We were dismissed immediately when we told them that the foul smelling carpet in the master bedroom needed to be replaced and we were given nothing but excuses, one after another as to why they could not replace the carpeting., first it was they did not have it in the budget, second, it was they did not have enough manpower, third it was that they had to send the dollar amount up the corporate chain and wait for an answer that never came. Secondly, stay away from building six it's not made properly. Our quiet enjoyment did not exist the entire 12 months we were there because of the knocking on the kitchen wall from the inside water pipes that were not correctly put into place and every time the upstairs people use their water our walls constantly knocked, and when we brought our video recordings of every night and day with this issue to management, nothing was ever done about it. They said they were going to fix it when the residence Upstairs moved out and they would get a plumber in which never happened. New people moved in. They replaced their carpeting which the optics of that just alone was horrible and they never had a plumber. Go upstairs and fix the problem after the new people moved in the problem still existed and My Son and I had to listen to knocking on the walls every day and every night. On top of that you pay a $95 lifestyle fee, which includes a gated community and the gate was wide open for four months. That's how long it took them to get the gate Repaired.,other several issues arose like the spare tub in My Son s room would not empty and the sink was leaking in the kitchen and when My Son opened up one of the doors in his bathroom, it just fell right off the hinges then in my master bath I had a foul smell coming from underneath the sink where I had to put air fresheners there because no one knew where it was coming from. Then the washer broke down and My Son and I had to wash our clothes in the sink. This apartment complex. The Springs at Port Orange is by no means a luxury apartment complex and the management clearly does not care about anything but collecting your rent on time..We even paid 426.00 to have the unit cleaned and after we left our 300.00 deposit turned into only 90 refund, when my son called and asked why, the young lady said it was for 2 months of water bills. WELL HOW CAN THAT BE WHEN OUR RENT WAS ALWAYS PAID ON TIME AND THE WATER BILL WAS INCLUDED WITH THE RENT!!! Scammmed!!!!! Do not choose this community to live in you'll regret it

    The Staff at The Springs are amazing!!! They are very professional and take care of their…read morecommunity. They arrange for food trucks during the month which is great when I don't want to cook. When we call for maintenance they are quick to take care of any issues. All the rooms have nice furnishings. I like how the bedrooms have carpet and the rest of the living space is hardwood floors. The Springs is a great place to live!!!!

    Rouches everywhere security is an issue.They don't care about the health and safety of the tenants…read more Tenant down stairs broke my window, threw a brick at my door,also threw bottles.Management is horrible, if you lock yourself out after hours they will not help you. Tina has done nothing but lie...they lost my key for pest control and said their key didn't work because it was raining ...yet maintence came by the next day to get my key to make a new copy...Tina also said they sprayed for bugs in the surrounding apartments which they did not!!! Garbage downstairs on the porch for 6 months!!! Erica the manager said that rouches and palmetto bugs are common in Florida??? Not in my dishes...She said if I was so unhappy move and pay us 2 months rent!! I feared for my safety everyday...i lived there for years, new neighbors down stairs were disgusting,the building is infested with rouches!!

    My carpet was old when I moved in, had plumbing leaks twice...carpet is trashed. I asked for…read morereplacement, but the answer was no. Free carpet cleaning offered if lease renewed...that cleaning was a joke. Now they are upgrading certain apartments with better carpet and faux wood flooring, but current residents are ineligible for these perks. Landscaping is pretty well non-existent. The grounds look like crap. When it rains we have a waterfall outside our front door (never gets looked at). The stairs are rusting away. You can hear every creaking board. My plumbing problems were apparently never fully repaired...i won't go there. The new property management company and office staff are, well...I miss the previous staff. This place has really gone downhill in the past 3 years. Not sure we'll renew our lease again. The rent is outrageous, but all was nice with the previous property management company and staff. It's definitely not worth the money anymore.

