Via e-mail, we were asked for info about our rig, and sent a link to complete a waiver. The e-mail stated a noon check-in time and had no further info about the check-in process. We provided the rig info and signed the waiver. The day before arriving in August, we were sent numerous text messages about a form, and the need to provide info about our rig. The text messages had check-in as Noon in one sentence, and check-in as 3:30 in another sentence. We called, got a nice person who spoke limited English. We were able to determine that they had received the form, but that they needed our rig information. Provided that again. She told us our site #'s, and said we would get a text with codes and check-in information. On the day of arrival, we got a text with the WIFI password and no further information. When we arrived, we could not find an office or staff. They Info on yelp states that there is a gift shop and boutique on site. That must have been when it was still owned by "Pamela". We finally saw a small sign with the instructions to just go to our site. About 1/2 hour after we arrived, a pleasant person stopped by with her infant to let us know she was the on-site manager, and to give us the code for the dumpster. She provided no further information or assistance. Sites 1-6 are COMPLETELY different than the website photos and the reviews, which were written a few years back when someone named Pamela owned and ran the property. These sites are VERY narrow. It took our friend multiple manipulations to pull in with his 5th wheel. These sites have no room for chairs or tables to sit outside. There was an old picnic table perched on the slope between sites 4 and 5. Significant literal trash at sites 1-4. A dead bird, dead vegetation, sewage pipes without caps, intense sewage smell. Very low water pressure. Unkempt weeds and sticker burr plants at our site, those next to us, and most of the places to walk the dogs. Buildings and grounds were trashy, run-down, dirty. We were traveling through for one night. We would strongly discourage others from staying here.

First established in 1879, after silver was discovered on nearby monarch mountain . The old mining town was flocked to and a man built this three story parlor style home around 1890, "It was constructed using concrete and glacial stone aggregate - an unusual choice for that time, but the reason it is still standing strong today. The six-inch thick walls were reinforced with horizontal steel cables. The construction date is a guess, as Chaffee County has no official record of the house being built." Started out as a stagecoach stop for the toll road up monarch mountain, and then became a very well known brothel. Last known resident died in 1957. There are other structures on the original homestead which looks to be that of a small family farm. Other neat things I found on the property other than the south Arkansas river running through the property, was lots of natural quartz ( good hint that there was gold or silver nearby maybe even still to this day). We found wild raspberries, yucca, apples and also rose hip, willow trees..poppy flowers, irises, wild orchids and other plants and flowers suggesting that I was probably standing in the original garden area of the once beautiful thriving homestead. Also noticing the variety of scat, ranging from deer to elk, lots of chipmunks and the nearby river had plenty of small fish. Almost a seemingly perfect oasis, hidden in this small drainage along the left side of the incline up monarch pass. If the walls could talk, I am sure they would have a very intriguing story. Though given the amount of aspens covering the property... these hills do have eyes ...as well as the walls on upper left window upstairs. Speaking on the walls, we noticed newspaper along the basement/ root cellar walls that had dates ranging from 1940-1952. The property is now a campground for tent camping along the river or RV giving you access to these beautiful trails and rich history of southern colorado. The owners are amazing and they have set up a very beautiful place to stay. We always enjoy our time in this hidden gem! And will continue to return each other! Just a beautiful place !

Everything is done remotely out of Texas, they open the doors by sending a code that they email you when you can actually check in. At first, I was able to use the Wi-Fi in order to work. There is no cell service whatsoever. Around 6:37 AM p.m. the Wi-Fi completely shut down. No communication whatsoever no TV. Nothing I was unable to work the entire night. At 3:15 AM the long-term neighbor, the lights to talk to a very young lady like it's one of his buddies at the bar slams the screen door to go out to his car and then does it again going back in. There is no place to hang your clothes, no chair, no desk nothing but a bed, a tiny refrigerator that appears to have something that has died in the freezer. Upon departure there was still no Wi-Fi. I attempted to call the people in Texas once I got to Salida Colorado and had to leave a message. I do have to say the room was clean. The little sink was plugged up, the water shower was hot, but the tub is extremely slippery. The back of the hotel is an RV park that have a number of seriously ran down RVs parked and then the Arkansas River which flows very nicely behind that. For the price that they charged over $100 it is not worth it I would highly recommend that you go down the road and find something else.

Quiet, serene setting close to Salida and Buena Vista. Thank goodness they actually enforce the park rules for those of us who don't appreciate drunken partiers, people who ignore speed limit signs and put little kids at risk, and rude people who don't control or pick up after their dogs like the rest of us. We've extended our stay twice and plan to come back for a few months every summer. What a beautiful little gem!

I was prepared for the covid precautions, no showers and I did not need the laundry. I have Verizon, zero bars as warned, so i got one of those cheap ATT no contract phones at walmart. worked great. The park WiFi was ok for email but not streaming. No TV channels either. All the hookups worked fine. I was supposed to move to site 10 on the river, but I stayed at 35 for the shade. The river sites are exposed to the afternoon sun and with temps reaching 80, I opted to stay in the shade. The river sites are more angled while the interior sites are more parallel. The concrete pad is good size and the grass adds nice color, instead of gravel. Great place to unplug and unwind. And I enjoyed the friendly and courteous atmosphere created by the other guests in the park. And plenty of wildlife, the furry kind! Thanks Nicole and Josh!
