Lil and her team made error after error including having the wrong closing date on all documents and when my sale fell out of contract, she received a refund from the property management company for the estoppel and did not return it to me. Once in a while you come across complete strangers who turn out to be lifesavers!! I met Lill Denham when the Title Company I'd selected called 3 days before close of escrow to say they couldn't do the deal. The buyer's agent gave Lill a call, explained the situation, and the next thing I know I have a lovely email and voicemail from Lill saying she'd be happy to take over and not to worry. Over the next couple of days I received periodic updates from her (one email at 11:45 p.m.!) as she miraculously put everything together the day before the scheduled close. Throughout it all she was sweet and upbeat and, although I know the schedule weighed on her, she was unwavering in her commitment to have everything ready on time. When I arrived for the signing, the stunning tropical decor of the different signing suites made me forget all about the preceding days. Her offices are vibrant, happy and have great energy. Lill greeted me like we'd been old friends. The documents looked beautiful, were correctly prepared, and everything was explained in detail. Lill was as personable and professional as they come. She made sure I got every discount I qualified for. It was a wonderful experience that turned an unexpected disappointment into a reason to cheer. Please do yourself a favor and call her FIRST if you need title or mortgage services. Do not use this place! Nothing I received nothing but excuses and pass the buck excuses from Lill. Then on top of it she tells me not to pay 2 payments since they would be paid off then when the funding did not happen when she said it would she has the nerve to say "you should've paid your bills on time". And to top that off she had the audacity to make the comment that it's not her fault that I ran my credit cards up!!! Very rude and very unprofessional!! I chose to pay off 2 cards that were at a higher interest rate with a lower interest refinance. But that is none of her business. Looking into recommendations from my attorney as to what can be done. I have never had someone throw First in my face when they are ONLY a title company doing the closing!!!! read more
