We purchased our dream home - just a couple of years before we could move in. And although we vowed never to be landlords, a full time (not seasonal) tenant was required to help carry costs until we could be there. Being 1500 miles away, and never having been a landlord, needed a professional team to handle every aspect of the day to day operations. We are so thankful for Kathy, Tom and the team at Ryntal. Over the last two years they not only smoothly handle advertising, screening prospective tenants, collecting rent, paying bills, coordinating trades for repairs and guiding us through a couple of rough spots - they have been kind, generous. and there with us every step of the way. Despite a solid lease (signed and initialed) and organized process, one of our short term tenants violated several lease terms, damaged our property and then sued us to get their full security deposit back! Florida law favors the tenant, so we got screwed in the end, but Ryntal was terrific in supporting us through the process. The negative reviews seem to be from tenants, rather than the owners whom they represent. And after three sets of tenants (our current tenants are true gems) we can definitely state that weaseling out of clearly defined responsibilities (re-key fee, professional clean, removing left behind garbage & furniture, replacing light bulbs, broken toilet seats to name a few) is a tenant specially. We wholeheartedly recommend Ryntal to care for your home. read more

DO NOT RENT FROM THIS COMPANY. Run, don't walk. My apartment complex, Phillippi Square Apartments, was recently purchased by this company, and my experience has been terrible. I reported possible mold in my unit, and it took 45 days for them to finally send someone out to test it. Then they sent false mold results. Took over a month to get the actually lab results. I was ultimately forced to move because of the mold and unsafe living conditions. On top of that, they hit me with random charges after I left, with little to no explanation. This company does not prioritize tenant health or safety -- they care about making money. I would strongly recommend looking elsewhere before signing a lease here. read more

Phillipi Square Apartments has recently been sold to another company "Ryntal Properties." Their management style has lost many residents in a short period 30 days. The new owners did not honor notices given to move as they acquired the property This practice is unfortunate and decieving. Trying over-charge with new fees and 2 extra months, after you move! read more

Great client service and on time meetings. Polite and well spoken I would bring up the name

The worst people and property management ever. Not worth your time or money. They are never on your side, only theirs if there is money. They let b.s happen at their properties and do not protect anyone. Only offering one visitor spot and letting other tenants bully others, and they all know including the towing company that charges you $500 to get your car! I will never sign on to another Ryntal Property management, they are AWFUL. Stay away!!!! read more

RENTER BEWARE! They will charge you all these fees off your security deposit even if you abide by all their move out instructions. They will only communicate with you via mail correspondence after you move out which is absurd. read more

Do not rent from this outfit. Their maintenance is unresponsive and sub-par. They are unscrupulous, dishonest and happy to slap $100 admin fees on your account. They only communicate through an on line portal which does not support synchronous dialogue. I'm very disappointed. read more

Just don't rent from these people. I've lived here a week and still have yet to receive my mail keys that were promised at move in. Place was filthy and various things are broken. Very unprofessional. read more

Beware this management group and Garden Walk apts. They will harass you when even a few days late. They will refuse to work with you or any agency who tries to help. By law they have to give you ample time to retrieve your property if evicted which they do not. They then have to give a notice as to when your property will be "placed" outside. In my daughter's case they emailed after everything had been THROWN OUT BROKEN AND DESTROYED BY THEIR HIRED HANDS. read more

Proud to be a property investor since 2018 and Ryntal is as my Property Manager. There have been a few minor bumps, but that is to be expected when you welcome people (tenants) into your home on long term contracts. Ryntal helps me manage my house through any weather event as well. read more

I've been with Ryntal since 2009. They helped with my first rental property and now manage all my rental properties. I have relied on them for every aspect of rental management, from tenant selection to condo docs, to inspections, repairs and more. The value provided to me allows for a good night's sleep. I will continue to rely on Ryntal and recommend them without reservation. Thanks for many jobs well done! read more

I confirmed 6 times to meet to look at a property. This included emails and texts. I drove across town, arrived at property and waited over 20 minutes with no call and no show. I also previously looked at a property at different location with Ryntal. That property was still occupied. Ryntal agent walked into that property quickly and was very rude to that resident who was an older lady. She told Ryntal agent that this happened previously and without even a knock. The way this resident was treated was wrong and incredibly rude. This resident went to state several incidents that were not right or fair to her. After being stood up today and the previous experience I realize I want nothing to do with this company. Otherwise soon I would also be a resident who was viewed as a number and had no respect or rights. This company is a problem waiting to happen. read more

