The apartment itself is spacious with lots of light. I lived in this condo for a year and it is a super quiet place. I have never had any problems. The neighbors are quiet and the area is very good, there are many shops around, the staff is very friendly and they always keep all the areas clean and if you have any problem the young lady Ceceila will give you immediate assistance and I want to specifically mention Jorge's work. He was the first person who attended me when I arrived, he helped me with the entire application process, and there are always very polite and always ready to help. I have lived in Biscayne Apartments for 2 years now, and if you are thinking about moving here, stay away from building D. We have had a serious issue with our water heater, and very often we lose hot water. I have emailed management 18 times, and submitted a maintenance request 19 times over these two years, and this issue persists. I can count on one hand how many times they answered my emails. So you're like me who hates cold showers, you should either try to rent a unit in another building, or look for somewhere else to live. You're welcome. read more

ROACHES ROACHES ROACHES!!! In the beginning they lure you in with so many potential developments and then you spend your lease holding your breath waiting for improvements. First and foremost this place is INFESTED with roaches. It gets embarrassing to tell people I live here bc everyone in the community knows this place as the "Roach Motel". They send out news letters each week for "mandatory" fumigations but I had to tell management personally that the pest control were skipping apartments. It doesn't matter how well you maintain your apartment, they've allowed this issue to become inhabitable. But of course as long as they continue to over charge residents why should they care? I have been extremely patient with their b.s excuses for everything that has gone wrong in this complex but recent events has set me over the edge. I put in a request to transfer to a new unit bc I had to endure sharing my apartment with large flying palmetto bugs since I moved in last year. I wasn't informed my apartment would be directly over the dumpster upon moving in so no matter how well I maintained my space, the roaches were inevitable. It took them nearly a month for management to approve my transfer and by that time my rent had increased nearly $100 from the initial price. I still decided to move forward to save me the headache from going through the apartment search. Although, I had been waiting for a response from both the property manager, Erika ,and Regional manager Tonya, they gave me barely a 24hr notice to pack up my things in move into a new unit within 4 days. After partially moving in and hiring movers for the following day I decided to place a bug bomb in the apartment just to be safe. Erika assured me that the apartment would be spayed the day prior to my move in but knowing how inefficient they've been in the past I needed to be certain. And just like I had expected--ROACHES EVERYWHERE. In the dishwasher, cabinets, sink, ceilings, bedroom, the closet where I had already started to store my things, the bathrooms, JUST EVERYWHERE AND STILL ALIVE. They were baby roaches which was an indentation that there was a massive infestation. I had to spend the remaining day shaking out my clothes and moving everything back to my original apartment. They of course give you insincere apology and leave you back at square one. I emailed the property manager to seek alternatives and have yet to receive a response. Considering the time I took to pack up and move my things on such short notice, moving expenses, and taking time from work because if not they could charged me for hosting two apartments. You would think they would have more empathy. But like I said as long as they get their money each month THEY DO NOT CARE! I wish I could stop at just the roaches! Security is just as disappointing. When I moved in I was told the gates were going to be installed soon. The gates have finally been completed and barely functions. My car has also been keyed exceedingly by some unknown vandal. My neighbors motorcycle has been stolen. And my other neighbor has had her clothes stolen from the commune laundry mat. You would think they would install some security cameras somewhere on the community to insure the safety of their residents but of course THEY DO NOT CARE! Forget the swimming pool bc it's definitely a community pool for the whole Biscayne ave. Due to the lack of security, everyone in the community finds their way to our complex during the weekend and occupy the pool space. They send threatening letters to demand people pick up their dog poop but never enforce it. Ducks wander the complex and you would think they would have the sense to spray down the droppings as well. I had to send in a work order every other month for my A/C unit bc they have an issue with their vents which as result increases my utility bill each month. The list can go on and on!!! I was definitely one of those who had high hopes moving into this complex and trying to be optimistic. But trust when I tell you don't waste your time! Don't let the deals sucker you in or the new company name bc it's the same crap. Take your money elsewhere bc this is the BOTTOM OF THE BARREL. read more

