We have been on the sellers side of multiple real estate transactions and always had a good experience with buyer's home inspectors until recently when Saturno was hired to inspect our home in Truckee. Not only was the inspector, Rusty, completely unprofessional and flat out rude to my husband and I but he then proceeded to break a shelf in our closet and blame it on the structural integrity of the shelf with no apology at all. We asked him to fix it of course and he acted like he couldn't be bothered. Our realtor was upset so followed up with the owner, Stephen Saturno, who was also completely rude and refused to take any responsibility for breaking an item in our home. Our realtor who has been in the local industry for awhile agreed that she has never had such a negative experience with a home inspector and would never recommend Saturno to any clients. I have never been treated so disrespectfully by anyone hired to perform a job in my home before and would tell anyone I know to avoid using this company. read more

Inspection Report Review There are inspection reports that are thorough, and then there are those that are hysterical. Saturno's report of our home fits the latter. While there were items listed that needed to be repaired, many were so minor as to be laughable. Here's a short list: * At least one item was mislabeled, making the damage look far worse than it was. * One of the scarier items involved something that wasn't even structural nor was it creating a pest control issue as proved by the pest report. * One electrical polarization issue was flat out wrong as proved by the contractor's test. * When the report stated that the firewall between the garage and the living quarters of the house needed to be replaced or upgraded, the inspector failed to realize that particular wall wasn't even the firewall. The actual firewall was located between the bonus room and the main part of the house. The numerous electrical outlets around the bonus room as well as on the ceiling should have clued in the inspector that this bonus room was originally built to be a workshop. The original owner/builder wired this room to have 110/220 w power. * The inspector reported that a hole in the cabinetry under the kitchen sink was an entry point for rodents. The house is built upon a cement slab, so how is this going to be an entry for anything? * The inspector found that the water pressure in the spigot next to the garage was only a dribble. That's because we hadn't turned it on yet. During the winter, this tap is turned off to prevent it from freezing. * The inspector reported that there's no heater in one of the bedrooms. That's because that room's heater was taken into the bonus room to warm it up during the winter so that the floor could be repaired. This house originally had no heaters at all, but relied upon the wood stove and passive solar to heat the house. * Last and the item that sent us rolling in laughter was the photo and description saying that ... OMG ... there's paper and wood INSIDE the wood stove. read more
