The lower level staff are all great people but the people in charge of each department are absolutely awful. Dale has been mentioned in many reviews as a bully running property management and I can attest to way Martin, in charge of landscaping, demeans and abuses those he works with. Owners are deaf to the conflict in their business culture and unwilling to hear the feedback that would allow improvement. I really do love the neighborhood (elementary school, park, bike/walking path with many resident ducks) and its proximity to grocery stores. Management has always been incredibly responsive to issues, whether it was a maintenance problem like a broken garbage disposal, or clearing up miscommunications on lease signatures. I also appreciate that they keep our packages safe in the office and out of the hands of porch pirates. My past experiences with apartments in Portland and Gresham have been that any time you needed to ask something of/or communicate something to management, it was best to prepare for a bitter, protracted fight about that thing (or to be ignored), so in that way this experience has been incredibly refreshing.

When your lease is up they will jack up the renewal amount with a ridiculous number. When I moved in I was promised a cool gift for renewing my lease like a TV or something. When I actually renewed it they did a lite carpet cleaning for free. This only benefitted them. The managers of adjacent sister properties will drive by and yell at you out of their car windows for violating property rules. I approached one manager who refused to talk to me for a simple question and screamed at me that he wouldn't take a question during his lunch break while he was smoking in the smoking area. There is little to no way to reach upper management either. When you are out and about in the property you will feel like a nazi prison camp. There is very little parking here. If you have more then a single vehicle don't move here. They built more apartments without adequate parking and then took overflow spots and gave them to the staff. If you park wrong expect a nastygram with the threat of towing. Even when people had to work from home during COVID-19 they didn't try to make any room for stuck at home people. Pet friendly- technically but not really. They ripped out the dog park to build more apartments and never replaced it. There is no where to take them off leash to play fetch or run. In short if you move here be ready with your "Sieg Heil salute"

Instead of being part of the problem, they both were part of the solution. They took what was DOOMED to be a horrible ending to a week of misery and have managed to help out and do what they were hired to do...provide outstanding customer service. While my first impression of some of the management at The Lodges in Lebanon Oregon has NOT CHANGED ONE IOTA, these two fantastic people managed to provide a light at the end of the tunnel and hope to what I was sure to be a MISERABLE year ahead of us. The apartment itself was fine, but communication with office staff has been trying and became even more difficult after we gave notice to vacate. We notified the office that we were canceling autopay and delivered a rent check in person - autopay was still processed and we were charged an insufficient funds charge when it did not go through. Management stated they will no longer accept the rent check because of the autopay did not go through. We are also being charged the maximum possible lease-break fees with very little communication or zero flexibility despite giving more than 6 weeks notice and offering to leave our unit move-in ready. We rent the in unit washer/dryer, our parking space, and a garage... they lease break includes all ofthose dispite that the next renters can opt out of them. Our long-term experience living here was ok, but the move-out process and management communication have been and continue to be disappointing and as extremely costly.