    LEGACY AT CRYSTAL LAKE APARTMENTS…read more DO NOT RENT HERE--MONEY-HUNGRY SCAMMERS! I lived at Legacy at Crystal Lake from October 3rd, 2022, to March 2nd, 2025, and if I could give this place zero stars, I would. This complex is run by greedy, dishonest management that will find any excuse to squeeze extra money out of you with hidden fees, shady policies, and constant rent hikes. Do yourself a favor and stay far away! The Bait-and-Switch Nightmare I originally signed a lease for a one-bedroom apartment online since I was moving from out of state. When I arrived, they gave me keys to the largest unit in the complex--not the one I signed up for. I assumed it was an upgrade, so I moved in. Three days later, they told me they gave me the wrong keys and that I was actually supposed to be in a completely different building. By then, my parents had left, and I had no one to help me move. Since I was in grad school and had no time to deal with it, I was forced to stay and pay the higher rent for an apartment I never even chose. Trapped in a Lease with Nowhere to Go When my lease was ending, they offered me a renewal "discount"--which was still an increase in rent. I asked if I could move into the unit I was originally supposed to be in, and suddenly they told me the renewal offer only applied if I stayed where I was. If I moved, I would be paying even more. They made it impossible for me to relocate without paying an outrageous price, so I was stuck again. Pest Problems & the $700 Scam During my second lease, I started finding bugs in my kitchen, even though I rarely cooked at home. I reported it multiple times, and their "solutions" never worked. Then, out of nowhere, they claimed they did an inspection while I was gone and found "evidence of bed bug activity." Funny, because I never had a single bite or saw any bed bugs myself. This forced me to pay a $700 "treatment fee", and guess what? I kept finding the same bugs afterward, proving that there were never bed bugs to begin with! Their excuse? "It takes time to work." No, it was a blatant money grab. Mandatory Trash Scam & Double Standards Halfway through my lease, they forced residents into a mandatory trash collection program--something I never needed because I already took my own trash to the compactor. They dumped a trash can outside my door that I never used, and when I left it there, they charged me $50 for not bringing it inside. Meanwhile, my neighbors would leave their trash cans out all day and night, and they never seemed to get fined. I didn't see them with notes on their doors or extra fees like I had to deal with. If they're going to enforce rules, they should at least be consistent--but of course, this place is only consistent in finding ways to rob tenants blind. Constant, Unscheduled Inspections At least every other month, management would schedule "inspections", often with less than 24 hours' notice. Sometimes, they wouldn't even show up at the scheduled time--they'd just slap another last-minute note on my door, forcing me to adjust my schedule for another random visit. Final Insult - Month-to-Month Lease Scam & Hidden Move-Out Fees For my final two months, I was on a month-to-month lease. I gave my notice to vacate in January, stating that February would be my last month. Management assured me that as long as I paid February's month-to-month fee, I could stay in the apartment until March 2nd. I moved out February 21st to start a new job four hours away, but when I asked to return my keys early, they told me that would be "breaking my lease" and would result in extra fees. I had to leave my keys with a neighbor I trusted just to turn them in for me. And what do you know? Even after moving out early, I was still charged for two days in February--days that were supposed to be included in my month-to-month rent since February is a short month. It's almost like they were waiting for an opportunity to tack on extra charges. And of course, just as I predicted, I got hit with even more fees after moving out. I cleaned my apartment better than my friends who lived here, yet I was still charged a cleaning fee--while they weren't. This place will find any excuse to charge you more, no matter how well you follow the rules. Final Verdict: STAY FAR AWAY Legacy at Crystal Lake pretends to be a luxury community, but once you sign that lease, you're just a walking ATM for them. They prey on tenants, slap on hidden fees, and constantly raise rent without justification. It looks beautiful when you're driving through, but it's all for show. Behind the pretty entrance, it's a nightmare of shady policies, terrible management, and endless fees. 1 star--only because 0 stars isn't an option.

    A Legacy of Lies at Crystal Lake Apartments…read more I want to start by saying that wow, the property manager, Rose Dupas, is one truly miserable woman. If you have any issues or complaints about living here, the staff will turn on you and somehow make you out to be the problem. We lived here for 1.5 years, and for over a year of that time, our bedroom was constantly filled with the stench of marijuana smoke. While the community is not smoke-free, the lease clearly states that no resident is allowed to disturb or threaten the rights, comfort, health, safety, or convenience of others, nor engage in any criminal activity that threatens the health, safety, or peaceful enjoyment of others in or near the apartment community. Clearly, marijuana smoke entering our apartment constantly, especially where we and our infant sleep, is a threat to our health, safety, and comfort. When we raised this concern, the responses from staff were consistently dismissive. I was told the issue would be addressed and followed up on, but no action was ever taken. In November, I was informed that smoking was allowed on the property and offered the option to transfer, but my transfer request in February was denied. I was also told they would contact neighbors, but no follow-up occurred. When I reached out for help I was told that no complaints had been made by others, which doesn't mean the issue isn't happening...just that no one else was talking about it. They claimed no testing could be done on the vents without ever inspecting them, and brushed off the situation with an extremely vague statement that "apartment living means these are things you have to consider." Apartment living does not mean I have to tolerate health hazards in my own home. These responses showed no real effort to resolve or investigate the issue. Eventually, we met with Rose Dupas in person. She continued to gaslight us, comparing marijuana smoke to the smell of food someone is cooking. Yeah, totally the same thing. She also had the nerve to say that we've been given special treatment the entire time we've lived here. The "special treatment" was simply this: I requested that maintenance, rather than walking into our apartment unannounced, either call ahead or wait to be let in. This isn't asking for much--just basic courtesy. As a young woman, I don't feel safe with strange men entering my home without notice (and this request was made after an incidence of staff just walking into my apartment while I was home). Of course, Rose gaslighted us about this, insisting it was impossible for maintenance to arrange a time to come and that they needed to show up whenever it was convenient for them. Because of this simple request, we were labeled as "difficult." It's unbelievable how every staff member here seems to have taken a course in gaslighting! Whenever you raise a valid concern, they flip it on you. Classic narcissistic behavior. I won't even go into all the other issues we faced while living here, such as the required trash fee for trash that rarely got picked up, the selective enforcement of policies based on the whims of whoever was working that day, the random inspections and entrances to your apartment with little to no notice, the rude attitude from staff when we notified them about a neighbor's dog repeatedly pooping on the porch, or the fact that maintenance needs to come to your apartment multiple times before they can fix an issue properly. If you're considering living here, my advice is to stay far away. The lack of accountability, poor management, and constant gaslighting made this an extremely unpleasant living experience.
