Each visit reminds us why this beautiful bed and breakfast remains one of our favorite places on Cape Cod. Pete and Denise Butcher are exceptional innkeepers. Warm-hearted, welcoming, and genuinely caring, they treat every guest like family. They know your name, take the time to get to know you, and are always happy to recommend the best restaurants, beaches, golf courses, bike trails, hikes, sunset spots, Cape Cod League baseball games, boat trips, and hidden gems throughout the Cape. The inn itself is charming and impeccably maintained. The rooms are beautifully decorated, comfortable, and relaxing. On our most recent visit, we stayed in the lovely Nauset Suite and immediately felt at home. The grounds are beautifully landscaped, the pool is pristine, and there are inviting patio areas perfect for reading, relaxing, or chatting with fellow guests. One of the highlights of every stay is Denise's wonderful breakfast buffet. Her homemade specialties, including overnight oats and Swedish almond coffee cake, are memorable treats that start the day perfectly. Evenings are equally special. Guests gather around the large fire pit from 7 to 10 p.m., sharing stories, making new friends, and enjoying the peaceful atmosphere. Over the years we've met many wonderful people there, including friends who continue to return year after year. The location couldn't be better. Spectacular Nauset Beach is just a short quarter-mile walk away, offering endless stretches of sand, rolling ocean waves, fresh sea air, beautiful shells, and opportunities to spot whales and other marine life Some of our happiest memories are the evenings spent around the fire pit. Guests gather from near and far, and before long everyone is chatting as if they've known each other for years. We've exchanged travel stories, shared laughs, learned about different parts of the country, and picked up wonderful recommendations. What always amazes us is how quickly we discover a common bond. Whether someone is visiting for the first time or returning for the tenth, we all share an appreciation for the warmth, hospitality, and sense of community that Pete and Denise have created at Ship's Knees Inn. Those fire pit conversations often become as memorable as the days spent exploring Cape Cod. We've been visiting for the…read morepast 15 years, and it's always a pleasure to enjoy a Cape Cod weekend with Innkeepers Denise & Peter at this delightful inn. We've found the rooms to be clean, comfortable and well appointed. The grounds are beautiful and well cared for, and there is a nice pool area as well. The Inn itself is located just a short walk from Nauset Beach, which is super convenient. The town of Orleans has nice shopping and plenty of dining options as well. Denise puts together a wonderful breakfast each morning with a rotation of delicious baked goods and other treats. On this last visit I happened to mention that I love pancakes, and there they were the next morning! Again, if we ever have a special request, Denise & Peter will do everything to make it happen. We are so happy that our friends found this Inn years ago, and invited us to join them, and we've been returning ever since. Our friends arriving from NYC recommended the spot since they stayed once prior our visit. This historic property is ideally located, just a short distance from the beaches, making it a breeze to enjoy the sun and surf. Our morning walks could not have been better and complete with Cape Cod views! We rented a Jeep for the trip and were pleasantly surprised to find a garage available, which made storing parts and beach gear super convenient. Thoughtful amenities elevated the experience, including umbrellas, beach chairs, and an unexpected highlight--unlimited Prosecco! The attention to detail was impressive, and you can find even more about their offerings online, as they're remarkably well organized. Stayed here on 8/28-8/30 while celebrating my girlfriend's birthday…read more Everything about SSH is amazing, Phil the owner went out of his way to welcome us and communicated with me via e-mail several times before we arrived and during our stay. Check-in process is so easy & convenient, the room we had was very nice, bed was super comfortable & clean, we found a note from Phil welcoming us & he left a complimentary bottle of wine & a some candies with a "Happy Birthday " note for my gf! A nice bottle of water was also provided & it was so good I requested & received a 2nd bottle within minutes of my request for it. On site there is a nice fire pit which we sat at each night and chatted with other guests, there is a nice pool (took a dip in it on 2nd day there) and they provide a very nice complimentary continental breakfast each morning via a take out window near the office where you select what you'd like for breakfast and they make up a little picnic basket that you take back to your room, sit @ outdoor tables on site or take away with you to the beach or wherever you go (return the basket ). There is a little barn area with live goats too where you can visit them. We will definitely return to SSH the next time we come down to the Cape, the location is excellent & the owners are incredible. Thank you for a wonderful stay!

The bottle of wine and happy birthday message was a beautiful touch on arrival. The check in, parking, and navigation of the grounds was very easy! The grounds are gorgeous. The pool, the fire pit, the yard games, and the goats on property were all fabulous touches! We picked this place due to its proximity to Mayflower Beach which is our favorite place to be. A wonderful escape…read more We visited Ashley Manor on 4th of July weekend and were immediately delighted by the sweet garden/patio and charming appointment of this 300+ year-old house. It's the perfect mix of old Cape antiques and more modern pieces, for a very classy and relaxing feel. This isn't your Great Aunt Martha's Victorian/cat decorated B&B. We stayed in the Federal room, and it couldn't have had more Cape Cod charm! A comfortable bed and seating area made us feel right at home. The bathroom has an adorable freestanding tub, and the bath products were Beekman's. New owners, Allison and Keith, purchased the inn in January 2020 and moved here from California to start a new chapter. Of course, no one could have known that a pandemic was brewing, and it must have been an incredibly stressful blow to have to close so soon after taking it over. Yet they are so gracious, so kind, even as they tell the story. Generally, they were just incredibly warm and welcoming people. Breakfast was glorious and really made our stay memorable. They asked our food preferences and allergies upon our arrival, got us dairy-free milk for our coffee, and served these gorgeous multi-course breakfasts each day. We usually prefer to sleep in and skip breakfast, but we didn't miss a single breakfast here. We found the best prices directly on the website, so definitely look there first when booking. When I originally called to find out if they were still offering breakfast bc of COVID and if so, could they accommodate vegan, Allison was so excited and inviting that I knew I needed to make the reservation. Then I received a call from Keith, who was witty and just as inviting as Allison and I knew my stay was going to be worth every penny. Their attention to detail inside the manor was just as impeccable as the breakfast they prepared and served. Each and everything we ate was phenomenal and they gifted me with vegan cookies and their delicious coffee to take home! We stayed in Phinney's Terrace; which was beautiful and sparkly clean. The room had lovely toiletries, the towels were lush and the bed was comfortable. We enjoyed playing cards and drinking wine on the private terrace and appreciated the water that was left in our room and in the refrigerator. Bonus- for those going to the beach or wanting to play- there are beach towels, chairs and an umbrella, a tennis court with balls and racquets on site and a bunch of board games and playing cards. I would recommend Ashley Manor to anyone and everyone for any occasion or just for a night away. You will be taken care of and you won't regret it at all!

Last time I was there, there were no outside lights on one of the buildings. We were stumbling around in the dark after a gig. I have unfortunately stayed there more than once because a local music venue puts their musicians up in this motel.
