than I've experienced here at sedona while I do agree that the apartments do have there flaws and it is a little pricey my mother and brother have lived here for about 3months and i haven't seen one roach like other reviews are saying and it amazes me how people try to blame the trash thrown outside of the dumpster on the staff when it's tenants who are just disgusting and don't even listen to the signs that says no dumping furniture I don't ever hear any type of yelling or music playing at night like others are saying majority of the children who mess around in the complex are from the other complex across the way I see them all the time jumping the wall or walking over to go swimming Brittany has helped me and my family when we had no where else to go she also allows payment plans when your behind which I've never had offered to me and my family before and that was a blessing plumbing could be handled a lot better and the windows are a little messed up a little bit when trying to slide open and close occasionally they're are people who will go to the dirt field next to the complex and fire guns off into the dirt area which does worry me. they're isn't dog feces everywhere like others are saying there's actually close to none whenever I'm walking around they do charge for parking but they offer a number of free spots that anyone can park at there are occasions when I can't find parking at night but I'm pretty sure it's just from people having friends staying over which does upset me because I have to park in fire lane by the back wall when this happens which is risky because there's a chance you will get towed the maintenance guys are very nice and say hello almost every time I see them overall the apartments are nice and you get a dog park workout room and pool so the rent is somewhat understandable other than that these are good apartments to live at as long as your a good tenant who communicates with Brittany and don't just leave her wondering where's rent at read more

Unsafe!! I was under pressure to find my family an apartment and made a huge mistake. Would not recommend! Moved in about a month ago and since both my cars have been vandalized. Parking lot is poorly lit, which makes it easy to damage cars. Poorly lit hallway. We have also had attempted break-ins while in the apartment. My family feels unsafe. We can't leave the apartment due to fear our apartment will be robbed. I don't have money to replace what is damaged now! I have reached out to management many times but no response. Maintenance is always readying apartments for the next victim. By that I mean slapping another coat of paint on top of more paint onto the walls. So many people moving in and out very frequently.We asked one of the maintenance guys about ours cars. They acted like it was no big deal and said "oh we thought you all knew. New management is shady, new paint job is ugly, constant scorpions and bugs due to the new landscaping and constant digging on the property. Water is shut off at least once a week for no apparent reason. Crime from the complex next door often spills over resulting in cops here daily. management is super shady, I got my car towed when I parked in one of managements spaces however the managers cars were taking up the tenants open spots. So management parks in open spots, leaving their reserved spots empty, leaving us tenants no place to park. then I get my car towed in the middle of the night because I had to park in the only available parking spot. I pay over $1,000 monthly to get my car towed, that cost me another $2,000 to get my car back and my car was damaged. It took 4 days to get a package from the office because the office is never open. If you want to live somewhere with tons of kids unsupervised running through this place during the middle of the night. Car windows being broken by crack heads, management organized pool parties for neighborhood kids schools, inviting all the kids of Avondale to piss in our pool which gave my kids rashes, manager smokes cigs by the pool next to my kids, Sedona peaks is one big expensive trailer park. Lock your car, invest in a security system, and don't engage with the trashy tenants if you chose to live in this hell hole. read more

They say crime is low. if crime is low Y are the cops here all the time????? complex is loud all day all nite. construction going on for 2 years no matter what time of early morning or late nite. office staff changes weekly, new staff very rude to my family. rent goes up a lot every time I sign my lease. not worth it. tired of not sleeping from screaming kids all nite long playing outside. too much traffic with loud trucks, equipments, all the time. not a place to move if you work nites or like sleeping. not the apartments fault but in 2 years the power has gone out at least 50 times for no weather reason. it happens all the time. our water gets turned off all the time to with no letters or telling us. worst part is nobody answers the phone and when I go pay my rent theres never anyone there on the first of the month even if its a week day. These are terrible apartments. I moved in here with my family in 2011 and when you first move in the apartments seem like a place. But after a few months of living here you see the true aspect of this property. The maintenance people do not do anything unless you threaten to call corporate and then it still take a few days. Once you call corporate then things will get done for about a week. I have had the same maintenance issues since I moved into this until which is about a year and a half. Thing got somewhat done after a call to corporate but really it shouldn't go that far. I am still waiting on a few things to get fixed. Aside from maintenance not completing orders this place has a huge problem with roaches. They are willing to send a bug guy to spray every other week but that really doesn't do anything. They know where the infested unit is but they are not willing to do anything or mandate a building bombing. Many of the screen windows are busted or town. This property is not taken care of at all and neither are the tenets that is unless of course you complain to corporate. Cannot wait until I can move out of this roach infested apartment complex. read more