Still furniture out and another month or 2 we will wait, its crazy, cant use my balcony and paint job is super bad, wrong color combination, just ruined the entire face of the building, my balcony got splashed by the bucket of blue paint, such a bad job, such a terrible decision. She literally is the most informed, patient and kindest leasing agent I've ever come across. I've been dealing with leasing agents not taking a young girl with a co-signor seriously and Haylee not only SOLD us, but made us feel so welcome and excited for what's to come. Avesta came and all became even worst. My biggest issue is, that they don't fix important things but some exterior paint, which oh my God was totally fine, even if it would be very bad, interior needs asap work, like laundries, cold water in the unit, ac is rusty, gym is not in shape (half equipments are not working), so much more! My biggest concern is particularly LAUNDRY, We need new machines or fix those, are horrible and old already. Not drying good. Other thing I am very mad is that they put a note, the exterior painting will be done in 3 weeks and all furniture should be not out, so we can't use out balcony on full, its building N! Now 2 weeks past and they have 1 week left and nothing started, just some marks, but no paint job at all, so how can you explain such a delay, and now you will say it will take another month? They make the residents feel welcome with all kinds of events and get togethers. I have had only two issues and they were handled with the upmost care and in a timely fashion. My wife and I lived here for 18 months and we can't say anything negative about this complex. Dantavia the Leasing Supervisor was not only professional but super warm and personality for days!!!! She made any grievance an easy conversation with a quick solution. They are constantly trying to improve the space and keep the grounds clean and manicured. The spaces are renovated and have beautiful granite counter tops and dark wood floors! Pet friendly and affordable in a city that charges an arm and a leg for pets!!!! Highly Recommend!!!! Pools are never fixed and always gated off, have been for over a year, don't let them tell you it will be fixed soon because it won't. Tmobile does NOT work in this complex = no service... So I've lived here for about 3 years and I love my apartment but I hate management and my neighbors. You can see by the pictures I posted that this place is trash. I was promised a fully upgraded apartment and that was not the case. There were ROACHES in my freezer, fridge and kitchen. The paint job in the apartment was horrible drips everywhere on the floor and lines on the wall everywhere. I called to ask to see if we can get the kitchen counters upgraded because it has some cracks by the kitchen sink that I bet has water damage and also the lamp in the kitchen that looks like an old office lamp and they said "Yes I'll speak to atom our maintenance manager" BS! I've been waiting 3 years and nothing. Also the A/C in my unit is so old and covered in dust and the grill is rusty I spoke to atom personally and said that he checked the A/C himself and it is blowing air fine...BS at night it's super hot. They need to be more conscious of the people they allow to rent here because as you can see these residents don't care and throw trash everywhere. I get my nail everyday and there is trash everywhere on the floor. I don't understand why management does not hold these residents responsible! I once received a lease violation because I had a Pool Float Toy on the balcony and they considered it a messy. But the residents who leave trash in their front door don't receive anything. OMG I almost forgot the wonderful "GUARD GATE" we have here. Security guards are always on their phones, sleeping, and just not paying attention. They let anyone and everyone pass then we wonder why these apartment homes get broken into and robbed? Well I wonder why. Also I had the last building in the complex and there was a lady living in her car in the parking lot for MONTHS! How secure did I feel? ZERO I also once got my car towed because it had a flat tire....that I guess happened over night and I did not notice. I had to pay $200 to get my car out and when I went to the leasing office they said they could do nothing. But the car that has been parked for 5 months with the exhaust on the floor and no tag hasn't been towed not once and just sits there. I HATE THIS PLACE. THEY SHOW YOU THE PRETTY MODEL AND THINK EVERYTHING IS FINE AND DANDY BUT ITS NOT. I will not be renewing my lease. And bob with his review is right. They shouldn't be painting the exterior but instead working on the interior the stairs, elevators and more! F this place DO NOT Move here!!!!! This place has been acceptable. I have lived here for a long time due to the convenient location and personal interests in the area--work and school mainly. Since the new company Avesta took over this has become such a bad place to live that I forgot all the good stuffs from this place and I am just moving out. The administration is really bad to manage discipline in the condo, accepts very bad people, keeps the common areas dirty and they charge a price like if this is a condo in Brickell. This price versus service model only proofs they lack of marketing experience and, brain of course, to realize that they are wrong. They seem to start renovating the facilities but it is all a failed attempt of a make up to attract new customers. Security, which should have been the number one investment has been the last. They prefer to paint the buildings instead of keeping us secure. Guards are sitting all the time watching their phones, they don't check plates, they don't call tenants to see if you are actually visiting. No wonder why there are people trafficking marihuana in the parking lots. I know that it is wrong to judge people by how they look but you see people here that literally look like drug dealers or gang members. my advise: look other places for the price you have in this dumpster there are very nice apartments by the beach available. THIS GUYS ARE OVER THE 1350 and that is without including the monthly fees for water, sewer, trash and other things. So in reality is not 1350,it is almost 1400. read more

They have roaches beware! Plumbing is horrendous and usually results in leaks in the apartment. Poor maintenance means "mildew" that they paint over. People leave their trash sitting outside their doors because trash disposal is no longer available. You'll also see trash piled up when you walk into your building. The whole bit is NASTY. read more

Absolutely, by far, the worst place I have ever lived. They do not care about their residents. Not willing to work with residents. Inconveniences and disappointments are an ongoing thing with this place. You have to pay for sewer and trash which is a lot added to your rent. Beautiful place from the outside but once you move in their are a number of issues , hot water hardly works at night , Central air is broken and hardly works it never goes under 71 degrees and biggest of all they have a Roach infestation , they say they have exterminators but when you call they say they " put in the work order "and they never come . also if you get a lot of roaches on Sunday you have to wait all the way till Wednesday to even get some help .definitely not worth the price they charge for each apartment pools are always dirty also are tons of rats by the garbage room . read more
