Their initial revenue estimate was wildly optimistic, overshooting reality by nearly 50%. Their operational model is fundamentally flawed; they rely almost entirely on "vetting" guests instead of conducting sufficient post-stay inspections to check for property damage. When our dining room table was badly burned and they did not catch it, they stated that was to be expected with a short-term rental property. One notable low point was a two-week booking where the guest encountered frozen pipes and left the property. She was entirely refunded for her stay. We were never notified. We only discovered the serious problem a month later when the company did not pay us for that booking. They lost us two weeks of revenue and left our property at risk without our knowledge. We ended up resuming the management of the property ourselves at first opportunity and found it far simpler and more effective despite us living ten time zones away. Revenues went up, peace of mind went up, time spent managing the property hardly changed. If you have a cleaner and a handyman you trust, just go that route. In short, do not use this company. If you must, demand: More realistic revenue estimates, and some sort of penalty on their fees if you do not meet 90% of their revenue estimates. A real post-stay inspection process, likely requiring the same trusted cleaner at the property after each stay. Far greater quality and professionalism at every single point of their service. One final note on how bad their approach is, and how much more customer-centric they need to be: at the end of each stay, they send a message to the guest requesting a positive review. But they do not want a positive review for your property (which is the life blood of a successful short term rental). No, they request a Google review for Great Dwellings. Incredible, basically cheating the property owners they are managing for on every single stay. It also explains how such a poorly run company has such a ridiculous number of positive Google Reviews.

You're right at National Harbor, so everything is walkable....restaurants, shops, the waterfront. It made the trip feel easy and low stress. I will say, while the suite is spacious and comfortable. They have made renovations but some areas could use a little updating. Things like the countertops and faucets felt a bit dated compared to everything else. Not a dealbreaker at all, just something you notice. There is a daily parking fee that guests are responsible for, $25 a day. Service was good overall, staff was friendly and check-in/check-out was smooth. All in all, I'd stay here again. You go to their website and fill out an intake form that introduces yourself and the project. Then they'll sell up a virtual call to meet and discuss your style, and budget. Then they came and looked at the space, took measurements. Then they pitched a proposal. From there you have to make some decisions. They are going to present you with options that may be outside of your budget. This is where we gotta grow up a little and recognize that if you want nice things, this is how much that actually cost. I was happy to increase my original proposed budget to get what I needed. But there were some peices that I wanted to spend less on and they quickly came back with lower priced options. They were very adaptable there. With that, they placed the order! Over the course of the next few months, the furniture started arriving. They work with a contractor who you can hire (through them, they handle all the admin work) who can assemble, hang, etc do all that work for you. They even came over to make sure everything was hung in the right spots. There is a science and art to design that they are factoring into every decision for your space, and it's worth their fee to get all your nice new furniture all in the right place. They look for beauty and functionality in every detail of the space. So now I have this gorgeous dining room [photo provided]. Our guests are blown away whenever they walk even towards the space. It's exactly what I wanted when I described the target ambiance to the team. Beautiful, relaxed, warm, stylish. We met with Heath at PTM at the suggestion of our realtor. He was incredibly nice, incredibly helpful, and willing to answer any questions we had. We peppered him with questions via email before he had any idea whether we'd use them or not, and he answered every one of them thoroughly and promptly. When we had an offer accepted, one condition was that we close in three weeks. Within 24 hours of the offer being accepted, they had a lender for us, initial mortgage estimate documents, and a list of everything they needed. Heather walked us through everything, and was so responsive and prompt. We literally went from accepted offer to mortgage signed in about a week! (It also helps if you make sure you have all your documents ready to go from your end, and they will give you a list of what you need).
