The new management and parking company is disappointing at this community. I've lived here for 4 years. The building just recently had a new gym and pool built (no jacuzzi). The elevators are always out of service. The new security does not call units anymore for guests, they just allow anyone in. Packages get stolen from front doors even when you're on a list to have all packages delivered to office. This community does not have security cameras anywhere on any floor, only in elevators, the elevator fob allows you to get off any floor, there is no security in a lobby, there is no lobby at all.. Only a mail room. There was no parking payments here or valet prior to a few months ago, out of no where the condominium board decided to bring in Park 1 Valet which charges $65 a month for a 2nd unassigned spot (5th floor) and $125 for a assigned spot. Valet is $5 6am-1am and $15 1am-6am... that is very high for a building that is not considered a luxury condominiums. I contacted the office to register a 2nd vehicle on the 29th and 30th of October. I wanted to begin on the 1st of November, I was told that there was a $65 spot available. I asked to secure the spot for the 1st and they said they can only register the car that same day (29th) because its first come first serve and I would have to pay for the full month of October because they DO NOT prorate! (I would've had to pay $65 for only 2 days of parking).. which seems very unfair. They said I could come in on the 31st and try to register it then. Coincidently, when I came in on the 31st the spot was already taken. The property manager Rudy clearly said on the phone when I asked if the $65 spot was still available and he said YES, but in person was he changed his story and actually denied that he ever said there was a $65 spot available but he apologized for any "miscommunication" and his demeanor came off arrogant and Condescending. Saying he's not going to go back and forth with me. Btw He said on the phone, if I don't like the new changes to consider moving???? Ummmmm ok My "only option" was to register and pay $125 for a assigned spot which is only 1 floor down on the 4th. I said I would rather not park at the community and just be on a waiting list for a $65 spot to open up, there were only 2 people on it. They said the ONLY way to get on this "waiting" list is to be registered today at $125 parking spot and wait who knows when the $65 to open up. This is not south beach, sunny isles, downtown or Brickell. It's North Miami Beach in a tucked away community. They are building a huge Costco across the street and have the worst security for residents, but want to charge us like they are a luxury high rise? The units are large and nice, but the building and valet service is bad.

CANCER ANYONE??? I wonder when this condo association is going to tell their tenants they're living in a POISON hell hole?! That's right, it all documented by the city and this is built on a old, TOXIC, abandoned landfill and is infamous for being contaminated with hazardous substances that cause major health problems. Hazardous gasses, heavy metals and chemicals, they don't just leak into your water, but things you can un-knowingly breath in. There was a fire underground here for 2 MONTHS in 1990, causing the surrounding people that lived in mobile homes near by multiple health issues, including CANCER! In 1999, the EPA has listed this land not safe for marine life, but what about human life??? There have been NO efforts to clean this area, not that it could be cleaned anyways. There is more than average aluminum in the drinking water here b/c of the contaminated soil. Do you think you can ingest aluminum and easily urinate it out and it's safe? LOL- you people crack me up. Look up the studies of pesticides and aluminum. Particularly look up- "Glyphosate chelates aluminum, allowing ingested aluminum to bypass the gut barrier". Tada, you absorb it. Can anyone say faster Alzheimer's?? I would get a lawyer, test your water and move out of their as quick as you can. This is CRIMINAL that they allow humans to live being exposed to even more toxins. They wanted to build a whole community here including an elderly/low income association. This is criminal!!!

The good: great location; front desk staff, security, and management are excellent and helpful. Reasonably priced. On site maintenance will change your AC air filter and light bulbs for a small fee (not all buildings permit this). Quick approval process (renters). Fairly large and decent layouts with pretty good views from units facing Brickell Ave and the bay; Exit/entrance from, both, Brickell Ave and South Miami Avenue; good restaurant options attached to the building and nearby. The negatives: you can sometimes hear your neighbors walking above you (especially if they wear heels), I can hear the music / bass from my neighbor one floor below me and 1 unit over (though management usually responds to and handles noise complaints ); the shower water pressure can be low during busy/heavy use times; constant and annoying "ping" sounds coming through both bathroom ceiling vents; the sun is blocked mid afternoon for 1-2 hours at the pool area by the building (Bond) next door unless one moves to an extreme, very limited corner of the sun deck; television served only by DirecTV, no cable options--which means expect outages during rainstorms. Mixed age group with families, young professionals, and older people. I am renting now but might consider buying elsewhere depending upon unit and its condition.

I was having an issue with the Air Conditioning (turns out I was pressing the wrong button) so I contacted the Community Manager to see if they could send someone since I thought it was broken. Deisy was right on the ball! In two seconds, there was someone knocking on the door to help me out. Deisy even returned my call to make sure everything was back up and running. Once I told her I was house-sitting, she offered me a tour of the building and honestly really made me feel welcome. She is perfect for the job. Her attention to detail was flawlessly executed. Now I know why my girl has renewed her lease here twice. The entire outdoor layout exudes a tranquil and relaxing vibe but is ample enough for groups to gather by the pool without being in the way of other residents. Walking down to the edge and overlooking the bay is truly breathtaking. The units are equipped with shiny new appliances and furnishings making it the top residential leasing high rises in the area.The location is perfect since it's situated between Wynwood and the Design District. I fell in love with the apartment, amenities, and service provided to the residents. I was kind of bummed out when my friend came back from vacation but still fortunate I can come visit whenever. I found out about Canvas Miami from friends. We came here for the Soul Train event which was so…read moremuch fun! We came early to get the headphones, got escorted along with others to the metromover station, jammed to amazing music, rode the mover around, stopped at a few stations to dance and check out local musicians playing instruments, and having fun. We felt safe because there were security guards with us. That was a great night! We had so much fun. We decided to come back again for more events. We were here for the Lazy Brunch BQ event and had fun. This place is outdoors, pet friendly, and full of locals. The food from Coyo was overpriced but good. I had the chicken burrito bowl $10. The music is great, the energy is hype, and good vibe. We brought our own blankets to lay down on the floor and sit on. This is where I spent Sunday afternoon, for their monthly "Lazy Brunch BQ". With the vibe of the summer block parties popularized in "Summertime" and "Who Do Ya Love" , I was around fellow young creatives playing Jenga, Cornhole and jamming out to a mix of dirty blues and funky soul with a dab of 80s party classics. Other than a certain "beer" for which I have no love for whose name begins with an O, drinks were on point. My libation was the "Shake And Bake", a freshly prepared mix of pineapple mix and Sailor Jerry spiced run..smooth enough for a light, Sunday Funday buzz. Continuing the pineapple theme, I munched on two chicken tacos al pastor from Coyo Taco (food rehab after last night's late night chain "Mexican") and their awesome black refried beans. Speaking of Jenga, I was able to put my degree to good use with a lot of transfer girders to make a fairly tall would building, all the while collaborating with someone who called herself a Jenga mistress! Back to the food, I also enjoyed the spicy elote (corn on the cob) from Coyo. Their dry rub BBQ ribs were pretty meaty, but next time I'll just add more sauce. Can we keep this sweet open courtyard and just have them build the condo around it?
