I have…read morebeen coming here since I was a kid, and now get down here at least twice a year still with my pack. The one thing you will notice is the same people coming year after year. We see the same people (now friends) and it is nice to know we are not the only ones in love with it here. These are all condos, and simple but great. They are all about 1000 sq feet and 2 beds, 2 baths (there are a couple of 3 bedrooms). Nice kitchen, dining area and family room... plus a balcony oceanfront. Out the front door, you have a view of the intercoastal waters, and the Ponce Inlet lighthouse. Inside the units are all similar, but being owned by homeowners, each has it's own style and furnishings. All seem to be clean and comfy with everything you need though. As far as the facilities, it has everything you need for a beach vacation. Beautiful and private beach (this area is a conservation area, so no cars are allowed), clean and heated pool, and plenty of parking. Also, the property manager is very attentive and helpful. It is also important to note this is the ONLY place in Ponce Inlet that allows for weekly rentals (they were grandfathered in the rule). Trust me, if you are looking in the Daytona Beach area, take a look a few minutes to the south in Ponce Inlet. MUCH different class of people, cleaner, friendlier, and substantially less busy! Neither Diego nor Brock responded consistently to phone calls, text messages, or emails. There was no proactive outreach, no status updates, and no acknowledgment that inquiries were even received. Clients are left entirely in the dark. **Application Process & Transparency** After submitting a completed application and paying all associated fees, the listing was quietly removed with no explanation or communication. We were told we were the only applicants. However, we were later informed that another applicant had "out-scored" us based on an internal scoring system that is never disclosed to applicants. I find it difficult to believe that a competing applicant was able to tour, apply, and be fully approved within a window of roughly 3.5 hours (between 6:00 PM and 9:30 AM). The fees collected are non-refundable regardless of outcome. **Management & Accountability** When we visited the office in person, Brock assured us we would receive an update by end of day. When we followed up the next morning, he stated it was "not his department" and transferred us to voicemail -- this from someone who is listed as an owner of the business. The lack of accountability and dismissive attitude toward paying clients is unacceptable. **Landlord Relations** Perhaps most concerning was a conversation we had directly with the property owners, who shared that they had been waiting months to fill their rental and were on the verge of listing the home for sale -- completely unaware that any interested applicants existed. This suggests a serious disconnect between this company and the landlords it claims to represent. A review of the property's Zillow rental history appears to support a pattern: the listing cycles on and off the market repeatedly, fees are collected, applicants are told another party was selected, and the property is relisted weeks later with claims that the prior placement fell through. **Final Note** I would strongly encourage anyone considering this company to first review their Better Business Bureau profile. Based on the pattern of responses to negative reviews -- typically directing complainants to contact a specific staff member or call the office, with no actual resolution -- I expect a similar response here. Based on our experience, I would not anticipate that contact to lead anywhere productive. This review is submitted in good faith to help others make an informed decision.

All I heard from them was excuses and numerous requests for me to lower the rent. I was asking the market rental rate. Their advertising was WEAK, I had to ask them to put up a sign and when they did, it was a cheap wire frame sign that the HOA had me remove. Their website presence was horrible and they are not responsive. They posted the wrong pictures, then took weeks to correct it. My sliding screen door was ripped sometime during the showings, I asked them to repair it and they blew me off. I hired a new property manager and had renters within 1 month.

Secondly, stay away from building six it's not made properly. Our quiet enjoyment did not exist the entire 12 months we were there because of the knocking on the kitchen wall from the inside water pipes that were not correctly put into place and every time the upstairs people use their water our walls constantly knocked, and when we brought our video recordings of every night and day with this issue to management, nothing was ever done about it. They said they were going to fix it when the residence Upstairs moved out and they would get a plumber in which never happened. New people moved in. They replaced their carpeting which the optics of that just alone was horrible and they never had a plumber. Go upstairs and fix the problem after the new people moved in the problem still existed and My Son and I had to listen to knocking on the walls every day and every night. On top of that you pay a $95 lifestyle fee, which includes a gated community and the gate was wide open for four months. That's how long it took them to get the gate Repaired.,other several issues arose like the spare tub in My Son s room would not empty and the sink was leaking in the kitchen and when My Son opened up one of the doors in his bathroom, it just fell right off the hinges then in my master bath I had a foul smell coming from underneath the sink where I had to put air fresheners there because no one knew where it was coming from. Then the washer broke down and My Son and I had to wash our clothes in the sink. This apartment complex. The Springs at Port Orange is by no means a luxury apartment complex and the management clearly does not care about anything but collecting your rent on time..We even paid 426.00 to have the unit cleaned and after we left our 300.00 deposit turned into only 90 refund, when my son called and asked why, the young lady said it was for 2 months of water bills. WELL HOW CAN THAT BE WHEN OUR RENT WAS ALWAYS PAID ON TIME AND THE WATER BILL WAS INCLUDED WITH THE RENT!!! Scammmed!!!!! Do not choose this community to live in you'll regret it

When we call for maintenance they are quick to take care of any issues. All the rooms have nice furnishings. I like how the bedrooms have carpet and the rest of the living space is hardwood floors.
