Easily one of the best places I've rented from. Moved here to attend IU, and only left because of a…read morejob opportunity. (Would have happily stayed longer otherwise!) Incredibly safe and convenient location. Designated bus stops to get to campus, or easily about a 5-min drive to my portion of the campus. Grocery store options are plenty - one is even walkable! Parking is plenty and tenants are mindful of each other by honoring quiet hours set by management. Speaking of which, the team of people on staff are great! Always professional, and very prompt replies. All questions or concerns that came up were answered quickly and thoroughly. Maintenance requests were attended to promptly, as well! The price might be a bit higher than other rental options, but I felt it was definitely worth it. Presentation of the space (grounds kept clean and clear), along with attention to maintenance requests in a timely manner, gave me such peace of mind as someone new to the area. I felt safe and supported. I really enjoyed the layout of the one-bedroom unit, too. Lots of privacy.

Let me just say that I have lived all over the IU Bloomington area, from 2nd and Fess to 10th and…read more45/46. I first moved to Covenanter Hill in 2012 in one of the duplex town homes. After living there for 2 years, I moved into a single apartment after graduating. This marks my fourth and last year with Covenanter (I have relocated for a job). After living here so long, I know the maintenance and manager office staff by name. I have always felt like they have been friendly and done their jobs well. In 2013 a pipe leaked in my roommate's sink and they fixed it quickly and re-patched the entire affected area of the ceiling. They did a great job. Kudos to Adam/Rick with maintenance. With the 2 br/2.5 ba, I loved all the space in the lower level and the way my roommate and I could have some space to ourselves on the second floor. Plus 2.5 bathrooms! It's so nice to have two full baths and a powder room downstairs. When I moved out of the 2 br, I got most of the security deposit back and they were very fair with deductions. The single I was in had cathedral ceilings and seemed much bigger than the actual square footage. No it's not the most updated place, but it is not anywhere close to the worst or least updated place I have lived. They have all the appliances except a microwave, which any former dorm-student should have. There's always a lot of light and beautiful mature trees. They have a community garden that you can sign up for each year and a nice pool. The vibe is very relaxed and quiet. Maybe I was lucky but I rarely heard my neighbors and when I did, it was tolerable. I miss the proximity to places. The East side is great. From Covenanter you can walk to the mall, Kroger, UPS, Pizza X east, etc etc. Out of all the places I lived in during my 6 years in Bloomington, this is by far my favorite. I think it's a nice neighborhood and Victoria is a great property manager. I sincerely miss living down here. TL;DR: This is a nice community. You're surrounded by nature and it has a relaxed vibe but you're also close to everything and on 2 major bus lines. The updates are decent and while it's not like everything is brand-new, it's not old either. Staff all around are great: friendly and helpful. I don't regret living there and would recommend it to anyone.

Since switching from another Bloomington property management company 2-3 years ago, my experiences…read morewith Mackie Properties have been outstanding. From day one, Mackie employees (namely Chelsea) have made it much easier to manage my property from 600 miles away. Basic communication about everyday issues or questions and concerns I've had in the past were always a challenge with my former property management company, but since I've put my property in the hands of Mackie's management, it's actually been enjoyable and pleasant to work with them EVERY TIME something comes up. They are a perfect example of a professional, hard-working, and caring property management team. Most recently, when a tree fell on my house a day before Thanksgiving, Matt Carter (the owner) and his team responded immediately to remedy the situation and ensure that the upcoming rainy weekend did not adversely impact my house or my tenant's ability to continue living in the house uninterrupted. They found a tree trimming company willing to cut up and remove the tree on Thanksgiving day, and to put a temporary patch and tarp on the hole in the roof until the following Monday when a roofing contractor could come and fix the roof permanently. If anyone in Bloomington needs a new property management company, I strongly advise you to look no further than Mackie Properties. Give them a call, or give me a call if you want a live verbal affirmation of my experiences with them. I'd be happy to refer them! You can reach me (Mike) at: 202-553-2480.

