    Review EXTREMELY UNPROFESSIONAL! If you take one review into consideration- PLEASE let it be this one. We found what appeared to be a very nice rental online, listed by Seaport Properties, marked available on 8/1. We were worried as we were told the tenants would be leaving 7/29 and during the walkthrough to check it out, it looked very unclean. Seaport assured us the tenants would leave it in good condition and it would be cleaned and ready to move in. Upon moving in, we found that the place was filthy, neglected and it was clear the pictures posted online for this house were probably 5+ years old. This was not realized during the walkthrough as the boxes and clutter from the tenants moving out were in the way. After submitting maintenance requests for all issues(see issues below) and all pictures twice as requested, we tried to get in touch with them about having these addressed as some issues require immediate action. We got pushed off for weeks and when we finally received a call from the owner of Seaport, she was furious for even having to talk to us, saying we're "nitpicking everything submitting maintenance request after maintenance request" and she's "going to go bonkers" if she has to keep dealing with this. We were also told they own/manage 300+ properties and our issues will get handled when they can. This is what $3000 a month will get you with this company. The issues: The baseboards once painted white, were black, as were parts of the walls from dust, and all HVAC vents. This is a health hazard. The once beige carpet was now a grey color all down the stairs and in a large path from the stairs. The AC doesn't work in half of the vents upstairs due to ducts not being connected, so upstairs stays 79+ degrees. A few days after moving in, a moldy smell started to emanate from the basement carpet which we found to be wet rotten subflooring. The roof is also actively dripping water into the ceiling and attic during storms/rain. If you would your rent to go towards living in a nice, safe place, please look elsewhere!

    It's been four years and I still have nightmares about those roaches. That was by far the worst renting experience I have ever had. I never even mentioned how Seaport Properties had lied to my face about bugs in the building "never being an issue" before I signed a lease. When I moved out, they took part of my security deposit for broken blinds that were broken when I moved in, and for not cleaning my oven, though it was never clean to begin with when I moved in. The oven had debris in it from the entire ceiling collapse in the kitchen, which could have killed me or my pets. Thank god we weren't hurt. Another time, they were painting the apartment doors and told me it would be happening on a different day of the week. I wasn't prepared and hadn't secured my cats in the bedroom, so I rushed home from work to make sure they hadn't run out the door. I only have stressful memories of this place and wanted to update my review since two stars is too generous.

I experienced constant flooding and sewage leaking from the kitchen sinks (yep, 2 sinks), giant sized insects invading our space, decaying floor boards from water damage, 3 years of uninterrupted mold and mildew, the need for a dehumidifier requiring 4 buckets of water to be dumped daily, and the last stray was a bathroom ceiling leaks flooding the unit requiring a 1 month stay in the hotel paid for by my insurance and I still had to pay the rent for my unit. During those 3 years, I suffered terribly from respiratory problems for the first time in my life. No empathy shown by the leasing agent or landlord for the major and myriad inconveniences. Upon returning to the unit in addition to the floor repairs they used substandard contractors to paint the walls. During my stay at the hotel (on my insurance's dime, mind you despite paying the full month's rent DURING it's renovation) I was not notified that the walls would be painted until AFTER the work was done, nor was my artwork removed from the walls prior to painting. The substandard painters merely painted around my artwork. Essentially their substandard painting contractors sealed the damage free adhesive to the walls with the paint making the artwork impossible to remove without damaging the wall. Moreover, the substandard contractors also painted over the back door sealing it shut. Upon move-out, the property management company wanted to penalize me for the damage caused by their own substandard painters shoddy work, since there're still holding on to my security deposit. Avoid renting through this "property management" company at all costs

The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. Hanna and Johnny were both very friendly, and professional. I will recommend Rent the District to any of my friends who look to rent or have property management services in DC. Thank you again!

    Million dollar location and views - but unresponsive and neglectful management who seem not to care…read moreabout the residents paying to live here. Please read the reviews before you decide to move here - you can't claim you didn't know the truth when so many are posting about it. The positive points about the Bridgeyard apartment complex are pretty obvious - location, location and location. Also, the cost is lower than the newer apartments that have more amenities such as in-room laundry, central air conditioning, and reliably working elevators. But there are several downsides. I have been here a long time because - for me - the positives outweigh the negatives, as for me location and view are more critical than other factors. But it is inexcusable that Laramar/Greystar - the recent management companies - treat residents like we don't matter. We haven't had reliably working laundry machines in the basement since well before COVID. The management blames CSC, the terrible laundry machine vendor, but CSC has been terrible for 4+ years now and Bridgeyard has done literally nothing about it. I take my clothes to a local laundromat (some neighbors use pick-up laundry services) because it's better, cheaper and far less aggravating than suffering clothing damage, inconvenience, lost time and lost money on the crappy machines here. Often half of the washers and dryers are OOC at any given time, typically a washer or two is sitting full of fetid standing water, and it's a roll of the dice as to whether or not the "working" washers or dryers will actually do their job. If you care about security, keep looking. At any given time, 24/7, there's a basement level door stuck or propped open so anybody can get in. And we also have a serious problem with car vandalism and theft, especially for those who own late model Civics or Corollas. The elevator situation is ridiculous. You never know when one or two of the passenger elevators - and sometimes all three (including the freight elevator) - might be inoperable. The management rarely communicates problems or the status of their resolution. And often if you call or visit the office, they will give a party line that something is being worked on when it's clearly not - such as the laundry or elevators. The maintenance staff here have a tough situation working in such an old and generally neglected complex, and I think they do an impressive job. When I have any issues in my unit, I typically find them to be extremely responsive. It's the bigger issues controlled by the management, beyond the purview of the maintenance team, that the tenants complain about. The individual people working in the apartment office are nice; they are doing what they're told but upper management, and I feel bad for them dealing constantly with negative feedback from residents when it's the non-local management company that is to blame for the problems. I would never think to move here now as a new resident, given everything that I know and all of the negative reviews you can easily find online. I can only pray that a decent management company takes over this complex someday - it could be a wonderful place to live if it were run by a company that actually cares about customer service. Laramar/Greystar do not.