Does anyone notice most of the positive reviews are written within 1-2 days of each other? Its probably management writing them. Management is why I hate living here. Each new manager is supposed to be better however they are getting worse. Corporate must find these young ladies right out of high school or somewhere. These young ladies have no business managing a complex with severe issues. Corporate should bring in a professional to clean the place up once and for all instead of promising improvements that never happen. FYI Management has published in their newsletters incentives for us tenants to write reviews such as gift cards and discounts for writing good reviews online. Therefore many tenants have written false positive reviews to "earn" these gift cards. That's not exactly ethical! (I kept the newsletter as proof of this) What prompted me to write this review? Two recent incidents. The most recent incident: I went into the office a few days ago. While waiting to speak with the new manager of the week I overheard her gossiping with one of the tenants about another tenants personal business. Not only is that trashy but illegal and If these workers were licensed property managers (their lack of professionalism tells they are not!) than they could lose their licensing for such behavior. Some of our neighbors are sketchy, I dont want my personal business being discussed with them! I was appalled by this but continued about my own business. The second issue is an ongoing one. Almost every Friday or Saturday night when I return home late from work I go to check my mail. The apartment in front of where the mailboxes is located is nothing but a pot smoking party joint. Its frightening, uncomfortable, and obnoxious when I pull up to check my mail and 10 drunk people are outside holding beers, smoking, and shouting obscenities. Their music is loud enough to hear from my apartment several buildings away. I took issue with the residents of this apartment over the summer for playing their boombox at the pool area with their screaming 12 children in the summertime, all day every day as though the remainder of the tenants at the property dont have to go to work during the summer. I assumed the noise would stop because of the change in the weather. I assumed wrong. These same individuals then loiter around the parking lot late at night while smoking, drinking, and continuing their obnoxious behavior throughout the night hours. Upon complaining to management about this particular neighbor I was told all I can do is call the police. I refuse to call the police on my own neighbors and feel threatened in my own home. Especially because It would seem ridiculous to the police department that I make a noise complaint when I live several buildings away. The maintenance staff is creepy. Management in the office and maintenance dont communicate properly. This entire property is managed poorly. The quality of tenants moving in is getting worse. 2 years of going through manager after manager after manager is enough. I wont be renewing my lease. I will admit the grounds are nicely kept. The new landscaping is pretty and they are slowly improving the look of the property. Litter trash is constantly picked up, parking lines are always painted. Overall the outside appearance is very good. It doesn't make a difference when your neighbors are trashy and management is also participating in the trashiness by speaking poorly about one tenant to another. I guess the manager assumed I couldn't hear the entire conversation. As the old saying goes. You can put lipstick on a pig and its still a pig. The rent is very high for the area. The apartments next door are literally about half of the price. The hooligans from next door come over and vandalize our property anyway so you might as well move there. I wouldn't recommend moving here unless you want a huge headache. These months cant go by soon enough before I get to move out!! read more

I just moved to Sedona Peaks last month. I moved from the East Coast, not knowing what my apartment or the area looked like until move-in day (besides the online pictures, which are very accurate and realistic depictions of the apartment).. I can actually say, moving here was one of the greatest decisions I have made! The apartment was freshly painted and included brand new stainless steel kitchen appliances. The outside areas of the apartment are always kept clean with the help of a hard working grounds crew. There were some simple fixes, at move in, such as loose receptacles and a sticky door knob, but all that was needed was a work order to maintenance and it was fixed that same day! The maintenance crew on site is very friendly and willing to help as best and as quickly as they can. The area is generally quiet, since the location is fairly secluded. I have noticed that it seems to be a family oriented community, where other residents are respectful towards one another, which is something that is extremely important to me! The office staff has been very helpful with our adjustment to Avondale and they are always quick at responding to e-mails, despite their busy days in and out of the office! I have recommended Sedona Peaks to a friend, and I would recommend it to anyone else who is looking for a nice little place to call home. read more

THIS PLACE IS A SCAM AND WILL TRY AND TAKE ALL YOUR MONEY! At first this place will seem like an OK place to rent from. The apartments are nice (despite seeing roaches the first day we moved in) and the price is reasonable. However once you sign the lease you will see a bunch of problems. The managment is horrible. They are never around when you need to speak to someone and never in the office when they should be (dont even bother calling since they never answer, and you can't even leave a voicemail since its full). When you finally do get to speak to someone they don't know what they are talking about and there is new management practically every week. They add on additional charges to every months rent for no reason. Also BEWARE that when you sign the lease there is a 60 day notice where if you need to break your lease you MUST give them a 60 day notice (which is ridiculous because who knows when they are going to have to break their lease since usually it's for unexpected reasons). With the 60 notice, you will have to pay the lease break fee (almost $2,000) in addition to paying rent up until the 60 day notice runs out. So for example, if you have to break your lease and must move immediately, you must pay the almost $2,000 lease break fee in addition to two months of rent (whether you are there or not) . Why should someone have to pay for an apartment they aren't even living in on top of paying for a lease break fee?!? SCAM. At most places you just have to pay a lease break fee and thats it...NOT HERE!! In addition to all those charges, if you have to break your lease and are there for under 6 months..there is a clause in the lease which allows them to charge you for carpet cleaning (whether it's necessary or not) touch up on paint (whether it's necessary or not) full apartment cleaning (whether it's necessary or not) which all totals almost $400 in additional charges you will receive after leaving. Again, what a SCAM! We left our apartment spotless and they still sent us a bill for almost $400 for cleaning charges they didnt need to do and admitted they didnt need to do but because it's in the lease it made them able to do so. They will threaten you countless times with collections if you are not able to pay. Worst decision to move here. If you move here you WILL regret it and they will WILL try and take all of your money.
