    Review EXTREMELY UNPROFESSIONAL! If you take one review into consideration- PLEASE let it be this one. We found what appeared to be a very nice rental online, listed by Seaport Properties, marked available on 8/1. We were worried as we were told the tenants would be leaving 7/29 and during the walkthrough to check it out, it looked very unclean. Seaport assured us the tenants would leave it in good condition and it would be cleaned and ready to move in. Upon moving in, we found that the place was filthy, neglected and it was clear the pictures posted online for this house were probably 5+ years old. This was not realized during the walkthrough as the boxes and clutter from the tenants moving out were in the way. After submitting maintenance requests for all issues(see issues below) and all pictures twice as requested, we tried to get in touch with them about having these addressed as some issues require immediate action. We got pushed off for weeks and when we finally received a call from the owner of Seaport, she was furious for even having to talk to us, saying we're "nitpicking everything submitting maintenance request after maintenance request" and she's "going to go bonkers" if she has to keep dealing with this. We were also told they own/manage 300+ properties and our issues will get handled when they can. This is what $3000 a month will get you with this company. The issues: The baseboards once painted white, were black, as were parts of the walls from dust, and all HVAC vents. This is a health hazard. The once beige carpet was now a grey color all down the stairs and in a large path from the stairs. The AC doesn't work in half of the vents upstairs due to ducts not being connected, so upstairs stays 79+ degrees. A few days after moving in, a moldy smell started to emanate from the basement carpet which we found to be wet rotten subflooring. The roof is also actively dripping water into the ceiling and attic during storms/rain. If you would your rent to go towards living in a nice, safe place, please look elsewhere!

    It's been four years and I still have nightmares about those roaches. That was by far the worst renting experience I have ever had. I never even mentioned how Seaport Properties had lied to my face about bugs in the building "never being an issue" before I signed a lease. When I moved out, they took part of my security deposit for broken blinds that were broken when I moved in, and for not cleaning my oven, though it was never clean to begin with when I moved in. The oven had debris in it from the entire ceiling collapse in the kitchen, which could have killed me or my pets. Thank god we weren't hurt. Another time, they were painting the apartment doors and told me it would be happening on a different day of the week. I wasn't prepared and hadn't secured my cats in the bedroom, so I rushed home from work to make sure they hadn't run out the door. I only have stressful memories of this place and wanted to update my review since two stars is too generous.

    We rented a unit in Parkfairfax managed by this property management company and their "property…read moremanagement" was a disaster. I experienced constant flooding and sewage leaking from the kitchen sinks (yep, 2 sinks), giant sized insects invading our space, decaying floor boards from water damage, 3 years of uninterrupted mold and mildew, the need for a dehumidifier requiring 4 buckets of water to be dumped daily, and the last stray was a bathroom ceiling leaks flooding the unit requiring a 1 month stay in the hotel paid for by my insurance and I still had to pay the rent for my unit. During those 3 years, I suffered terribly from respiratory problems for the first time in my life. No empathy shown by the leasing agent or landlord for the major and myriad inconveniences. Upon returning to the unit in addition to the floor repairs they used substandard contractors to paint the walls. During my stay at the hotel (on my insurance's dime, mind you despite paying the full month's rent DURING it's renovation) I was not notified that the walls would be painted until AFTER the work was done, nor was my artwork removed from the walls prior to painting. The substandard painters merely painted around my artwork. Essentially their substandard painting contractors sealed the damage free adhesive to the walls with the paint making the artwork impossible to remove without damaging the wall. Moreover, the substandard contractors also painted over the back door sealing it shut. Upon move-out, the property management company wanted to penalize me for the damage caused by their own substandard painters shoddy work, since there're still holding on to my security deposit. Avoid renting through this "property management" company at all costs

The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. Hanna and Johnny were both very friendly, and professional. I will recommend Rent the District to any of my friends who look to rent or have property management services in DC. Thank you again!

    Do yourself a favor and work with Jamie Gallagher. I just bought my first condo in the DMV (second…read moreoverall), and coming in from outside the region, I had no idea what I was walking into. Jamie's deep knowledge of the market and genuine thoughtfulness about what I was actually looking for made all the difference-- and I'd say that whether you're a DMV newcomer like me or have lived here your whole life. Jamie has all the fundamentals locked down (great market knowledge, genuinely in your corner) but what set him apart was how much he actually listened. He took the time to understand not just what I wanted in a condo, but what mattered to me. There's a difference between an agent who helps you find A place and one who helps you find the right place for YOU, and Jamie is firmly the latter. Communication was seamless the entire time. I always knew where things stood and what was coming next. My closing ended up getting pushed back a couple days and Jamie wasn't able to be there, but he made sure his colleague Jillian had me covered. I felt supported start to finish, and that kind of follow-through really says something. 10/10, would absolutely recommend to anyone buying in the DMV.

The new homeowner even cut themselves on a broken doorknob!!! The garage looked like it was recently epoxied. Nope, just paint which peeled up when the floor got wet. Walls and all hinges were painted over with what appears to be cheap ceiling paint. It has been one repair after another on a house which they were told was move-in ready. How exactly do they define that? Shame on them.

    My review is from the owner/landlord's perspective: Kareem was very proactive when signing my…read moreproperty and eager to get it listed. His background check was thorough, and the tenants were responsible. However, once signed, I had to constantly email, text, and call Kareem to get answers. The rent deposit was nearly always late, though the tenants maintained they sent the check on time. There were times when the rent deposit was less than the full amount, and I had to email and text Kareem after the fact to send me proof of repairs and receipts. At one point, the condo association had to have access to my unit at a very specific time window, with weeks of advance notice. I asked Kareem to be on site -- but no one was there, and I was charged a locksmith fee. (Which Kareem paid, but I still had to go through the hassle of intercepting the calls, getting the "bill due" notices from my association, telling Kareem he had to pay it, etc.). With all of these issues, he is slow to answer texts, emails, and phone calls, and I often resorted to doing all three. Sometimes, I still never heard back from him. The final straw was when my tenants gave notice -- I had no idea. As usual, I texted him to find out where the rent was that month, only to find out that they moved out weeks ago. Kareem claimed that he forwarded their email to me, but he "mistakenly" forwarded it to the wrong email address. (This is hard to do in Gmail with an established contact, but it happened to him anyway.) Even if this was an honest mistake, why was he not sending me other emails in the meantime about the status of the apartment, the security deposit, any repairs that needed to be done, or what he was doing to get it on the market? Why did he not check in with me about my plans for my property? He was days away from moving in a new tenant when I first learned that the old tenants had moved out. Bottom line: he was more work than having to deal with tenants.

    This review is from a renters perspective on a property manager by Kazo. While I live in an old…read moregarden apt, I usually have had the immediate response of the owners. While Kareem has attended to the care of the building it has always been a pain getting things done in the apt. The response is delay or none. I asked for repainting due to an AC unit and I had to end up calling the guy. Also a cabinet door in the kitchen needs fixing and 3 weeks have gone by with no action. While he has acknowledge they will take care of me, nothing gets done. Honestly If he cannot handle property management, it should change hands. Things seem bright but these really late response are getting me beyond upset. I personally don't recommend the company. Therefore one star