Ryntal property management was the worse experience I ever had. The unit they rented me, had really high levels of mold all over the A/C unit, on the outside (visible part ), they painted to hide it. I started to get really sick immediately after moving in the unit. Major headaches and a constant deep cough, mostly when I would get home from work. I had to spend money getting a mold test for $450 and many trips to the ER over $2000k in medical bills. They refused to have the entire system professionally clean on the inside and gave me a 7 days notice to move out, they didn't offer me any help whatsoever. The owner Colby, didn't want to deal with anything and never once call us and offer any assistance. I moved out within the 7 days got a final bill with my deposit and now 7 months later they are saying I own utilities!!! 7 months after I move out!!! What a joke, they are criminals who might as well steal from its tenants. They deserve to be sued big time, to stop them from taking advantage of their tenants. They are HORRIBLE PEOPLE THAT PROBABLY PAY FOR GOOD REVIEWS, STAY AWAY!!!! If I could I would leave no stars Make sure to see what they employees of Ryntal are saying about the company they work for, on indeed, see attached pictures read more

After having told this company multiple times that I have a medical condition and cannot be in the heat they continue to hire the bare minimum contractors who know there is a problem but refuse to do anything about it. Everything has to be run by the owner for repair and If it breaks on the weekend unless it's required by law they will not repair it and will use the entirety of the 5 business days. We have been without air conditioning for 4 business days 5 including a weekend and was told it would not be repaired through the weekend. Then the hot water heater went out. We have had the problem of rats and roaches and both infestations we had to handle ourselves. Yet they perform "monthly" inspections that are to change out the tacked on $10 air filter. Also using a fireplace to sell us on a unit when moving in in 2023, they now have said we have to be the ones to take it down despite it being here upon out arrival. The hoses male/female connector is split in half and they refuse to make that repair even though it is an under $10 repair. When I submitted that I had an emotional support animal they demanded I break HIPPA for my doctor to state what my medical condition is to even need an ESA. They also admitted to losing our entire original inspection. We had to sign the lease before we even saw the duplex. This has been the worst housing experience I have ever lived in and we will not be renewing our lease and I hope people take our story as a cautionary tale of their lack of empathy towards their residents read more

Run.....don't walk away from this company. I rented an apartment in Florida to escape the Minnesota cold winters. Unfortunately, my daughter had a bad accident so I needed to come home to take care of her. This company had no empathy at all and charged me over $5,000 for the 3 nights I was there...over $1,500 a night! I had to pay for 3 months of water when I wasn't there! My phone calls were not returned. A good reputable company makes exceptions when needed. This company is definitely not good or reputable. I wish I would have read reviews before I rented from them. Theyare bad and I would not have been so stupid. read more

Please, save yourself, do NOT sign a lease with them!! They are crooks. If you have signed a lease with them, do yourself a favor and be sure to schedule a walk through with them when you leave. I should have noticed that big red flag!!!! read more

These guys are absolute crooks. Took my whole security deposit after their window replacement company damaged my blinds. Of course, the HVAC never worked in the 2 years I lived there and nothing was done after multiple attempts. Finally, 2 months before moving, an HVAC repair technician said the unit was over 20 years old and needed replaced. The complex was upset because the building HVAC had never been cleaned. The result was black mold/Insulation stuff blown everywhere. My first two years at the apt were ($1100 and $1200). If I were to stay they wanted $1700, after never fixing things when I stayed there. I moved and they sent me a letter saying they're keeping my entire ($1100+ deposit) and charging me $12 on top of that, and threatening collections if I don't pay it. read more

Make sure you read the lease! This company will get you!! Very deceptive! Paid what they asked because of a problem in the unit. I would sleep in a cardboard box before doing business with this company again. Renters and landlords run away as fast as you can!