Over the last three years, my roommates and I have had ZERO issues renting in Bloomington--until we…read morerented through Mackie Properties. Despite hearing horror stories about Mackie, we decided to rent with them due to our clean rental history. Unfortunately, that turned out to be a mistake. The Good: Living at the property itself was a positive experience. The rent was fair, we liked the property, and we always received proper notifications about upcoming tours or maintenance. Any maintenance issues were addressed quickly, typically within 24 hours. The Bad: 1. January 2024, my rent payment bounced when I mistakenly had my rent funds in the wrong bank account. I received a $20 "Insufficient Funds" charge. This was my mistake, and I immediately contacted Mackie, explaining that I still had the legally allowed 3-day grace period to pay rent. I requested a refund for the charge, but their response was dismissive. They claimed that adjusting their accounting books was too difficult, even though it's literally their accountant's job.To prevent future issues, I went ahead and paid over $2,500 to cover the rest of my rent for the lease term. Despite this, Mackie refused to refund the $20 charge. To add insult to injury, their accountant at the time couldn't even calculate my remaining rent over the phone, leaving me to do the math myself. 2.During move-out, Mackie nitpicked every tiny detail to justify deductions from our deposit. They lumped these charges under one vague category called "Cleaning - Outsourced," making it impossible to dispute. When reviewing our move-out inspection, they claimed the master bathroom bulbs were burnt out, but the move-out photos clearly showed the lights were working. They also noted "limbs and vines growing on the side of the house," even though yard maintenance was the landlord's responsibility per the lease. Another: "dirty window tracks" that were never clean to begin with, and conveniently weren't photographed during move-in. These were just a few, of many. To make matters worse, Mackie failed to return our security deposit within the legally required 45 days. When I called to follow up, their "Accounting Specialist," Ruth "Marcy" Medina, was incredibly rude--cutting me off multiple times and telling me that, "this conversation is useless." Overall, I strongly advise against renting from Mackie Properties, no matter how good your rental history. While losing part of the deposit is frustrating, I can handle it. However, I can't imagine how devastating this experience would be for someone relying on their full deposit return, like an international student or someone on a tight budget. Consider yourself warned!

We found another house that afternoon and signed a lease with another company. She is certainly not the worst rental agent we've ever encountered, but she's also certainly not the best -- and definitely not the friendliest.

(If you google Bloomington rentals and her name, you will find other awful review about her and how she mistreated her tenants). First of all, there were sprickets all over our house when spring came, and when I told her about it, she said that it was because our house was dirty. After I explained that we have a very clean house, she was extremely rude. She said that if we got everything off our floor, she would 'douse' the house in poison. She pushed for me not to have the house treated for the dozens of sprickets present. She would also schedule showings and never show up. So, people would come to our house and wait for almost an hour sometimes. She also would have showings without telling us that she was coming or even knocking on our door (which is illegal). When I confronted her about walking into our house without knocking or telling us that she was coming, she claimed that she told my roommate's mother. However, this was impossible considering the fact that they have never spoken, and my roommate's mother could not speak English. Also, even if this was true (which it isn't.. It was just one of her many lies she told to cover up how irresponsible she was), she should have told a tenant, instead of someone who wasn't living in the house. She would just walk into our house with complete strangers without our knowledge. We asked her if we could have a dog, and she said that our property was not allowed to have any pets. However, when she was showing to the house to potential tenants, she said that dogs were allowed. Do not rent from her.

In Reference to the Allen Court apartments: My fiance and I have lived here for just over 2 months…read morenow. Since we moved in, there has been ongoing construction in the hallway leading to our unit. I have only seen workers out there 2, maybe 3, days which has resulted in the work still being incomplete. The light flickers, there is no carpet or finished flooring, there are nails sticking up around the trim of the doors in the hallway, and there is an open wall with exposed insulation. Our neighbors have, also, had problems with leaking causing puddles to form outside their door, but it seems this issue has since been solved. Our apartment itself is in good condition. The floors are sloped, which forced us to place wooden slats under most of our furniture (including our refrigerator) to make everything balanced. The kitchen is cramped and outdated, which was a fine trade-off for us in order to have an affordable 2 BR apartment downtown. The hardest part, though, has been not having a dishwasher or washer/dryer. Also, parking is very, VERY limited. There is 1 unit that has 4 "Reserved" spots and everyone else has first-come-first-served parking, which they say is monitored by displaying a parking pass. However, there are currently 4 cars in our lot with no pass that have not been towed. Street parking is available, if you purchase a Residential Neighborhood pass from the city. We knew this before we signed our lease, so luckily we have our passes for backup when the lot is full. The apartment buildings around us can be extremely loud, especially on Thursday nights and weekends. This is to be expected, though, being in an area that is so close to the bars on Walnut Street. With all that being said, we have an apartment in a wonderful location for a very low price, especially in comparison to other buildings within a few blocks of us. Our maintenance staff is very efficient and friendly. Every time I have been home when they were in our unit to fix an issue, they have been nothing but professional and polite. I have needed to call the emergency maintenance line once on a Saturday, and the worker responded within an hour to fix the issue. The leasing staff is friendly and helpful. When we were touring our apartment last spring, our leasing agent pointed out all the positives and negatives of the unit, so we knew exactly what we would be getting. I really appreciated her honesty! I would recommend Allen Court to anyone who is looking to live downtown and within walking distance to campus, who doesn't want to pay a fortune to do so. Although the apartment has its quirks, I am very happy that we found it!
