Be careful using this realty company or their management company Interval. They are robbing the co-ownerships on LBI and have been getting away with it because as a vacation destination most people just want to enjoy their time on the island. My house was so mismanaged by them that we sold our share. When you hire them expect to be treated like you work for them. Don't expect receipts or explanations for charges. You will get lies and nastiness if you even get a response. read more

He is the most disorganized realtor I have ever met. His nickname should be "last minute" because he does nothing in advance. Cathy and Terry run a very shady business. They are disorganized with their rental paperwork and dishonest about whom and when they are renting your property. They will charge the owner for expenses without explanation. I do not recommend using them for rental or purchasing property. read more

We have rented in LBI for over 18 years and have never had to contact the realtor once with any issues. Unfortunately that is not the case with Sea Breeze in our rental this past summer. We had to deal with missing doors, holes in walls and doors, ceilings that opened up and had water come through them due to rain in three different spots, a sink that wouldn't drain, and more. We had to contact Sea Breeze three times before anyone would come to address the issues and when they did come, they only fixed two doors. Their response was "what can we do - we aren't the owners". At the end of the week, when returning the keys, we found out that Sea Breeze knew about all of these issues before our rental even began. The pictures on their website were a misrepresentation of the house - the hole in the wall was not there and there were doors being shown where there weren't any when we arrived. After the week finished, we contacted both Terry and Cathy numerous times and asked for a partial refund as we felt the house was not worth the $5000 we paid them. We were promised phone calls back that same day a few times with no response. It is now 2 months later, and we still have yet to hear from them even after numerous attempts on our part. I would highly recommend NOT to use this realtor. I wish I had done some research of my own before renting with them. Three Strikes your out! Strike Number One: First let me start by saying when I booked the rental through their website, the pictures that they had online did not depict the property we were renting as a corner property or that it did not have a private backyard. The angles from which they were taken didn't show that it was also on a main road. When I called Terry, the owner/agent a few days before our arrival date, I mentioned this to him and he got really nasty, telling me that and if I didn't want to come, then I shouldn't. I was baffled, I couldn't believe that he would speak to a client in this manner. I was so put off by his attitude but did not want to cancel 3 days before our arrival, I asked why he was so defensive and he said that I was accusing him of misrepresenting the property, which I was not, I was merely pointing out that the photos weren't an accurate depiction of the property. Strike Number Two: As expected, when we arrived to pick up our keys at 12:30pm he was not in the office and we were told by one of the other agents that it was too early for check-in (which was at 2:00pm), and that we should walk around town, have lunch and come back in an hour or so, which would have been fine, except that I had my dog with us and couldn't do that, so we hung around outside the office and noticed that every person that walked in and out while we were there were getting their keys, no problem and service with a smile. HUH???? We waited an hour and went back in and asked again for our keys, having watched numerous people get theirs and asked why we couldn't get ours. We were annoyed to say the least. Strike Number Three: The agent gave me Terry's card and told me to call his cell phone and ask him myself, which I found a bit unprofessional and a little strange but given what transpired, I now understand why. So I called, and he immediately started yelling at me that check-in was at 2:00pm not a minute before and when I told him that everyone else was picking up their keys and it was not fair - he said no one should be getting their keys and he promptly hung up on me. He must have been down the block, because a few minutes later he comes storming into the office yelling that no one should be giving keys out early then proceeded to yell at me that I accused him of misrepresenting the property and rambling on about how he didn't care if I liked it or not and that I wasn't getting my keys until 2:00pm on the nose. The 3 agents that were sitting there were mortified, they each tucked their heads in their shoulders afraid of his wrath. They were actually afraid to make eye contact with him. As quickly as he stormed in, he stormed out, and when I confronted the agents about how unprofessional he was and they said, what would you like us to say?, we work here. How about an apology for one? You are all just as guilty, how can anyone condone such behavior and work in such an environment? He was a brute and a bully and I actually feel sorry for these agents, I would rather sleep in a straw hut on the side of the road then rent through him again. You, sir, are not the only fish in the "Sea", you owe me an apology but doubtful I will get one. You are incapable of owning up to such brutish behavior. You almost ruined my first time in LBI - but despite it all, when we got to the house and met the actual owner, she was lovely and that made all the difference. We had a wonderful week in Beach Haven and we will be back again, however, I will be definitely looking for a professional real estate office for next year. I would not recommend this establishment to anyone, their behavior was completely unprofessional. We had the worst experience with this real estate company and do not recommend them! We have rented in the past from another real estate company in LBI and were satisfied but wanted to try another place. The first mistake they made was they did not tell us that we owed them our security deposit. I would have gladly paid before coming and that was what we did in the past with the other company. We got to the beach around noon- called them and gave our last names- as we were hoping to get the keys Earlier than 2. They looked up our name and said our house was not ready but to check back again. So we called again at 1ish and it was not ready and we went to the office at 1:30- and they looked up our name and said we owe our security. I was shocked and said that I thought I paid - and they told me that we owed them the money. Why had they not told us a week before that we had a balance- or to bring a check with us????? Or when we called in earlier that day, they could have told us!!!! They said we needed to get $500 cash or a check- I did not have a check and did not think my husband had his bank card. I did not have my bank card and just had credit cards. They were so nasty to me- and just told me to take out a cash advance on my credit card- the lady was so nasty to me!!!! My husband ended up having his cash card so we went to a cash machine and got back there after 2 pm and finally got our keys. Why they did not tell us when we first called I don't get it? My husband and I would have brought back the cash much earlier in the day had we known!!!!! I could not believe that they were making people wait until 2 pm to get their keys- the homes are ready at times earlier and they are just an awful place to work with!!!! Now I find out Terry used the wrong Lease! Of course I expected the realtor to use the standard NJ Realtor's association for a long term lease. He used a weekly rental agreement for a 6 month lease. we told him the tenant needs to pay the utilities. Only after warnings from the electric company did he finally send a copy of the lease and the weekly rental agreement doesn't include utilities! He refuses to provide proof that the security deposit was collected and he refuses to provide the contact information for the tenant! I don't know if he is just incompetent or if he knows the tenant and is purposely screwing with us. DO NOT USE THIS REALTOR!!! There are plenty of other realtors on LBI. Find one that is actually part of the NJ Realtor's Association. No where on their web site do they list any affiliation with any professional realtor's association. Our lawyer said the only thing we can do is file a petition with the state board. Believe me that is next. read more