If you're ever interested in buying or renting a new home and see Ryntal property management I advise you to look elsewhere. My wife and I have had the worst experiences with this company and they always seem to raise the rent and get absolutely nothing done. the employees are scatter brained and never know what to do or who to call and seem to know nothing about their jobs. The company Ryntal property will raise you rent for no reason and no matter how many times you call them or text they will never get anything done. Ryntal will only look for holes in your lease, the employees will also lie so they can mess you up financially and try and get every dollar they can from you. please be advised I'm only trying to help to next family that wants to move in. read more

This company has deceptive practices! Our house was for sale early this year when we decided to look into renting it instead. We called Ryntal and they came out to look at our house and told us they could get $4,800/mo. for it. We thought that's fantastic so we signed with them. They didn't even have to come out and take pictures bc we gave them the pictures from the for sale listing. They had it listed for a month and had only brought out maybe 3 people to see it and we had to keep lowering the price till we were at $3,500/mo and still they had not rented it. We decided to rent it to our next door neighbor who had wanted to rent it before we signed with Ryntal. We got our own renter and told Rental we were done with them. They then sent us a bill for $500. We had to pay them $500 for nothing. They did the old bait and switch on us. They told us they could get an outrageous amount when I believe they knew they wouldn't get anywhere near that. They just said it to get us to sign with them. They are not trustworthy at all. Avoid them at all costs! read more

Company is ok Staff is really nice -the rental I lived at was hell and they drastically need to do something about the parking situation my spot was always taken by anyone who pleased -apartment was very dirty once I first moved in but of course I was charged 190$ for cleaning for only living there less than 1 month as well as 99$ rekey fee -Was also charged for a parking pass that I never even got which was taken out of my deposit wrongfully -overall the experience was very unfortunate, hopefully I can change this review to 5 stars if I am rightfully reimbursed :) read more

I have been renting via Ryntal Property Management for 19 months. My very first contact with them was excellent and I signed the lease contact for my condo right away. The representative was direct, polite, efficient and honest. As a renter/client, I have their entire staff to be stop notch. Their client portal is easy to use. Any work orders I have put in were responded to within hours!!! The repair vendors have been great and I got honest feedback. The routine maintenance program, for example, changing AC filters is done on a timely basis. Since I've been in the unit, the AC unit had to be changed out and there was absolutely no hassle. I highly recommend Ryntal. read more

My girlfriend and i lived in sarasota florida for 6 years. 2 of which was renting with ryntal. the moment they bought out our condo units the prices skyrocketed by 30% . We immediately knew they were going to keep hiking the rates up so we decided to move back to indiana and get out of florida all together. on the final days of our move out, hurricane ian knocked our power and water out so we couldnt really give our home a deep clean like we wanted. the condo was almost immaculate ( i took pictures for proof). I also left a note pleading not to gouge our depost of $2600. 30 days later we get a note in the mail saying not only did they take out depost but we OWE an ADDITONAL $2000. if not paid it goes to collections.. what a shameful company. they should be sued. read more

After 2yrs of renting a condo managed by Ryntals. I am changing my star rating from 5 to 1. The initial process of finding and renting the unit was good, however everything afterwards was terrible. At move in, there were several issues that were noted and work orders were put in for the repairs to be made. None of them were ever completed! Second work orders were requested as well as email's sent with no response. Several times the a/c was broken, despite the repair man advising the unit be partially replaced to correct the issue, they did not do so. At move out I was not provided a time to be present and then most of my security deposit wasn't refunded! Part of which was to cover repairs that existed and were noted at move in. Also, my login was deactivated so I could not access the work order communications after I received my security deposit withholding notice. Super shady! read more

Ryntal Property Management - attached is my move-in inspection report. Most items not addressed. I was charged for some of them upon move-out. - Property Management Near Me - Sarasota, Florida

I had a very similar experience to Tracy who posted below. The day I moved in the apartment had definitely not been professionally cleaned, and I found 4 dead cockroaches. I also found 2 spare keys hidden outside that still worked for the doors confirming that they charge a re-key fee after moving out but do not actually change the locks. They kept $400 from my deposit even though I paid to have the carpet professionally cleaned by their approved vender and also left the place cleaner than what I moved into. I immediately sent in a dispute to the company and they sent my a 30 digit drop box link to "prove" the apartment was dirty but the link did not work. I have called to tell the company this and continue to dispute but they have not returned my phone calls. It appears they use this scam often. I am a traveling Physical Therapist and have moved 12 times in the past 4 years. Never have I worked with a worse company. That $400 may not mean a lot to them but for me it is a flight home to see my family. It's very unethical and upsetting that a professional business would take money from renters. read more

Ryntal is an excellent property manager, and as others have stated here, complaints noted are from tenants who are directing their energy towards owners, and off course, the property manager is in between and gets the blame.
