He then went over the key points with us and provided a detailed 95 page report with pictures and description of each and every issue, as well as a separate short 7 page summary report. I would recommend Clever Inspections to my relatives and best friends. I am sure you will be satisfied with the service. Dave arrived at the site ONE HOUR before our appointment time so that he could do a walk-through of the exterior of property beforehand and even got a chance to look inside before our arrival. Because of their expertise, and, luckily for us, it was within the right time frame, they were able to dry up the ceiling and walls without doing any unnecessary work. This was the second time we used RDC. First time was in 2019 when we got a washer from Costco. While installing the washer, the Costco staff caused a leak from our laundry room to the basement and we needed mold remediation then. First off you…read moremight notice if you speak to them at the office or read up on the company that Shane is the only inspector, this is not a corporate business - this means savings! Shane beat the prices of the two other inspectors I requested quotes from and I was even able to get the infrared imaging to check the walls for moisture and whatnot. The inspection itself was super thorough, the inspection report was also very detailed and you can see a sample report on his website of what you will be getting from him. You can even create a list of items using the website the report is on and it is very easy to do, which you can send to the seller to request to be fixed before you agree on the price. We ended up saving a lot of time and money by sending this list over to the seller. Shane really looked into every crevice of the home, and by walking around with him he gave us some very good advice about what will cost a lot to fix and should be done professionally, and what we could probably do ourselves very cheaply. He also gave us some information in general that would be nice to know about your new home, such as pointing out where the electrical panels and water shutoff valves are. We even got a little book at the end about being a home-owner and things you should know when you own a home. We had actually been able to view two inspection reports on the same home from previous buyers that fell through, and Shane's inspection report caught a lot more things than the other two reports. If for some reason we ever need an inspector in the future we know we will call Shane first.
