Creating a written agreement up front is worth every penny and more in my opinion given all the things that could go wrong if you don't ask the hard questions up-front and make provisions to protect all of the parties. It is also avoids misunderstandings when it is time to sell and each party has a different memory of what was agreed to years ago. When everything is in writing, it's much easier at the end to split things up without hard feelings.
