Recently bought a 3 bedroom unit in this building, and I am so happy with this property. There have…read morebeen and continue to be major upgrades to the property and the management. The clubhouse - pool area and gym have come out great, and I use them regularly. The association meetings are held in the new clubhouse, and there have been no issues with space, and comfort. They even added a pool table, albeit some of the sticks look slightly abused. I suppose that means that people are actual playing and using them; good sense of community. There have been some recent rules for the community though, which may cause concern for people who don't follow rules, but for those of us who do, it's a welcome enhancement. We recently made the change to enforce no dogs over 40LBS, and all dogs must be registered and have a dna sample on fine. This is going to help stop the pet owners who don't clean up after their dogs. Fines will be issued to the unit owners who have irresponsible renters. I'm not sure this will stop the abusers, but it's a good start. Also having dogs off their leash will a fineable issue. We have too many kids running around and to have dogs potentially biting or attacking, even if they're "friendly" should be discontinued. We don't have a lobby per se, so our mail rooms house regular mail boxes, and a great Luxer One lock box large package retrieval system. I love this thing, and have had no issues to date. Sends a personalized text to the recipient when their package arrives with a code to open the box. So much better than leaving a box in the elements, or at a busy front desk. Parking is a little expensive, and I'm not entirely sure why we decided to go with a contract parking company, but I'm sure as our association grows this will be changed. As for now, I love seeing offenders of the system towed. It's about time; nothing worse than coming home and someone illegally parked in your designated spot. I wasn't sure the management would do it, and after a complaint we finally got some enforcement. I'm sure it hurts the people who get towed, but don't park illegally, and you won't get towed right. I am really looking forward to living here while the entire area goes through a major facelift. The developers behind the Fontainebleau, Aventura Mall, and Turnberry Isle have bought a huge stake in the land around us and are creating what will be named "Uptown Miami" including 9 luxury high rises dubbed Sole Mia. I assume there will be quite a lot of dust stirred up for the next couple of years, but the dust will disappear, and the city will come to know what will sure to be a winning community. I'm glad we bought in now before the property values increase beyond what would have been our budget. Plus where would you find an east facing view with 2,000 square feet in Miami for under $500,000?

Maggie in the office is a gem and does what she can to help, but things need to pass through the board before anything can be done in common areas. The gym (which is already in poor condition) hasn't had air for 12 days. At first, they just closed it all together, but after some gentle nudging, I was able to get them to open it with two fans. Ya'll...these fans are dusty and old like someone just pulled them out of the garage. They can't be bothered to spend a few bucks on a couple of nice new fans while they take weeks to gather estimates and decide on who they want to make the repairs. Apparently, they require three estimates before they can decide who to go with. Air has been broken since August 1- it is now August 12 and they still have not even started repairs. Also, the machine that allows you to put money on your laundry card has been broken in my building for about a month now. All the tenants in the 1805 building have to walk across the street to 1800's laundry room to add funds to be able to use the laundry machines. I have tried for almost a week to get in touch with one of the board members who has ignored me completely. His name is Dale Clappinson. I have been trying to reach him for a week and have gotten no response to any email or even a callback. How can the HOA be too busy for the people it serves? I'm not sure why people decide to join the HOA or become board members if they refuse to lift a finger to aid the hundreds of families who occupy the property. After rent was raised by $300 (now at $1600/month), I figured things would start to look up but not so much. They have also closed one level of the parking garage, which has been a circus because the lower level of the garage floods sometimes. Badly. So if the weather does not permit, many residents will have no place to park. Board President Yair Cohen and his team have failed this property. ):

However inside the building things change, there are roaches, rats and filthiness every single day. We had a rat that stole our dogs food until we caught it! That in addition to the lazy, rude and faulty administration. I couldn't ever understand why they are still there? You could says cause its a rental place but there are some owners that live w kids in the building. We rented a unit for 5 years until we were ready to buy a house were we live now, what a relief! If I have something good to say about this place is that they accept big dogs and neighbors are mostly good.

The person that gave me my tour seemed like he wasn't really interested in showing me the amenities but just told me about them. I heard the amenities are amazing and I was wishing to see but honestly after that and the communication not being the best me and my significant other decided to just go with another place. I wanted to give this place a try but the workers didn't really seem interested. Also the hallways have a weird smell to them and have a horror movie vibe because of the lack of lighting in the hallways. I wish they had more security. If anyone else move in I hope y'all have a good time.

Although security cameras are installed, it was stated that nothing could be done. In January--five months after moving in--our dishwasher stopped working. Despite multiple maintenance requests, follow-up emails, in-person visits to the office, and working from home to coordinate access, it remains unfixed as of mid-April. We have now spent over 40% of our lease term washing dishes by hand, in a unit that had a dishwasher listed as an appliance. During this period, our kitchen sink also developed a significant leak, causing water to pool under the cabinet and rendering the kitchen effectively unusable. It took over three days for management to respond, during which time we relied exclusively on the bathroom sink.

The developer hired Akam as the management company, and to this day, we continue to be managed by them ( Akam will no longer manage the property) We now have a new Board of Directors working tirelessly to restore Monte Carlo as one of the best communities in South Florida. we have hired a new management company starting soon. and we are in the process of remodeling all 4 buildings. If you are a decent person looking for a peaceful and safe place to live or a first-time homebuyer, Monte Carlo is an excellent choice. However, I strongly recommend that anyone reading this post be very cautious when hiring a management company, and a property manager they can easily neglect your community to dust. I recommend not ever hired Akam as your property management company read the reviews and lawsuit. Thank you and welcome to Monte Carlo.

En este condominio parecen tener una política bastante "eficiente": te ponen una bota en el carro... incluso cuando eres residente, tienes estacionamiento asignado, ese es TU número de estacionamiento, TU carro y TU matrícula y ellos lo saben. Pero bueno, detalles sin importancia, ¿no? Lo mejor viene después: si quieres que te quiten la bota, tienes que pagar $65. Básicamente, te multan por estacionarte en tu propio espacio. Una idea brillante, digna de estudio. La administración demuestra una falta total de sentido común y de respeto hacia los residentes. En lugar de ofrecer soluciones, crean problemas y luego te cobran por ellos. No lo recomiendo en absoluto y solo me quejo de este tema, si quiere más películas lea el resto de los comentarios. Si valoras tu tranquilidad (y tu dinero), mejor busca en otro lugar.
