Despite multiple maintenance requests, follow-up emails, in-person visits to the office, and working from home to coordinate access, it remains unfixed as of mid-April. We have now spent over 40% of our lease term washing dishes by hand, in a unit that had a dishwasher listed as an appliance. During this period, our kitchen sink also developed a significant leak, causing water to pool under the cabinet and rendering the kitchen effectively unusable. It took over three days for management to respond, during which time we relied exclusively on the bathroom sink.

I'm moving only because of a home purchase in another county otherwise I'd stay here for a very long time. It's in a great location and a very nice place to live and I've been lucky to have good neighbors. I'm thrilled to be moving into a new home but sad to leave my apartment.

I understand there are rules, and I'm glad I read up on them prior to my moving in. Example is the parking is says you cannot back in and people get mad when they back in in the car gets towed. The new management has clearly displayed all these rules all over the property, they want to clean it up and they're doing a great job so far.

Minus: - 250 Sunny Isles doesn't have a wheelchair accessible ramp for strollers or wheelchairs. When we asked the management about it, seemed like they have no interest in accommodating this need; - The mail is only in building 150 therefore you have to go to another building to pick up your mail; - Fitness center is extremely small (actually the smallest I have ever seen in my life) and it's being shared by 3 buildings; - Party room is available to rent but the management is asking for a huge amount $$$ of money, therefore nobody likes to rent it, people prefer to have parties in their units (therefore making lots of noise); - Management never organizes any party/event (as other buildings have done) like Halloween party, Christmas party, etc.. nothing..; - But they do send out email to the tenants telling how good their employees are and tenants should "donate" money "at least $100" to them... really?!! Management asking for Christmas bonuses (called "donation") to their employees ..

Before signing a lease, I'd strongly suggest asking management for recent elevator inspection dates, repair records, and their emergency response plan for outages. To make things worse, they even sent my case to collections, trying to damage my credit score over these bogus charges. On top of that, their so-called "free month rent" offer is a trap. In reality, almost every renter is forced to pay the equivalent of one month's rent to an outside company called TheGuarantors. That company does not protect tenants -- it exists only to collect money from new renters while shielding the landlord. Bottom line: Avoid renting here. You'll be tricked with hidden guarantor fees, slapped with move-out "damage" charges for normal wear and tear, and even risk having your credit score ruined.
